We have traveled from our island home in Honolulu numerous times over the years to explore the Big Island. The Big Island offers a diversity of amazing sights including a huge selection of beautiful sunny beaches, snow-capped Mauna Kea, and an active volcano to name a few.

We have chosen Waikoloa Beach Villas P32 as our vacation home and hope you will enjoy it as much as we do. P32 is an extremely quiet top floor unit with elevator and tranquil golf course views. Enjoy your morning coffee on the lanai overlooking the well- manicured grounds of the Waikoloa Beach Villas and the Beach Golf Course.

The location of WBV is ideal for walking to the calm water of Anaeho’omalu Bay, many unique shops and a variety of fine restaurants. It’s great to have the option of leaving the car in the garage if you choose to.

The resort style swimming pool, fitness center, gas BBQ area with table/chairs are in very close proximity to P32. Waikoloa Beach Villas POOLS are now HEATED!!

This 2 bdrm, 2 bath, 1,209 sq ft villa is very spacious and welcoming. The master suite offers a king-size bed, flat screen TV and a beautiful bathroom with a walk-in shower and a deep soaking bathtub. The guest bedroom has 2 brand new (06/2020) full size beds and bedroom is close to the main bathroom. There is also a sofa bed in the living room. NEW central air conditioning.

Unit also includes; basic cookware, dishware, drink ware, coffee maker, blender, washer/dryer, hairdryer, bed and bath linens, iron, air-conditioning, beach towels, wireless service and cable TV. There is plenty of beach gear including chairs, boogie boards, cooler and an umbrella in the garage for your use.

There is a private enclosed garage and ample additional parking is available at no charge.

The Waikoloa Beach Villas is a low-density community of 120 units on approximately 20 acres. The beautiful, manicured grounds have two swimming pools, two hot tubs, and one fitness room for your relaxation and enjoyment. It is located within easy walking distances to the Queens’ Market Place, Kings’ Shops, Anaeho’omalu Bay beach, Hilton Waikoloa and the Marriott hotels.

SPECIAL – Spend the day at the Hilton Waikoloa Village, you can buy a discounted DAY PASS to the pool/waterslide or relax at the spa with a SPA PASS. More info will be provided upon booking with us.

You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

"Well equipped home for families
Our family of 5 stayed at this wonderful home for 8 days. This is a high end property in a gated complex with great amenities. My family made good use of the pool and the gym. There are 2 different shopping centers within 2 block radius. The elevator was very convenient as this unit is on the 3rd floor. This home came with everything you would need during your vacation. The kitchen is well equipped and had everything I needed for cooking meals. There are bbq's right beside the pool. The unit has a garage and came with beach gear(beach chairs, umbrella, snorkel gear w/ fins, lifejackets, beach toys and multiple coolers) Property management was responsive to a couple issues I had during my stay. Overall, there were 2 items that prevented me from giving this unit a perfect review.
1. Toilet wasn't completely cleaned upon my arrival
2. There were a few sugar ants. This is just a reality with living in a tropical climate it seems. I stayed at 2 other properties in the big island during my vacation and there were ants at those places as well. One had less ants and the other had about the same amount. "

"Love Waikoloa Beach Villas, not so much on this particular unit
We have stayed at several other units in Waikoloa Beach Villas, but we were not so impressed with this particular unit. The kitchen was not well equipped with things as the other units. Some of the beach gear was broken too and not well maintained. "

The condo unit was classy, well stocked, with great views and plenty of aloha cheer. The resort was gorgeous and the pools were amazing, close to A-Bay, the petroglyph trail, and shopping. We had one small issue with the garage opener and our host was so responsive and friendly. We will be back!"

"quiet, comfortable condo in convenient location
the condo was one of the quietest i've ever stayed in--maybe not many visitors were staying in the complex. The unit had most everything we needed and we saved $$ not having to rent snorkel gear and chairs and i appreciated the big umbrella that screwed into the sand so it wouldn't blow away in the wind. Our only complaint was the lack of comfortable beds--they were quite firm and hard. Another suggestion would be to add a better small cooler to take to the beach. We would definitely stay again."

"Wonderful Stay in Condo P32
We had a fabulous stay. P32 is a spacious, quiet condo with a lovely golf course view, and 2 minute walk to the onsite pool, Jacuzzi, gym and BBQ area (which are awesome).. It’s nicely furnished with new kitchen appliances, luxurious bed linens and EVERYTHING needed to enjoy a comfortable day at the beach. Coolers, beach towels and chairs, umbrellas, boogie boards, backpack and more. The condo is also only a 6 minute walk to the very tasteful Queens and Kings outdoor shopping complexes – that include all kinds of retail and food options, including groceries. This place offered more than we ever expected. The staff and the homeowners nearby were super friendly and made us feel at home. Not at all like those huge resort complexes where you’re just a face with a dollar sign on your forehead! Plus the management team at Kohala Coast Properties are exceptional. They made sure that we enjoyed our stay to the fullest. I highly recommend staying here!"

My wife and I visited with another couple, best friends from Santa Rosa, CA. Both couples love Hawaii. We wish the second bedroom had a Queen size bed, rather than twin beds. We had some trouble, on occasion, opening the front door to the unit. We wish there had been ways to hang on in the shower. We bought and used a shower bench. "
