This beautiful 2 bedroom, 2 bath villa has everything you need for a great vacation on The Big Island of Hawaii.
Master bedroom has a king bed and on suite bath. Guest bedroom has 2 full size beds. NEWLY remodeled guest bathroom with a walk-in shower. Kitchen is fully stocked with everything you need to prepare meals to enjoy in the dining area or lanai. The living room has comfortable furnishings, a large flat screen TV, and sliding glass doors that open onto the lanai. The lanai has seating for 4 and a BBQ. Unit also includes FREE WIFI and PARKING. You can also rent unit next door E32 and you would have the whole top floor. Waikoloa Beach Villas POOLS are now HEATED!!

You are a short walk to the two swimming pools, two hot tubs and fitness center, and A-Bay Beach is a short 15-minute walk for a amazing time snorkeling, swimming and watching a beautiful sunset.

Located across the street is Queens' Market Place and next door is The Kings' Shops, complete with food court, art galleries, sushi, creamery ice cream, Macaroni Grill, Island Gourmet Market, Starbucks, and many other shops, daily local entertainment, classes and cultural events. Further down the road (10 to 15 minute drive) are other local beaches, whether you want the pristine white sands of Hapuna Beach, or the rocks, trees, and safe entry spots of nearby "Beach 69" (at mile marker 69).

You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

"Lovely Experience
This is one of the nicest condos we have rented over the past 10 years visiting the Big Island. It is well furnished, comfortable, and well-stocked with all the necessities. The kitchen had everything you needed to cook or BBQ a full meal, which is super helpful if you’re planning on eating on a budget. The condo was clean with easy access to beach towels, chairs, boogie boards and even a plethora of snorkel sets. We loved having two double beds in the second bedroom to comfortably fit our family of four. Overall, we would highly recommend this rental and hope to come back again soon."

"Amazing Condo! One of the Best!
We've been traveling back to Waikoloa for years and have always used to book a place. We were very impressed with this unit. The beach gear (umbrellas, chairs, coolers) in the garage was great. The unit was well stocked with towels and bedding. Any issues or questions were promptly addressed by Michelle. Michelle is great and has helped us in prior rentals as well. The lanai BBQ was so convenient. We didn't do too much cooking at the condo but when we did, we had everything we needed. Compared to many of the other condos we've stayed at, this was one of the best. I plan to stay here again if I can. This says I'm from Kihei but I'm actually from Utah."

"Welcoming and As Advertised!
The moment we walked into Puako, we felt welcomed. The fans and A/C were at a comfortable level and there was Hawaiian music from the TV to welcome us in! The condo is exactly as described and has just about everything that you could desire in the kitchen, bathrooms and garage.
We were disappointed that the bikes in the garage were for the owners only, (they were hanging on the wall to tempt us, so I had to ask the property manager...)
There were only a couple of issue during our stay:
First, there were these little pests called "Sugar Ants". They were on everything that we set on the counters and in the bathroom within minutes! We had to throw away the food that we had just purchased and re-purchase at the store across the street (ABC store in the Queens Marketplace had EVERYTHING we needed!)
I contacted the property manager, Michelle, and she suggested everything be placed in the fridge. The condo had small zip locks and I had brought larger zip locks, so we packed everything up and put into the refrigerator. Michelle also indicated that the condo had been sprayed, but they would bring by poison packs for us to put out. We didn't get them till the night before we left.
I don't do well with bugs, especially the ones that show up on your body... just makes my skin crawl.
Second, the bed in the master bedroom is very high and difficult for someone who is short and has limited mobility to get into (moi). It also makes A LOT of noise when you move.
Michelle was very accommodating and very good with her response time.

"Perfect for our family

Weather was amazing. Michelle with property management company was amazing with making sure we had the extras needed for our toddler. The condo unit at waikaloa beach villas is conveniently located and had all the amenities we needed. The only thing to improve on was the smell of the unit. It smelled like burnt food, which may or may not have been from the unit below us?? We went out and bought plug in air fresheners that helped!"

"Wished we could have stayed longer!
We loved our time at the condo. The location is terrific with the Queen and Kings Marketplace across the street. Easy to get to the market for food and souvenir purchases. And close by to A Bay beach (which we did not go to for the beach but had a memorable sunset dinner at Lava Lava). The condo is very comfortable. We grilled on the Lanai and appreciated the use of the boogie boards, beach chairs and umbrellas! We spent our time on the beaches - so didn’t get to fit in any pool time. Maybe next time! (Heads up to all visitors - since June 2021 some beaches now have a parking fee ($10) and per person fee ($5) - it can add up for a family!) "

"Perfect for our family
This was our first visit to the BI. We were suppose to visit in June 2020 but was able to roll it over with ease to 2021. Thank you!
We loved the condo. It was clean, comfortable and everything we needed for 6 people for 11 days. We all cook so there was everything we needed. Having the BBQ on the Lanai was the best! We also had the rented the condo next to us as there were a total of 12 people so this was fantastic. Having all the shops and stores nearby was very handy. Not knowing the area it was perfect. 20 minutes from the airport and Costco's. 10 minute walk to the beach or you can drive and park which we did as we had lots to carry. Yes the gas station is across the street but was never a issue. This area seemed quiet considering what was around us. If we had a complaint it would be the the chairs on the lanai were uncomfortable. When in the condo we spent 90% of our time out there and having comfortable seating would have been nice. The lounge was the only comfortable seating.

"Beautiful Warm place
Everything was great about the condo except the heat. The thermostat is set at 74, and you can’t adjust it. My husband and I woke in night sweats, even with the fans on. The temperature was ok in the living and kitchen areas, but the bedrooms were warm. Besides that, it’s a beautiful property, very spacious. They even have beach gear for you to use. "

"Excellent Condo for family Vacation
Our family of 5 spent a week in this superior rental property. We have visited the area previously and were intentional about staying in Waikoloa as it is beautiful and central starting point for many of our day’s activities. The location is excellent and short walk to shopping. The unit was clean, the kitchen had everything we needed to prepare all meals during our stay, we really enjoyed barbecuing and eating on the Lanai. We were thankful for the use of the cooler for lunches, beach chairs, umbrellas, boogie boards and snorkels, thanks goodness for the suburban for beach days with family of 5. Our family travels frequently and almost always seeks out a condo unit, this property met and exceeded our expectations, a great home away from home.

The community pool is very nice and close to unit, we did not use it much as the older kids prefer beach days now!"

I have been coming to the Big Island and renting condos for many years and this unit has the best presentation of any unit I have stayed in. Well equipped with all the cooking utensils you’ll need. Great grill on lanai for outdoor cooking. Parking is an issue but if you have only one car you’ll be OK as there is a garage for parking. Good supply of beach chairs and toys for the kids. Stayed here for two weeks and enjoyed every minute. Close to shopping and beach. Very quiet location. Would highly recommend this unit."

This condo was amazing. It was beautifully decorated and had everything we needed to make our stay great. The location of the condo is perfect-centrally located for exploring and close to so many beautiful beaches. The community where the condo is located is absolutely gorgeous with the landscaping a site in itself!! The view from the lanai was perfect for sunsets. We loved sitting out on the lanai with our morning cup of Kona coffee and at night for either a grilled fresh caught fish on the outdoor kitchen or cocktail before heading out for dinner. "Family vacation experience
Overall we were satisfied, with one big caveat; the air conditioning unit was faulty. I only worked properly 30% of the time. The unit was set for 74% but the condo was typically 83% and humid. They couldn't get the unit working which made it very uncomfortable, especially when we went to bed at night. I wouldn't recommend this unit if they dont fix this problem."

"Amazing condo with perfect location

"Beautiful but warm
The property was beautiful and great location. However the restriction on the AC meant a warm sleep every night and se md ridiculously penny pinching. Add to that, we’re little notes left everywhere admonishing the guest to squigy the shower or pay if the washcloth gets makeup on it or don’t turn the AC up too much because it costs money. Felt like I was staying home while my parents were out of town. "

"Great condo to spend our vacation

Clean unit with everything one needed. Disappointed that one could always smell cigarette smoke while on the lanai. Some days there was constant noise from the gas station and or mall across the street. Nice place other than that."

Lovely condo. Kitchen had everything. Bed in master bedroom was comfy. Noisy some mornings with gardeners. Close to shopping centers and restaurants. Nice pool and hot tub. "

We had a great stay. Very nice unit. Very clean. We had an issue with not being able to get in the garage, but it was remedied quickly. I would 100% recommend staying here. Would come back again. "

"Road Access to Prior Notice!
The Villa itself was excellent, but wrong timing. We were woken up by someone loudly knocking on the door at 8 a.m. on Sunday to tell us we needed to move our cars because the complex was having the roads repaved. the paving company told my husband they would have the road open by that evening. We had to move the cars across the street in the shopping center parking lot and walk back to the villa. When we were ready to go to the beach we had to walk several trips from the villa to our car to load up our beach chairs, cooler, baby stroller, food, etc. When we got back that evening the road was still not open so we had to once again park across the street and make several trips to unload our items. We went out to dinner and came back and had to park across the street again in an unsecured area. The following morning when it was time to park up our luggage, coolers, baby stroller, play pen, etc. we had to make numerous trips across the street because the cones were still up blocking the driveway. Don't get me wrong the Villa was excellent, but if I was told about the road work being done that weekend I would have made my reservation for a different weekend. No notification at all from the Kohala Coast Property Management."
