Our unit is across from the Queens’ Market Place shopping village and has views of the golf course & lake.
It is an elegant 2 bedroom, 2 bath top floor vacation retreat with all the comforts of your own home, including gourmet-equipped kitchen with everything you need for your stay including a waffle maker, private lanai and a brand new gas grill! Large living room with a flatscreen TV. Central air conditioning. FREE WIFI included.
Master bedroom has a king size bed with a full master bath on suite. Guest bedroom has 2 twins bed that are converted to a king (and will make as twins upon request.) Full guest bathroom located right next to guest bedroom.

Complex offers two swimming pools and spas and a private gym. We are a short walk to A bay for snorkeling and other water activities.

Hilton Pool Pass: Valid for stays in 2024. Maximum 6 persons per pass (children under the age of 5 are not counted towards the 6 person max). Use of the Hilton Waikoloa Pass is valid from 4pm on your arrival date and 11am on your departure date. The pass and instructional letter will be in your vacation rental upon arrival. Free Self-Parking for one vehicle at the Hilton Waikoloa Hotel. Access to all pools, waterslides and hot tubs at the premises of the Hilton Waikoloa Hotel. Includes pool towel service. No blackout dates or restricted use, Fitness Center use from 9am-5pm for $20.00 per day, per person (regular rate is $25.00). Locker rental at the Kona pool for $10.00 per day, per locker. We do not have the ability to add additional people to the pass. Users must be registered guests of Kohala Coast Properties Inc. There are no exceptions to this policy and if policy is breached, the pass can be revoked. Passes cannot be sold or purchased, they are an inclusion in your stay at this participating Kohala Coast Properties Inc. vacation rental property. You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! "AMAZING!
Upon opening the door, I was completely stunned. The condo was amazingly beautiful, clean, welcoming (soft Hawaiian music playing) and the place smelled good! I was expecting musty/humid air, but it was like entering a 5 star resort room. The furniture and beds were perfect. What you see on the photos, is what you get. No bait and switch or false advertisement. Highly recommend this place. Plus, the property management, spoke w/ Michelle, responded immediately. Waikoloa Beach Villas is a beautiful Resort in a great location within Waikoloa Beach Resort!

"Great condo in a great location
This rental has everything you need. The condo was very clean and comfortable. We loved the view of the golf course. One of the property's pools is directly in front of the building making it very convenient. The two couches had four recliners for relaxing while watching tv. We enjoyed our second stay in this unit but were disappointed in a few things. The bathroom wash clothes and hand towels were stained and master bedroom bed sheets were worn thin. Also, the living room furniture only had one working recliner out of four. Otherwise we enjoyed our patio time and Waikoloa Beach Villas property is beautifully kept. "

We enjoyed our stay and the condo once we got past the first night. When we came into condo it was 89 degrees inside and A/C was set at 74. I called maintenance and they came right away. We loved the patio with our own BBQ and enjoyed the view of golf course. "

The unit was very beautiful. There were a few minor issues to note.

The water tap in the fridge is very slow and the filter may need to be replaced. The fridge actually froze our lettuce and doesn't really provide even cooling. Its also noisy.

The master bed is pretty uncomfortable. There is no box spring and the mattress is very hard. There were some tough nights sleep.

We noticed a lot of ants around the unit. We saw lots of ant traps but weren't sure they were working properly. We couldn't leave anything on the counter. The front door area was also full of ants.

We appreciated the supply of paper towels, bottled water, lunch bags, foil. They were life savers.

We noticed the garage was never locked prior to our arrival halfway through out our stay. Scary.

We'd stay there again if we could. We liked the pool, garage, location and lanai and golf membership rates."

"Amazing Condo
The condo was clean, well maintained and had all the amenities you could ask for. Having a washer & dryer was a plus! The location was perfect, right across from the the pool and the two markets (Queens and Kings) was great! Short walk to “A” Beach, restaurants and lava walking walking trails. The property management was helpful and quick to respond to inquiries and requests. The condo backed the third hole of the Beaches golf course (beautiful course and appreciated the discounts that came with the condo for this and Kings course). The only negative about the condo (and it’s not their fault) was that the golf course would do maintenance on the course every morning at around 5 am and even with the windows closed you could hear the riding lawn mower! It seemed like they spent an exceptional amount of time on that third hole!!! Over all, the condo was beautiful! I would definitely recommend it and would stay here again in a heartbeat!"

"Great Condo
We stayed for two weeks at Waikoloa Beach Villas, H32. The location of the unit was perfect...third floor, nice golf course view and right across the street from the pool area. The unit was clean, spacious, and comfortable. The kitchen was equipped with the basics so there was shopping to do for paper goods and cooking supplies but overall it was fine. The master bed and bath were comfortable and roomy. The refrigerator was quite loud at night but with the fan in the master bedroom and the door closed, it was not a problem. The property management gals were great and very responsive to a wifi issue which was resolved promptly. The location of the condos is very convenient to shopping, the beach and restaurants. "

Wow! What a location! This property was even better than advertised. The views of the golf course were phenomenal with the sunrise available from the lani and master bedroom. This is also a superb location within easy walking distance to shopping. Although it didn't matter during our stay, the master shower could use a new shower head and joining the twin beds into a king was not done properly. "Work and relaxation
After a minor miscommunication with the cleaning crew before we arrived, which Michelle solved quickly and graciously, our stay was amazing. The unit is on the top floor and very quiet. The golf course views from the lanai were both beautiful and relaxing. One of the properties pools is directly across from the unit and the work out facilities are more than adequate. It's a short walk cross the street to either the King or Queens shops for supplies and an assortment of great food choices. I will definitely stay here again and thank you Michelle for the delicious fruit basket and bottle of wine. You made this trip with my son a memorable one. We'll be back as soon as we can.

Place was nice-looking and clean. Location was convenient - by marketplace, high end shops, and golf course. Property manager was very nice. However, wifi didn't work. Master bathroom has no door just nice opening. Difficult to sleep when someone sleeps earlier than the other or wakes before the other. Master shower had very low pressure/water. We have stayed at Waikoloa Beach Villas many times and always enjoy it. H32 was nicely situated across from the pool and overlooking one of the holes on the golf course. The unit was clean, well maintained and the kitchen had all the amenities you would need. Apart from the lovely songs of the tropical birds we were treated to the souds of two wild turkeys on the golf course and in the gardens. We enjoyed being able to grill on our own sundeck overlooking the golf course. The gardens are unbelievably well maintained and it is a short walk to two shopping areas and the beach. It was nice to be able to park the car in the garage, which came with boogie boards, umbrella, beach chairs and a cooler. Great place to stay!"

"Waikoloa Beach Resort
The condo was everything I expected it to be. Comfortable furniture, very spacious, and very clean. The development is well taken care of and quiet for the most part. The only problem with this unit is it located on the golf course which is not owned by the development. At 5 am they start grooming the golf course. The gas grill on the lani is a bonus in this condo. I have stayed in this area before and will return again."

Very nice two bedroom. Good looking furniture and little wear and tear. Very clean. Kitchen was missing serving dishes and spices. stools at kitchen counter would have been a plus."

"The unit has everything you need. It is beautiful and very well maintained. I was very impressed. The kitchen is fully equipped and all modern appliances. Convenient entry into a gated community. Right next to shops, restaurants, convenient store, and gas station. Beautiful beaches nearby and all the beach toys to make beach visits perfect! Very helpful management assisted us with wifi issue the same day. Would stay there the next time we go to Waikoloa."
