*Parking: 3 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Cozy Tahoe style home in gated Elk Point Country Club. Across the street from beautiful Lake Tahoe. With NEW decks on the first and second levels overlooking the lake. The top level decks are accessed through the top bedrooms, making for a very relaxing Tahoe feel for your vacation.
This home features 4 bedrooms, 3.5 bathrooms, a recreation room with ping pong table and 32 TV, DVD and VHS. Entry level has the living room, kitchen, dining room, a 1/2 bathroom and the master bedroom with a King bed and a full bathroom. Upstairs had bedroom 2 with a queen and full bath, bedroom 3 with a queen, bedroom 4 with two fulls and a full bathroom. Relax in the back yard, 6-8 person hot tub and a BBQ, perfect all year round for your enjoyment. A 2-3 min walk to private beach, where you can see the fireworks for 4th of July and New Years.

You will feel very cozy and right at home in this amazing vacation rental. This gated community is very close to town and Heavenly Ski resort.

This home is in Zephyr Cove Nevada just 5 minutes to casinos, 7 minutes to Heavenly Valley Ski Resort, and 30 seconds to the Lake.

Thank you for booking your vacation with INC. (WCPM) Please help us to keep our home a vacation rental by abiding by the neighborhood rules.
Please read and sign our rental agreement, cancellation policy, house, and city rules for vacation rentals.

Cancellation Policy:
1) Coronavirus (COVID-19) or any other sickness or illness: WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking. WCMP is not a traveler insurance provider and will NOT accept any cancelation due to any Coronavirus (COVID-19) or any other sickness or illness outside of our normal 45-day cancelation policy. WCPM does not sell travelers insurance and does not have a recommendation of what traveler’s insurance company any traveler should use.

2) At the time of booking you agreed to this cancellation policy. Written confirmation of cancellation MUST be received prior to 45 days of check in date.

3) You may cancel up to 46 days before arrival with a forfeiture of the booking fee. Cancellation of 45 days or less to check in date, forfeits all rent, taxes, cleaning fee and reservation costs.

4) Up to 21 days from check in, renters do have the option of taking a 100% credit towards a future stay, for the same property, to be used within one year of the original stay dates, or a 50% refund. New trip must be scheduled within one year of original arrival date. Changing stay dates is subject to different pricing for that season. If you change to a higher price season you will be responsible for new pricing charge. Changing dates to lower price season: there is no refund of lower cost. If you change your stay dates up to 21 days to the date of check in this means you are paid in full and there will be no change to the cancellation policy. This cancellation policy will indefinitely apply to the original stay dates. If you would like to move your stay dates, we will only move the stay dates one time.

5) The 50% refund is 50% of the entire amount paid including all fees and taxes.

6) Within 20 days from check in there is no option to reschedule the trip or receive any refunds.

7) (WCPM) reserves the right to refuse service to anyone if WCPM deems a renter un-fit to rent any property during the booking process and or during the stay.

Weather and “events” cancelations:
1) There will be no refunds due to events out of our control. These types of “events” are, but not limited to, ski resort closures, event cancellations, casino closures, fear of travel, and OR pandemic and or epidemic, stormy weather, or power outages, forest fires, smoke/Air quality or other acts of mother nature out of our control. During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more on the date of your arrival. Your reservation is valid for the remainder of the time. Road Conditions: or from California Again, WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking.

2) We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury. Occupants agree to hold property owners and , Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, trees, flood, negligence, fire, theft, utility power outages or any reason. Please call when reporting an accident at the property so that we may be of assistance if possible.

3) There are no refunds if you find your lodging to be unsatisfactory.

4) Yes, it snows in Tahoe in the winter, we are next to Heavenly Ski resort after all. Please be prepared for longer travel times during storms as traffic can get backed up. It is your responsibility to know the road conditions and to have the proper chains and or snow tires required by officials to travel through snowy mountain roads. The city or county does the snow plowing through neighborhood roads and that operation is out of our control.

Payments:
1) The name on the reservation and the name on the credit card used must be the same. If you choose to use another credit card for the balance: You and any guest in your party whose credit card was used as payment, acknowledge by signing this contract that you and any guest in your party waive all rights to dispute any credit charge for rents, fees and taxes and or charges as listed with in this contract no matter who’s credit card was used as payment, made by our company , WCPM, World CPM or otherwise listed on your credit card statement.

2) A reservation can be made with a 25% down payment paid by credit card when the reservation is made. If your credit card is declined at the time of booking the reservation will be canceled for nonpayment. Full payment is charged 45 days prior to scheduled arrival date. If a check or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 45 days prior to arrival, full payment is due when the reservation is made. If no other payment is received 45 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 45 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 45 days prior to your arrival.

Violations and Enforcement Per County Ordinance Chapter 20.622 Lake Tahoe Vacation Home Rentals
1) NOISE ORDINANCE 9:00pm TO 8:00am DAILY in every neighborhood no matter the situation. There could be a $2500 civil penalty per Douglas County Code 20.622.050 (C.2) Violations and Enforcement if any violation is found during or after your stay and is enforced by the County.

2) There will be no outside congregation after 9pm.

3) $1000 minimum charge if management, security, fire department, police, or any emergency officials are called to property for any type of disturbance and or violation. You and your party will be evicted and forfeiture of all rents and deposits if found to be in violation of gross misconduct, damage, disturbing the peace, higher than permitted occupancy than agreed, unauthorized use for weddings, receptions, parties, or loud group functions. There will only be one warning for violation of noise ordinance, after the first warning if the violation continues it will result in eviction with no refunds.

4) Weddings are NOT allowed of any kind or size, on the property or at the house. This includes any beach front property. You will be shut down immediately.

5) Max occupancy of this home is: {{listing_max_occupancy}} The county/city only permits a certain amount of people allowed at each vacation home and we must follow this to keep our permit.

6) Per fire safety and County/City rules, street parking is not allowed. Please see any notes in the home on where to park. Failure to comply will result in possible eviction and or your vehicle being towed at owners’ expense. If you have questions, please call us. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the person of the vehicle.

7) Management reserves the right to inspect the property for over occupancy, noise or other violations of County and State Laws.

8) You must be 25 years or older to rent a house in Douglas County. Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.

Additional charges/fines that may result if:
1) Any lost or misplaced keys will be charged $150+ per key for a locksmith.

2) Any lost or misplaced garage door openers, beach passes or pool passes (if applicable) will be charged a min of $200 for replacement. If you accidentally left one in your car, please notify us and mail back.

3) There will be extra cleaning/replacement cost fees if we find: Damage to house, missing items such as towels, extraordinary cleaning, trash throughout the house, trash outside the house, cigarette butts, etc. Please pick up after yourself.

4) If the house you are renting has a propane BBQ: do not for any reason put charcoal in the BBQ! Yes, we have had this happen and it ruins the propane BBQ!

5) PETS: The only houses that are pet friendly are ZC1298 and SL294. If you have rented a house that is NOT pet friendly: We love fur babies, but they are not permitted in our vacation rentals unless allowed and approved by . No pets of any kind, for any amount of time, are allowed in house or on property, unless you are in a unit that is specified to allow pets and approved. Anytime also means that you cannot have a pet in the house for the day or a few hours, example: if a friend visits and they have their pet with them. If there is any evidence of pets it will result in extra cleaning charges, min of $450. This is inside or outside of unit. Service animals must be approved by . If you have rented a home that is pet friendly, please pick up after them.

6) NO SMOKING of any kind in any house or on property. Evidence of smoking will result in a min $500 charge for cleaning. You will be charged for steam cleaning and all damages. Any picking up of cigarette butts in the yard, driveway, and patio could result in extra cleaning fees. Unfortunately we have had to implement this no smoking rules, too many people have violated this and have left cigarette butts in yards, driveways and decks. Please clean up after yourself. Thank you.

7) Please do not move furniture around. Example: if you move beds around this will result in extra fees to put the beds back where they need to be. Also moving furniture around could result in scratching the floors.

8) All boots, ski equipment, etc., are ONLY allowed in the garage, mud rooms and or designated area. Ski & snowboarding equipment, and melting snow, will damage hardwood flooring, carpet and walls and are NOT allowed inside the house.

9) Fireworks of any kind including sparklers, fire pits- metal or other, campfires, charcoal BBQ’s or any kind of outdoor fire is illegal in all of Lake Tahoe. If you are found to have violated this, you may face the fines from the County and fire department. If we find evidence of fireworks being used from your party; we will share this information with the fire department. We take fire safety very seriously in all of Lake Tahoe, we are in a high fire danger area.

This may seem strict, but we must follow the rules set in place by the county/city to keep renting our home. Thank you for following the rules.

Maintenance, operation, housekeeping etc.:
1) We want you to enjoy your stay and be comfortable at the house you have rented. If there is a problem with housekeeping, maintenance, operation of any appliance or hot tub etc.; AND it is not reported to us there will be no refunds at all. Once a problem is reported to us, we will do our best to remedy or fix the problem, this is not reason for any refunds. If we are not given the chance to remedy or fix any problem, there will be no refund. Anything that is reported unsatisfactory after your stay will not be reason for refund.

2) There are no refunds if you find your lodging to be unsatisfactory.

3) We do our best to maintain operation of indoor & outdoor items (Jacuzzi, barbecues, patio furniture, table games, etc.). Should maintenance to these items cause temporary loss of use, that will not be a cause for refund or compensation. All tenants will be promptly notified prior to arrival if such conditions become apparent. If such items become inoperable during your stay and only if we are notified, we will do our best to get items back up and running during your stay.

-If a maintenance emergency occurs on the property, please call to report the problem, please do not e-mail us with emergencies as e-mails are not checked 24/7. We like to fix any problems as soon as we can and will make every effort to correct the problem as soon as possible.

Amenities provided & Not provided:
We will provide a start-up supply of paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap and kitchen soap. All bath and kitchen towels, linens, blankets or comforters, and pillows are provided. We also supply basic pots and pans, flatware, dishes, bowls, cups & basic cooking utensils. As every house is privately owned, items in the kitchen and bedding may vary from house to house.

We do NOT provide hygiene items such as face/body soap, shampoo, conditioner, lotions, laundry soap, softener, dryer sheets, etc. We do NOT supply items such as plastic wrap, foil, plastic bags, food items, spices, oils, coffee etc.

Hot Tub Rules (If Applicable):
1) Use of outdoor hot tubs is prohibited between the hours of 9pm and 8am per county noise ordinances.

2) Extraordinary cleaning or misuse of the hot tub will be a minimum of $200 extra fee. If you drink in the hot tub, please be careful not to spill any beverage in the water. Example: if you have overloaded the hot tub with people and the water has been displaced very far below the line of the jets causing mechanical problems with the tub. Please be sure to replace the cover and lock when not in use. You must be 18 years of age or older to use hot tub. The hot tub is serviced before and after every rental to ensure the water is clean and safe for use. If there is any issue with the hot tub upon ARRIVAL, please notify us immediately. USE HOT TUB AT YOUR OWN RISK, we are not to be held liable for any skin irritation that may be caused using the hot tub.

Other rules and or Information:
1) If you have rented a house with bunk beds; you are using the bunk beds at your own risk and waive the owner and management company harmless during your stay.

2) Please do not sled or play in any neighbor’s yard.

3) If you have rented a house in a neighborhood with a private beach please do not walk through any neighbor’s yard to access the beach. And please pick up after yourself so that we may continue to use the private beach.

Check in and Check out:
1) Check in time is 4pm; Checkout is by 10:00am. Early check in or late checkout that has not been approved will result in extra rental fees. We will not give a late check out if requested any later than 3pm the day prior to check out and will only be allowed if available.

2) Checkout procedures are also posted in each home: Place dishes in dishwasher and start a cycle. Pick up kitchen, do not leave food on counter or on stove in pots or pans. Trash is to be placed in specified area, example: garage, mud room or bear box and bagged up -no loose trash-. All trash, including bathrooms, kitchen & any outside area must be gathered, put into trash bags then placed in specified area. Please do not leave trash outside of house as you are in the mountains and wild animals will get into trash resulting in extra cleaning fees. Please lock doors, place key in lock box (if applicable) and, for security, tumble the lock code so the combination is not showing, close all windows and set heater at 55 degrees, or to posted temperature, prior to departure. And we hope you enjoyed your stay!

As a condition to the rental of all Vacation Properties, WCPM reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses, damages or violations of county code sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, violations of county code, plus all applicable taxes, WCPM is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked.

Additional Winter Contract

*If you will be renting a home during the winter (November to April) this page will also be signed in addition to the regular rental contract. *

Be advised that when any kind of winter conditions exist, and or during winter, driveways, parking areas and walkways can become extremely slippery – please use caution. Property users will keep driveway clear of any and all objects that could cause damage to snow removal equipment.

~Driveways will be cleared when snowfall accumulation reaches 6 (six) inches and greater. Due to the unpredictability of snowstorms and conditions we guarantee that our crew will be to your property within 24 hours of a 6+ inch accumulation.

~ We will not guarantee a specific time that your driveway will be cleared due to the uncertainty of snowstorms. Routes are 8-12 hours long and start as weather conditions require.

~ I understand that as soon as 6 (six) inches of snow accumulates the snow removal crew is in route and will be to my property within 24 hours. I understand that during a big snowstorm, snow may accumulate as quickly as a foot or more per hour. I understand that after my property has been cleared and accumulations again reach 6+” the snow removal crew will be back to my property within 24 hours of their last visit.

· There is no street parking at all during the winter due to the snowplows needing full access to the entire road.

· We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury.

Occupants agree to hold property owners and , Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, flood, negligence, fire, theft, utility power outages or any reason. "Great Location for a Tahoe Vacation
This home is in a fantastic location, walking distance to private community beach, a state park and more. Remodeled bathrooms and kitchen are nice. Very spacious and comfortable primary suite. The furnishings in the living room are on the worn side and the windows facing the lake could use a thorough cleaning but overall this home worked well for our group of six adults and a toddler."

Views and location beyond superb! The house floor plan was perfect for our needs. Having enough sleeping arrangements and very nicely updated bathrooms. Close walk to beach. We’ve rented at most Lake Tahoe private lakeside properties and this is definitely in the top 3!! Also the property management company was very responsive to all my questions and needs. CONS: parking is definitely an issue! Don’t bring large vehicles. Some blinds broken, garbage bin in garage way too small, cleanliness upon entry was not acceptable. Very low lighting in upstairs large bedroom. WiFi was not posted - we had to find and read it off the router box under the TV. Lastly, it was undisclosed that renters are not permitted to drive down to the private beach. We brought paddle boards .. should we have known we had to carry them all would be good to know. I feel paying nearly $5000.00 we should have access to drive our vehicle to this amenity. Another negative is the host was not professional with his responses. Still I’d highly recommend this property."

"Our stay in this beautiful home was way too short! The house was clean, the beds were comfortable, and you can't find a better location for the price in Tahoe. The highlights from our weekend were taking a quiet morning walk with coffee in hand around the neighborhood and spending the day at the private community beach. Not having to worry about finding a spot on Tahoe's beaches was a new luxury to us and being a quick walk back to the house was super convenient (especially with little ones). We're already planning our next trip back, but plan to stay longer and catch a sunset off the top deck. We can't wait! "

"All about location
Location is perfect. Our 2nd stay here. Some of the same problems existed from previous visit. Place is clean at a glance but once you’re settled in you realize it’s far from it. If you walk barefoot inside your feet turn black, cobwebs everywhere, thick dust on decor, behind TV( it’s a big area). Vacuum didn’t work, No broom, Ray the property manager promptly delivered one. Primary bath still has large patch on the wall that needs to be painted (was there last year). Had 3 toasters in cabinet, none worked, once again Ray delivered a new one. Ray was great. It’s an older place with a cabin feel. These are all easy fixes, if addressed, would make the stay ideal."

"Disappointing Vacation Rental
This is a lovely home in a great location, but the house had just undergone a remodel of two upstairs bathrooms, and there was construction dust everywhere. The hot water heaters weren't working, and we couldn’t get the BBQ to sufficiently heat up to cook our food. The management company was efficient but not very nice or apologetic. "

"Tahoe Family Fun
We had a post COVID family get together and this place couldn't have been more perfect! When we weren't at the beach or riding bikes we enjoyed the ping pong table on the lower level or the hot tub in the back yard. We've already reserved this again for next summer!"

"Lake view rental
The location of this home is beautiful. Views of the lake from the main room. The house is very nice, but attention to detail is lacking. Pots and pans are old and scratched. Lacking enough glasses/dishes for the amount of people that stay. No cleaning equipment for BBQ, makes it difficult to clean the BBQ. Over all cleaning is not sufficient, smears on the table, ceiling by stove was filthy, windows smeared and lots of cob webs. Multiple light bulbs out in the house.
For the price of all of the cleaning/deposit, the expectation would be a very well maintained and stocked house."

"Not as expected
My positive reviews of this place were: 1) great location with a nice patio with a view of the lake 2) walking distance to the little beach 3) kitchen was equipped with almost everything we needed 4) three of the four bedrooms had bathrooms which was really nice/convenient.. The downfalls of this place is that: 1) the bedsheets were stained and did not feel clean at all 2) the stairs were really steep and I felt like the place wasn’t really suitable for families that have little kids like ours or families who have someone in a wheelchair 3) the house was so dark I felt like I had to leave the lights on the whole time we were there 4) hot tub is not next to the house, it is behind the house above another set of stairs. Overall, our stay was ok I just wished I had known all of this information beforehand. "

"Great, semi-secluded property
Beautiful private country club location, with access to a community beach that we had to ourselves except during sunset. The living room and kitchen are spacious enough for a group of friends or family to relax. The hot tub is massive, but there are no lights in the backyard making it hard to use after dark. The house next door is close enough that you feel nervous making any noise in the evenings. Beautiful view of the lake from the front patio where we enjoyed our breakfast. Property manager was responsive, albeit a bit strange (spoke to me like I was a child). Neighbors were friendly for the most part - one pointed me towards the community beach - but there was one Karen that stopped and took pictures of us when we were leaving the house, inquiring if we were staying there and where we were from."

"Misleading
The pictures on the website were misleading. The cabin was much farther from the beach and water then described and pictured. The picture portray the beach front bbq and fire pit right off the backside of the cabin, and they are not, they are down the street and shared with the other units by reservation. And parking is misleading and difficult. We had three vehicles and had a hard time parking and then accessing them after. Cabin was clean and Cozy but difficult to use for a summer time vacation. "

"Great location, love the porch!
The house is great, well equipped, clean and in an ideal location if you can't be right on the lake. Close to hiking and biking trails, fun to enjoy homeowners beach or walk over to Round Hill for good food and cocktails. Most neighbors are friendly, but some clearly do not appreciate vacation renters in their neighborhood so be sure to obey all parking and noise rules."

"August Vacation
Rustic cabin with very tight 3 car parking was not initially impressive. This was due to:
Picture windows in front of house, some window sills, Garage and inside stairwell to it in need of cleaning (after we cleaned things were better, like view of lake from inside and no longer tracking much dirt from garage into cabin)
Many windows do not open, problematic upstairs as cabin was closed up prior to our arrival in 90 degree weather, took 2 days with fans we brought with us (only 1 in cabin) for family to be able to sleep upstairs comfortably.
Nice new kitchen apppliances, back up refrigerator in garage & unbreakable dishes a plus, abundant silverware too.
Location can't be beat. "

House was very clean. The private beach was super nice, with a nice bbq area, nice beach volleyball court. super nice neighbors. Peaceful neighborhood. We had a great stay. They only reason I gave it 4 instead of 5 stars, is the garage needs a good cleaning and organizing. But other than that, it was really nice. "

"Pictures don't do it justice
We were very impressed with how spacious the house was. The main living room had space to fit our whole group of 11 which was a massive plus. All of the rooms were really nice, the place was well kept and clean. The basement room was a brilliant addition to our holiday as it was where we mainly congregated prior to going out to the casinos to play table tennis and relax. The kitchen is very modern and has all the essentials for cooking and more. The outside area is immaculately kept and the jacuzzi completed the overall feeling of luxury of the whole experience. All in all we were extremely impressed and I'd be more than happy to stay here again."

This home was well equipped and clean for my families weekend gateway!
House fits up to 3 vehicles and has spacious rooms for big families.

Like many comments, groceries and great food options are close by, which is a big plus during the winter

"Comfortable home, great stay!
We were two families, with a total of 9 people, who stayed at the house over Christmas 2016. We really liked the house - it is clean, well-maintained, and has a great master suite (new addition). The water pressure is great too :)
The property manager was responsive - always available by phone, even though it was a holiday weekend. We greatly appreciated that, since we had a few questions about the heat and dishwasher.

The beach attached to the community is beautiful - a great bonus!

The one caveat is not related to the community, but the fact that it's in Nevada. Restaurants don't deliver to homes in NV, apparently, so we did have to go out to get dinner (even though there was one day when we wanted to eat in)."

"Perfect Location, 5 Minutes to Everything
Property mgr was helpful in helping us choose this view home near the lake. This home is reminiscent of an old style Tahoe Cabin, yet is spacious and offers all the amenities you'll need. Great Lake View, lake is right across the street and the private beach is steps away, small yet nice and pretty. The rooms are nice sized, master bath and guest bath are updated. Living room is nice sized and has big tv, and nice lake view. Dining area seats 8, the kitchen is well stocked and nice sized with great laundry right off it. Backyard spa was a plus! Bedrooms upstairs from enclosed hallway stairs are comfortable, two with baths ensuite. A few corners could use extra dusting but overall this home was very clean. The basement needs work and we didn't play ping pong because it is musty down there with junk laying around. We would definitely stay here again. 5 mins to beaches, restaurants, Casino, grocery, state line, Hwy 50 and Kingsbury grade. Peaceful and quiet at night. The only drawback was limited parking- two medium cars fit in garage and one had to squeeze sideways in small driveway as there is no street parking allowed. Mgr was responsive and helpful about tv hookup when called but didn't respond when emailed about spa control operation."

"Super Bowl/Birthday Party 2015
Reservation process, check-in, and contract process was very easy. Gate code and House code worked perfectly. House had perfect location. It is an older house but well equipped and stocked with plenty of kitchen cookware. The double oven was a bonus. Nice fireplace and large screen TV made for a great Super Bowl/Birthday Party. Plenty of room for 8 people. Bedrooms were very nice with large closets and comfortable beds. Plenty of bedding. Good water pressure and plenty of hot water. Lake Tahoe just across the street and a nice private beach just down the street will be nice for summer. This is an older home and some of it is rather dated, but that was not an issue. Everything was in good working order, although we could not get the front porch light to work. We would like to rent this house again and look forward to returning in the spring and/or summer. Thank you very much. "

"Great place but the property management company owner was not.
I've been trying to submit a detailed review on dealing with the property management company owner but it keeps freezing so I'll cut this one short. The process in dealing with the owner of the property management company left a bad, un-salvageable impression. If I learned anything on this vacation, it is to take pictures of anything questionable and never to book through this company ever again. "

"Bad Oder and not clean
The house I rented had a horrible Oder inside, there where rodent droppings on the inclosed stairway leading up to the front door, the smell in this house was horrible we had to go purchase room scent deorderizers to kill the Oder but the smell was so strong it didn't help . There where traps set out in the garage to catch rodents and one of my family members noticed there was a chipmunk trapped in it that was still alive,I called the property manager and instead of coming over to take care of the problem he told me to just release it my self totally unperfessonal.parking was notwe had 4 vehicles in our party and only 3 could park in the driveway one car had to park parallel to the garge door to shut the garage door and the other car had to park down the street. This house was deffinatly not worth the money I paid and I will use another company next summer to rent a vacation house."

"Ski Holiday 2012
Our family had a wonderful time at this property. Sleds were provided for the children and there was plenty of areas for them to explore. The home was warm and cozy. Many nights with large fires in front of the tv and sufficient room for everyone. The completed basement was a plus with a ping pong table and large TV. Although the home was dated it served our family needs. Thank You!!!"

"Perfect Location and Cozy, Comfortable House
We really enjoyed our stay in Zephyr Cove. This is my first time renting a house on-line so I was a bit nervous. Would everything be as good as the pictures made it seem. Well, I've got to say I was pleasantly surprised and loved the house. It was very comfortable and a perfect location. Very private and very accessible to everything; beach, skiing, shopping, casinos. The ping pong table in the rec room was a great bonus and perfect for my kids who are in their early 20's. The house has everyting we needed to make our trip enjoyable. We would definitely come back again. "
