This Villa is in an excellent location right at one of the two lava rock pools that Waikoloa Beach Villas has to offer. The property is located on the ground floor which comes with many benefits. No stairs to climb, which makes bringing groceries and luggage in and out much easier. It is 30 steps from the beautiful pool and spa entrance so it’s like having your own pool without the upkeep. If you need to refresh your drink, you are only steps away. Adjacent to the pool is a large, thatched roof patio with tables and chairs just waiting for your party. Also, just 40 steps away in this magnificent backyard is the perfectly maintained BBQ. Walk right off the lanai into the lawn area and you are in the perfect setting to enjoy paradise. Or sit at the teak wood table and chairs and enjoy the sounds of the pools waterfall as you sip a cup of coffee or a cocktail. Waikoloa Beach Villas POOLS are now HEATED!!

UPDATE-Both pools are now complete and open for guest. Brand new deck, furniture and amazing time with the family.

As for the inside of this beautiful home, the sectional pillow top hide abed that allows the Villa to sleep 6. The master bedroom has a king size bed and the guest bedroom has brand new furniture with a Queen pillow top bed. UPDATE = Both beds have new linens and pillows for your comfort. The pride of Ownership comes through in updated beautiful ceiling fans in each room. Also, the blinds throughout the home have been upgraded with teak wood-colored blinds and the sliding glass door has been upgraded to a custom teak colored wood weave retractable shade.

You are also a short walk to restaurants and shops at The Queens Marketplace and The Kings Shops. Also, a short walk to the white sand beach for a fun day in the Hawaiian Sun...... UNIT INCLUDES FREE PARKING AND WIFI.

You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. "Great Condo and Wonderful Location
The condo at Waikoloa Beach Villas was well appointed and had everything you could possibly need to make your stay perfect. It has two bedrooms, 2 baths, a large kitchen and living room. The condo is located just steps from the pool. Another bonus is its proximity to both the Queen's Market Place and the King's Market Place. Both are within walking distances. This property comes with a garage filled with all kinds of beach paraphernalia. The only thing I would want the owner(s) to change is the carpets. I let Michelle, the property manager know about the conditions of the carpets, and she will encourage the owners to either install new carpeting throughout the condo, or perhaps tiles. "

"Stay at Waikoloa
Overall the property was very nice, the accommodations were nice and quick access to the pool.

The units construction seems to be old and there is no soundproof boarding between the floors. The people above us had kids who were running back and forth thought our stay, so it was loud and not a pleasant experience.I would not recommend staying here just based on that. "

"Great location, gated community
Overall we had a good experience. Location and amenities were good. The only negatives are kitchen faucet was loose which was fixed right the way after we reported it. Also carpet needs to be cleaned or replaced. It was nice to have beach chairs and umbrellas in the garage. Overall 4.5 stars about of five."

This was a beautiful condo in a beautiful complex. The condo was clean, comfortable, and had everything we needed for a week stay. We could walk to Starbucks and restaurants, and had a great kitchen to cook meals. The beds were comfortable and we really enjoyed coffee on the patio with the mongooses! The only disappointment was the pool right outside our building was under renovation, but it was a short walk to the other pool. We thoroughly enjoyed our stay! "

"It wasn’t bad but not great.
Great location, but what was rough was the cleanliness and the bedding. I get bugs are in Hawaii and I have lived here before. We have stayed many times before at the same location just a different property. But I would say this has been the worst. The dishes had lipstick and food stuck on them, the first thing we saw when we checked in was 1 roach dead after they “cleaned”. Several more bugs and roaches thru out our stay. And the bedding the pillows were like dust. They haven’t been changed for years flat like air and was not comfortable at all! Let’s just say I would shop around until the owners of this place give there unit some TLC!"

It was nice! We enjoyef walling to the beach and hiking the costal path to the Black Sand Beach. The location is terrific. Unit was clean and very close to pool and hot tub. It was also a quick stroll to the Market.
Our only negative feedback is that the sheets on the master we're old and stretched out... they need to be updated! A quick fix I'm sure! "

"Great Family Vacation Spot
Our stay at Waikoloa Beach Villas C3 was beautiful. We were right near the swimming pool and bbq area. We were able to utilize both areas, and enjoyed that very much. It was quiet and peaceful. There was everything you needed in the Villa as if you were at home. The Villa itself was immaculate and very clean and comfortable.
Michelle from Kohala Coast Properties was very nice and helpful. When i had a question, she took the time to find me the answer right away.

There are stores right across the street and also places to eat so everything that we needed or wanted was close to our Villa.

This place is beautiful for anyone, especially families."
