You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

"Hawaii 2023
This was an amazing vacation! We vacation on the Big Island every year and this year did not disappoint. The accommodations and location of the condo was spectacular. The kitchen was well equipped with everything that we needed. The unit was comfortable, clean and the beds allowed for a good nights sleep. The location of this property is perfect. We were able to walk everywhere within the Waikoloa Beach Resort area. There is access to shoreline, A Bay and some great restaurants and shops. The snorkeling this year was spectacular! This is the second year that we have booked our stay through Kohala Coast Properties. Michelle is fantastic to work with. We will continue to work with her for years to come. "Better than the pictures
We had the recent pleasure of staying a week here. We own in a home in the south side of Big Island, but this location, amenities, proximity to so many hot spots on the BI (many of which are walking distance) made the stay so worth it.
Sunrise to sunset, we enjoyed the lanai everyday. Having beach chairs and boogie boards to ride were a huge bonus. And my husband and daughter throughly enjoyed the golf privileges.
Will most definitely be looking for a reason to stay here again!"

Love this condo, second time I've stayed there. Feels very homey, and an had nice updates this year. Has everything you need, and nice assortment of things in the pantry that may forget at the store (seasonings, oil, etc.) Unit is very clean and comfortable, The location can't be beat, and in walking distance to everything I need and plan on staying there again!"

"Lovely Condo
We loved this condo. It is well stocked with all kinds of beach items like towels, coolers, beach chairs etc. The Kitchen had all the utensils and appliances you would need. The condo was very spacious for 4 adults. The location is excellent for the Kings shops (next door) and Queens MarketPlace (5 min walk across the street). We enjoyed the pool and spa. I would definitley rent it again! "

"Relaxing and convenient setting with all the amenities.
The condo was very comfortable and had everything needed to cook and clean. The amenities were accessible and relaxing. Shopping and beaches were in close proximity. The PM answered all my questions and her knowledge of the property was invaluable. I would definitely stay there again. I did get an unexpected maintenance service visit at 8pm that seemed odd but that was a minor inconvenience while I was entertaining friends."

Michelle and Alice were all over several issues we had on arrival as the unit had not been rented in nine months due to CV19. View is nice as in the picture. The AC compressor unit is on the deck right next to the table so you can't cool the unit and be out on the deck at the same time. Pool is small for such a large complex. The unit is very close the shops. "
