We do not allow parties of any kind at this house. We are very strict with noise, There will be no return of the security deposit if the noise ordinance is violated. The contract is the one warning for noise, the second offence will result in being evicted from the house.
There is no smoking at or on this property at all.

*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.

*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.

**Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Downstairs has a family room complete with a big screen TV and blu-ray DVD player, gorgeous pool table, dry sauna, large indoor spa, and a built-in bar like no other! There are wall-mounted TVs in the master bedroom and two other bedrooms as well as TVs in the upstairs living room and kitchen/dining area. The master bedroom and upstairs living room are also equipped with blu-ray DVD players. Nicely furnished with comfortable mattresses in all five bedrooms. 3 fireplaces (gas, electric, and wood). There are 2 decks to enjoy, a BBQ on the ground level. You are minutes from the casino area and the downhill slopes of Heavenly Ski Resort. Hiking trails in neighborhood area..miles of trails to forest and Cave Rock. Visit America's largest alpine lake and explore the sapphire-blue waters of Lake Tahoe.

Thank you for booking your vacation with INC. (WCPM) Please help us to keep our home a vacation rental by abiding by the neighborhood rules.
Please read and sign our rental agreement, cancellation policy, house, and city rules for vacation rentals.
Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older

Cancellation Policy:
1) Coronavirus (COVID-19) or any other sickness or illness: WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking. WCMP is not a traveler insurance provider and will NOT accept any cancelation due to any Coronavirus (COVID-19) or any other sickness or illness outside of our normal 45-day cancelation policy. WCPM does not sell travelers insurance and does not have a recommendation of what traveler’s insurance company any traveler should use.

2) At the time of booking you agreed to this cancellation policy. Written confirmation of cancellation MUST be received prior to 45 days of check in date.

3) You may cancel up to 46 days before arrival with a forfeiture of the booking fee. Cancellation of 45 days or less to check in date, forfeits all rent, taxes, cleaning fee and reservation costs.

4) Up to 21 days from check in, renters do have the option of taking a 100% credit towards a future stay, for the same property, to be used within one year of the original stay dates, or a 50% refund. New trip must be scheduled within one year of original arrival date. Changing stay dates is subject to different pricing for that season. If you change to a higher price season you will be responsible for new pricing charge. Changing dates to lower price season: there is no refund of lower cost. If you change your stay dates up to 21 days to the date of check in this means you are paid in full and there will be no change to the cancellation policy. This cancellation policy will indefinitely apply to the original stay dates. If you would like to move your stay dates, we will only move the stay dates one time.

5) The 50% refund is 50% of the entire amount paid including all fees and taxes.

6) Within 20 days from check in there is no option to reschedule the trip or receive any refunds.

7) (WCPM) reserves the right to refuse service to anyone if WCPM deems a renter un-fit to rent any property during the booking process and or during the stay.

Weather and “events” cancelations:
1) There will be no refunds due to events out of our control. These types of “events” are, but not limited to, ski resort closures, event cancellations, casino closures, fear of travel, and OR pandemic and or epidemic, stormy weather, or power outages, forest fires, smoke/Air quality or other acts of mother nature out of our control. During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more on the date of your arrival. Your reservation is valid for the remainder of the time. Road Conditions: or from California Again, WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking.

2) We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury. Occupants agree to hold property owners and , Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, trees, flood, negligence, fire, theft, utility power outages or any reason. Please call when reporting an accident at the property so that we may be of assistance if possible.

3) There are no refunds if you find your lodging to be unsatisfactory.

4) Yes, it snows in Tahoe in the winter, we are next to Heavenly Ski resort after all. Please be prepared for longer travel times during storms as traffic can get backed up. It is your responsibility to know the road conditions and to have the proper chains and or snow tires required by officials to travel through snowy mountain roads. The city or county does the snow plowing through neighborhood roads and that operation is out of our control.

Payments:
1) The name on the reservation and the name on the credit card used must be the same. If you choose to use another credit card for the balance: You and any guest in your party whose credit card was used as payment, acknowledge by signing this contract that you and any guest in your party waive all rights to dispute any credit charge for rents, fees and taxes and or charges as listed with in this contract no matter who’s credit card was used as payment, made by our company , WCPM, World CPM or otherwise listed on your credit card statement.

2) A reservation can be made with a 25% down payment paid by credit card when the reservation is made. If your credit card is declined at the time of booking the reservation will be canceled for nonpayment. Full payment is charged 45 days prior to scheduled arrival date. If a check or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 45 days prior to arrival, full payment is due when the reservation is made. If no other payment is received 45 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 45 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 45 days prior to your arrival.

Violations and Enforcement Per County Ordinance Chapter 20.622 Lake Tahoe Vacation Home Rentals
1) NOISE ORDINANCE 9:00pm TO 8:00am DAILY in every neighborhood no matter the situation. There could be a $2500 civil penalty per Douglas County Code 20.622.050 (C.2) Violations and Enforcement if any violation is found during or after your stay and is enforced by the County.

2) There will be no outside congregation after 9pm.

3) $1000 minimum charge if management, security, fire department, police, or any emergency officials are called to property for any type of disturbance and or violation. You and your party will be evicted and forfeiture of all rents and deposits if found to be in violation of gross misconduct, damage, disturbing the peace, higher than permitted occupancy than agreed, unauthorized use for weddings, receptions, parties, or loud group functions. There will only be one warning for violation of noise ordinance, after the first warning if the violation continues it will result in eviction with no refunds.

4) Weddings are NOT allowed of any kind or size, on the property or at the house. This includes any beach front property. You will be shut down immediately.

5) Max occupancy of this home is: {{listing_max_occupancy}} The county/city only permits a certain amount of people allowed at each vacation home and we must follow this to keep our permit.

6) Per fire safety and County/City rules, street parking is not allowed. Please see any notes in the home on where to park. Failure to comply will result in possible eviction and or your vehicle being towed at owners’ expense. If you have questions, please call us. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the person of the vehicle.

7) Management reserves the right to inspect the property for over occupancy, noise or other violations of County and State Laws.

8) You must be 25 years or older to rent a house in Douglas County. Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.

Additional charges/fines that may result if:
1) Any lost or misplaced keys will be charged $150+ per key for a locksmith.

2) Any lost or misplaced garage door openers, beach passes or pool passes (if applicable) will be charged a min of $200 for replacement. If you accidentally left one in your car, please notify us and mail back.

3) There will be extra cleaning/replacement cost fees if we find: Damage to house, missing items such as towels, extraordinary cleaning, trash throughout the house, trash outside the house, cigarette butts, etc. Please pick up after yourself.

4) If the house you are renting has a propane BBQ: do not for any reason put charcoal in the BBQ! Yes, we have had this happen and it ruins the propane BBQ!

5) PETS: The only houses that are pet friendly are ZC1298 and SL294. If you have rented a house that is NOT pet friendly: We love fur babies, but they are not permitted in our vacation rentals unless allowed and approved by . No pets of any kind, for any amount of time, are allowed in house or on property, unless you are in a unit that is specified to allow pets and approved. Anytime also means that you cannot have a pet in the house for the day or a few hours, example: if a friend visits and they have their pet with them. If there is any evidence of pets it will result in extra cleaning charges, min of $450. This is inside or outside of unit. Service animals must be approved by . If you have rented a home that is pet friendly, please pick up after them.

6) NO SMOKING of any kind in any house or on property. Evidence of smoking will result in a min $500 charge for cleaning. You will be charged for steam cleaning and all damages. Any picking up of cigarette butts in the yard, driveway, and patio could result in extra cleaning fees. Unfortunately we have had to implement this no smoking rules, too many people have violated this and have left cigarette butts in yards, driveways and decks. Please clean up after yourself. Thank you.

7) Please do not move furniture around. Example: if you move beds around this will result in extra fees to put the beds back where they need to be. Also moving furniture around could result in scratching the floors.

8) All boots, ski equipment, etc., are ONLY allowed in the garage, mud rooms and or designated area. Ski & snowboarding equipment, and melting snow, will damage hardwood flooring, carpet and walls and are NOT allowed inside the house.

9) Fireworks of any kind including sparklers, fire pits- metal or other, campfires, charcoal BBQ’s or any kind of outdoor fire is illegal in all of Lake Tahoe. If you are found to have violated this, you may face the fines from the County and fire department. If we find evidence of fireworks being used from your party; we will share this information with the fire department. We take fire safety very seriously in all of Lake Tahoe, we are in a high fire danger area.

This may seem strict, but we must follow the rules set in place by the county/city to keep renting our home. Thank you for following the rules.

Maintenance, operation, housekeeping etc.:
1) We want you to enjoy your stay and be comfortable at the house you have rented. If there is a problem with housekeeping, maintenance, operation of any appliance or hot tub etc.; AND it is not reported to us there will be no refunds at all. Once a problem is reported to us, we will do our best to remedy or fix the problem, this is not reason for any refunds. If we are not given the chance to remedy or fix any problem, there will be no refund. Anything that is reported unsatisfactory after your stay will not be reason for refund.

2) There are no refunds if you find your lodging to be unsatisfactory.

3) We do our best to maintain operation of indoor & outdoor items (Jacuzzi, barbecues, patio furniture, table games, etc.). Should maintenance to these items cause temporary loss of use, that will not be a cause for refund or compensation. All tenants will be promptly notified prior to arrival if such conditions become apparent. If such items become inoperable during your stay and only if we are notified, we will do our best to get items back up and running during your stay.

-If a maintenance emergency occurs on the property, please call to report the problem, please do not e-mail us with emergencies as e-mails are not checked 24/7. We like to fix any problems as soon as we can and will make every effort to correct the problem as soon as possible.

Amenities provided & Not provided:
We will provide a start-up supply of paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap and kitchen soap. All bath and kitchen towels, linens, blankets or comforters, and pillows are provided. We also supply basic pots and pans, flatware, dishes, bowls, cups & basic cooking utensils. As every house is privately owned, items in the kitchen and bedding may vary from house to house.

We do NOT provide hygiene items such as face/body soap, shampoo, conditioner, lotions, laundry soap, softener, dryer sheets, etc. We do NOT supply items such as plastic wrap, foil, plastic bags, food items, spices, oils, coffee etc.

Hot Tub Rules (If Applicable):
1) Use of outdoor hot tubs is prohibited between the hours of 9pm and 8am per county noise ordinances.

2) Extraordinary cleaning or misuse of the hot tub will be a minimum of $200 extra fee. If you drink in the hot tub, please be careful not to spill any beverage in the water. Example: if you have overloaded the hot tub with people and the water has been displaced very far below the line of the jets causing mechanical problems with the tub. Please be sure to replace the cover and lock when not in use. You must be 18 years of age or older to use hot tub. The hot tub is serviced before and after every rental to ensure the water is clean and safe for use. If there is any issue with the hot tub upon ARRIVAL, please notify us immediately. USE HOT TUB AT YOUR OWN RISK, we are not to be held liable for any skin irritation that may be caused using the hot tub.

Other rules and or Information:
1) If you have rented a house with bunk beds; you are using the bunk beds at your own risk and waive the owner and management company harmless during your stay.

2) Please do not sled or play in any neighbor’s yard.

3) If you have rented a house in a neighborhood with a private beach please do not walk through any neighbor’s yard to access the beach. And please pick up after yourself so that we may continue to use the private beach.

Check in and Check out:
1) Check in time is 4pm; Checkout is by 10:00am. Early check in or late checkout that has not been approved will result in extra rental fees. We will not give a late check out if requested any later than 3pm the day prior to check out and will only be allowed if available.

2) Checkout procedures are also posted in each home: Place dishes in dishwasher and start a cycle. Pick up kitchen, do not leave food on counter or on stove in pots or pans. Trash is to be placed in specified area, example: garage, mud room or bear box and bagged up -no loose trash-. All trash, including bathrooms, kitchen & any outside area must be gathered, put into trash bags then placed in specified area. Please do not leave trash outside of house as you are in the mountains and wild animals will get into trash resulting in extra cleaning fees. Please lock doors, place key in lock box (if applicable) and, for security, tumble the lock code so the combination is not showing, close all windows and set heater at 55 degrees, or to posted temperature, prior to departure. And we hope you enjoyed your stay!

As a condition to the rental of all Vacation Properties, WCPM reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses, damages or violations of county code sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, violations of county code, plus all applicable taxes, WCPM is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked.

Additional Winter Contract

*If you will be renting a home during the winter (November to April) this page will also be signed in addition to the regular rental contract. *

Be advised that when any kind of winter conditions exist, and or during winter, driveways, parking areas and walkways can become extremely slippery – please use caution. Property users will keep driveway clear of any and all objects that could cause damage to snow removal equipment.

~Driveways will be cleared when snowfall accumulation reaches 6 (six) inches and greater. Due to the unpredictability of snowstorms and conditions we guarantee that our crew will be to your property within 24 hours of a 6+ inch accumulation.

~ We will not guarantee a specific time that your driveway will be cleared due to the uncertainty of snowstorms. Routes are 8-12 hours long and start as weather conditions require.

~ I understand that as soon as 6 (six) inches of snow accumulates the snow removal crew is in route and will be to my property within 24 hours. I understand that during a big snowstorm, snow may accumulate as quickly as a foot or more per hour. I understand that after my property has been cleared and accumulations again reach 6+” the snow removal crew will be back to my property within 24 hours of their last visit.

· There is no street parking at all during the winter due to the snowplows needing full access to the entire road.

· We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury.

"Would Not Recommend
While there were some positives to the home, overall our family was disappointed in what we experienced during our stay.

The pros were that the main living room was spacious, the views were beautiful, and the beds were comfortable.

The cons were the mold, mildew, smoke, and sewer smell that overtook the entire home. The house was not very clean upon arrival, thick dust covering several surfaces. The kitchen was lacking basic necessities that required us to make multiple trips to the store to cook and clean up. The heating and AC was lacking which during the day had us over heating and at night we were cold. The main issue came half way during our stay there was a sewage backup downstairs which came up through the shower while a guest was using it. We then noticed all the showers started backing up and not draining. After reporting the issue management sent a plumbing team out and they told us the downstairs was unusable and to not run any water downstairs. This meant not having access to the bathroom or hot tub.

Overall the home is outdated and has several issues that should be attended to before this home is livable. Managements reply to our concerns was to offer us a free nights stay for a future booking but we do not see ourselves doing that. It's unprofessional to not reimburse part of our payment due to these issues.

It's important to note half our family became very ill on this trip during and post. We are concerned there are greater issues going on beyond what we could see.

While we made the most of it, overall we would not recommend a stay at this property. "

"50th Anniversary Family Celebration
We had a wonderful time at this property. There was plenty of room to accommodate our extended family. The living room was a bit warm in the afternoons, but with the windows open, there was generally a nice breeze. The mattresses need to be updated and the jacuzzi did not work. Lots of comfortable seating in the living area and plenty of room to all eat together. Parking was great too and the location was very convenient."

"A Mixed Bag
This is a great location if you’re looking to be out of the hustle bustle yet still close to Stateline. The house is amazing as far as accommodating large families, and has so much to offer on the lower level. Full kitchen, TV/family room, full bar area/ poker table, pool table, indoor spa, sauna and shower. However, the entire downstairs has a very musty/moldy odor, that hits you like a ton of bricks when you enter through the garage (the easiest access to the home). Upstairs has a large living room with floor to ceiling windows (with shades that do not block the sun or heat), connected to a dining room with a greenhouse type glass ceiling and walls. It was in the 80’s the week we were there and the heat made the 2 rooms unbearable/ unusable even with the 3 fans they provide going full blast.
Everyone’s main complaint was the poor condition of the furniture (chairs with loose back and broken arms, torn upholstery) and the beds. I did mention to the property manager after the stay that the sheets were ill-fitting, yellowed and stained, and that the beds were very broken down. He said he would look into it. Most beds had some type of topper on them to disguise the saggy mattresses but they too were old and bunched up. Reviews from several years ago made the same complaints but the more recent reviews were pretty good so I booked this home, thinking that they had addressed to bed issues.
This is a nice house but it definitely needs some TLC. "

"Straight out of the '70's
This house will take you straight back to the '70's! There are some modern updates but for the most part the house is a shrine to the older days. There are some really neat attributes to the house. Our large family enjoyed the retreat and found it to be plenty roomy for us all. We hung out in the great room and on the patios. The house smelled musty and mildewy. Those odors were almost masked by all the glade plugins but really the smells just overpowered each other in the different rooms. The check in process is intrusive and I still had to call and get the information to get into the house. The check in text was not helpful, including things like, you must have parking passes put in the vehicle at all times and those "can be found in the rental." I never did find the parking passes in the 5200 sq foot home but apparently they weren't as important as the text made them sound. The grounds of the property were unkept and there were household items strewn around the yard (mop, dust pan etc). The hand railing was not secure in some parts of the outside area. The check out text let us know that even though we paid for cleaning, they appreciate us cleaning the house. LOL. I paid $$$$ in fees which was the same price as the rental fee. Ridiculous. We did the usual tidying up but I sure thought it was unprofessional to ask someone to clean a house and also pay to have it cleaned. Overall, our experience in Tahoe was wonderful, not sure I'd pay to stay here again though."

"A++ Spacious and Functional!
The Cedar Ridge Lakehouse was perfect for my group of girlfriends for our annual bunko getaway. Honestly, the pictures do not do this place justice, it's an exceptional property. The outside deck patios were large enough to accommodate all of us and that is hard to find for outdoor seating areas. This place would easily accommodate a multi-generational family vacation. We never felt crowded, and everyone slept well with plenty of bathroom and shower options. The hot tub is way bigger than we expected, and though it was not fully functioning, the property manager made sure to get maintenance out quickly and we ended up with heat but no bubbles. We were okay with that and still enjoyed the indoor hot tub with the window and sliding glass doors open. The property management accommodated our early check in and were super responsive to any questions. I would definitely recommend and will book again. "

What a wonderful place to make memories.
We had a total of eleven people, two families and 7 children. The house has many bedrooms and bathrooms to accommodate everyone. The beds also had sensor hearing pads on them which was very nice. I’ve never been so warm in the snow. The house maintained a very comfortable temperature through your stay despite non of the fireplaces functioning.
We stayed in February and the huge windows were absolutely stunning to watch the snowfall. Also the house is 2 steps from a small national forest that provided the best place to sled and play in the snow. It was so convenient to walk outside and play, especially with kids. That would be my main highlight! So much fun.
The hot tub was fully functional and got nice and hot. The sauna as well. The lights on the hot tub were not functioning one hundred percent of the time. They were very outdated.
The house itself was big, offered plenty of entertainment. We never had to leave. The children all had something to do at all times.You might want to bring your own spray to clean the counters throughout the stay, we did as children get messy sometimes. There were sleds in the garage which was nice although we brought our own.
I already messaged the owner but the upstairs dishwasher or double ovens didn’t work throughout the entire stay which was very inconvenient moving things out of the oven upstairs for cooking and having to wash many dishes instead of utilizing the dishwasher. You can tell this house is highly used and lakes some integrity but other than that I wouldn’t mind staying again.

"Feces in the Room!!!
Bottom line...this was the worst family trip ever! There was animal feces in the room when the property listing did not allow pets. I contacted the property manager immediately and sent pictures of the room and where the feces was found. The property manager was not remorseful at all and only made excuses! The property manager advised that every room is verified after cleaning. If this is the case, why did we find feces in the middle of the closet?! It is not every day you find animal feces in the closet of a vacation rental but you begin to wonder if anything was cleaned at all.

Apparently the property manager can determine the breed of dog by looking at pictures of animal feces. I informed the property manager that my daughter has pet allergy and the individual had the nerve to say based on the size of the feces it looks like the dog is hypoallergenic. We are lucky that my daughter did not have any allergic reaction as we allowed to only stay in certain parts of the house. If she had an allergic reaction, this situation would not have been pleasant as I would have taken legal actions.

We only received one night’s refund but it is nowhere near what we should have been refunded when they charge $450 for cleaning which they clearly did not do.

We had nowhere to go and therefore had to stay the two nights. If we did, we would have left immediately and demanded a full refund.

"A Lot of potential, but some real concerns
I was excited when I found this house as the layout, size and proximity to the beach was perfect. We went up with the seniors in our youth group and they had a blast.

A couple of issues with the house were pretty hard to ignore. For one, there were moth's EVERYWHERE. It was pretty rough and were having to kill them constantly.

The second thing is that the house did not have any A/C. Normally, this is not a big deal since we are so close to the lake, but in the middle of summer with that many people, A/C was a must.

Overall, the house was good, but those two things make it hard to consider the rental again. "

This house is perfect for a large group, plenty of room and the kitchen is well stocked for cooking meals. We loved the outside decks and the inside hot tub and sauna. We were able to check in early and get a late checkout! The house was very clean and the beds were comfortable. We had one minor issue, we called Stuart from world class property management, he was very quick to respond and took care of our issue immediately. He was polite and professional. Stayed here for a golf getaway. There was 6 of us and the house was more than big enough for us.

The house comes equipped with everything you need. There is enough silverware, plates, glasses, cooking utensils, etc to start a restaurant!

The house was clean, with plenty of towels to go around. I noticed others commenting on the 10AM check-out. We were able to get a noon check out since no one was checking in the same day.

We had no issue getting UBER rides to the casinos that are only about 10 minutes away.

My only constructive comment is that there was a huge amount of pollen on the decks and outside furniture. (Obviously not the managers fault) I would suggest that in the early summer months, the cleaning crew wash down the patio area before guests check in.

Bottom Line: I was very happy with the rental and would stay here again.

The house is beautiful. Area is perfect, private yet close to the casinos and other activity areas. I do recommend the owners to buy a new grill. We had all our BBQ stuff and the grill just did not do it. Minor details were, missing TV remote in upstairs living room. One of the TV's losing signal. Downstairs TV only DVD worked, no cable. Sauna not working at all and hot tub taking too long to heat up. Hopefully these issues will get addressed and then I have no problem giving the house a 5 star rating. I did not call property management to address these issues since TV watching wasn't a big deal. Besides I did not want my weekend to be disturbed.

Overall booking and securing the rental was good. The house itself needs some work. There is only AC in the master, half the fans and light didn't work. There were leafs and 2 huge pieces of particle board on the deck. The couches are stained and screens were missing on doors. Oh and the best was finding a used condom under one of the beds. It is north of downtown close to a Safeway and has a half view of the lake. I called and complained to the office and the guys acted like I didn't know how to used the fans or lights that wouldn't turn on. He should have trusted me that we did everything to make them work, even though he said they worked for him and not me feel stupid. Overall, the place is big and has a good location. I wouldn't go back though. "

"Weekend Tahoe Get-away
Our experience with our rental was very good. The house was extremely clean and organized with everything the was advertised appeared in the house. Spa and sauna in good condition. Beds were comfortable if you don't mind the thick waterproof diaper underneath the sheets protecting the mattress. The master bedroom fitted sheet came off all 4 corners of the mattress within 30 minutes which was annoying. The outdoor patios with a view of the lake was awesome. Kitchen had everything we could need with plenty of plates and cups for everyone. Overall the house was actually in better condition than I assumed from the pictures. Very impressive house fit for any groups.

The only thing was they asked us to do a lot of our own cleaning before we left and then still had to pay $350 for cleaning after a 2 night stay. Seems a little excessive. Not exactly sure where that $350 went.

Other than that I had a very easy experience with the rental company. It almost seemed too easy. I was barely in contact with them at all. 1 email for sending them paperwork and thats it. When spending this much money I would have felt more comfortable if the rental company contacted me more and had a little more open means of communication. It was odd that I never had to talk to anyone.
But in the end, I never had an problems.

"Vintage Lake Tahoe
The property was spacious. The kids enjoyed having access to the pier and small private beach area (it is walking distance, but you have to cross a very busy highway).

If you are looking for a retro Tahoe experience - this house is for you - it must have been something in the day - the only room that appears to have been updated is the kitchen - and that appears to have been done on a small budget. Be aware that the home does not have air conditioning, although the evenings cooled off nicely, it was HOT in there! The master bedroom did have a wall a/c - so it was cooler than the other rooms upstairs. The basement and the decks were cool and were great places to hang out. The hot-tub and the black jack table are in very poor condition, so don't get too excited about either of those amenities. The grill was filthy - almost to the point we were going to skip using it but we opted to clean it up to avoid turning on the stove inside!

Still waiting for my deposit back, so can't speak to that yet - but am optimistic that there will not be any issues related to that.

We did have a problem with the sprinkler system not turning off -the property management company was very responsive. They were also responsive in getting us the code to access the private pier/beach area."

The house was generally okay, but the pool table had one cue, one of the pockets was busted, and the barbecue was filthy - pretty much unable to be cleaned; it had been seemingly neglected that long. everything else was fine, though the place was more dated than the pictures made it seem.

The most disappointing aspect was the management company. Ultimately, all they did was facilitate the rental. They were generally dispassionate about service, and on occasion down right unpleasant. If you're not going to be friendly and interested in your guests (ultimately, we felt like just another dollar amount, kind of like air travel) then maybe you should be in another business. We were on a corporate retreat and interacted with many people in the area. I have let everyone know to avoid this management company moving forward. Sad, but true. "

We definitely enjoyed our stay; will consider this place again for our next group/family trip. Spacious rooms and more than ample room for large groups. The jacuzzi was no hot enough which was a disappointment after a long day at the slopes; however the sauna made up for what the warm tub lacked. The BBQ was downstairs by the garage; it would have been more convenient if it was on the deck beside the kitchen. Ample parking, wifi, LEDTVs were great amenities. There was even a baby cot that can be used by families with toddlers."
