Waikoloa Fairway Villa F6 is the ultimate getaway with merged indoor/outdoor living spaces and our 3 bedroom, and 3 bath townhome is perfect for up to six guests. Our well-maintained end unit has lots of light and breezes. We have high-end furniture, amazing gallery artwork throughout our home for you to enjoy. Villa Update - new A/C system installed.
The main living area boasts an open floor plan, making the home perfect for entertaining or relaxing with family and friends. The living room has a flat screen TV to enjoy. The kitchen is spacious, with stainless steel appliances, granite countertops and bar. And kitchen is fully equipped with high quality items, there is a dining table with seats for eight and three additional seats at the breakfast bar. A large wrap-around lanai is accessed from the living room or the dining room, with patio table with seating for six and 2 lounge chairs with amazing view of golf course, Kohala volcano and sunset skies framed by coconut palms.
Master suite that features a king-size bed, built-in walk-in closet and a flat screen TV. The master bath is spacious and offers dual sinks, walk-in shower and a bathtub. Two additional bedrooms; one; downstairs has queen beds and a private bathroom in the hallway and offers a flat screen TV, the bedroom upstairs offers a queen-sized bed with attached bathroom with a flat screen TV and built-in closet. The loft area offers a queen size sleeper sofa, reading area and work desk/office chair to use on your vacation.

You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

"Great place and location!
The unit is very spacious, we had 5 people and had plenty of room. The unit is in very good condition in a nice complex. A short walk to shops, stores and restaurants. It’s on a golf course and the grounds are well maintained. We used the grill area to several nights and everything worked well. I highly recommend this unit! The owner and manager provided great customer service. We hiked, swam with the dolphins and went to the beach. A fantastic time!"

"Fairway Villas
Covid has caused the prices in Hawaii to almost triple. This condo 2 years ago was less than $200 a night. Now it was $457. The condo was a spacious 3 bedroom on the golf course, close to the Waikoloa shops. Very kid friendly area. The condo was nice but dingy with dirty carpets, window seals, the outside area filled with cobwebs and dirt, the heating elements on the stove top knobs were worn so bad you couldn’t tell which burner to turn on... normally at this price I would have complained, but sadly these were on the cheaper side. The pool requires a key which was a pain with kids going back and forth to the condo or bathroom. Having a code on the pool would save lost keys and hassle. Looking back I wish I would have booked the fancier condo for $100 extra a night but you live and learn. These are nice condos but If you’re going to pay over $400 a night there might be nicer ones with better amenities. "

"Great Location - Relaxing stay
We were there over Christmas. 2 storey unit was perfect for our family of 5 to stay. Convenient location to shops, all within easy walking distance. Our favorite spot is the Lava Lava Beach Club restaurant, the sunsets are spectacular. Well stocked Kitchen, easy access to everything in the house. Enjoyed the backyard privacy. Lots of Beach towels available. Bathrooms had everything we needed. Very spacious unit, close to pool and BBQ's, which we used frequently. Beach chairs available, an easy carry beach umbrella would have been nice. Overall a great vacation getaway, we would go back again."

Mediocre-basic amenities such as hand soap, laundry soap and shampoo were not provided. Wanted us to squeegee but one not provided. Silverware was dirty and the dishwasher smelled and did not get the dishes clean. The place was dusty and the floors were not clean. Seemed worn and dated with a lot of knick knacks. Location was amazing. The HVAC system was really loud. Michelle was very nice in accommodating a late check out due to our flight. I love the fairway villas but will think twice before renting here again. "

"Nice Property, but...
Great unit in a great location. Unit is a bit worn and has maintenance and, more critically, cleaning issues. The coffee maker was digustingly dirty with mold and black slime. and took major scrubbing and 3 brewing cycles with clean water before it was usable. The master shower had mold & mildew. The outdoor furniture had to be cleaned of bird pooh before being used, and beach gear was sandy and had not been cleaned. The patio hose was broken in spots and leaked profusely when used. As there is a $300 cleaning fee, we were surprised to find out that we had to do laundry and take out all trash.

"Misleading- needs to replace appliances
This is a lovely rental with tasteful decor in a great location. Unfortunately, that’s the only good things I can say about it. The rental was not cleaned throughly. There was lots of hair in the bathtub, crumbs in the fridge, and the bath towels smelled musty and had to be rewatched. The appliances barely work properly and need to be replaced as does the cookware. We had to buy a frying pan because everything at the rental was scratched up and needed to be replaced. Property management was not easily accessible and returned one of our phone calls two weeks after we returned home. The DVD player is broken and the computer is apparently for looks only as pieces of it are missing. Most of the information in the guest books is outdated and invalid. It’s really a shame that we constantly were running into issues because the location is great. The pool is beautiful, but is always packed. We woke up one morning to one of the complex’s employees screaming at someone on her cell phone regarding work. This could have been such a better experience, but we will not be returning. Definitely not worth the money. "

"Beautiful well appointed end unit
We stayed here for the month of December. This place was a welcome relief during covid times. The unit was clean with a lot of amenities especially in the kitchen. We also had enough beach accessories like umbrellas, chairs, boogie board etc. high speed internet was a plus as well. The grounds are in excellent condition with and infinity pool and lots of green space.

A call out to Michelle, the property manager who quickly handled any concerns.

One small nit, the master bed is super uncomfortable and needs to be replaced at some point. "
