You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! "Great Family Holiday
We enjoyed our stay in this condo. The property is in a great location to visit many of the beautiful beaches in the area. The property grounds are beautiful and immaculately kept. The condo had good space for our family of five, and it is well stocked, beach chairs, coolers and lots of beach toys. A full spice rack, dishwasher and washing machine pods.
The bathroom set up is efficient and lots of closet space. The condo was clean and comfortable. The only downfall is the $25 a day fee for the beach club. The beach club is nice but children are not very warmly welcomed. Lots of rules, kids can’t be in the pool without being constantly reprimanded. It would be nice to have to the choice of the beach club. Most days we did not go there due to the strict rules. "

Michelle was great. The vacation rental was clean other than there were these tiny ants that would sting . The furniture is very outdated . The worst thing was the A/C the temperature for some unknown reason would change all the time!! Had to pay a resort fee of $25 a day even for the day you check out by 11:00am. Th ladies at this office were very unfriendly."

"Had a wonderful stay.
The pictures are exactly how the unit is but the unit looks way better in person. The unit was very clean and well maintained. I would suggest updating the shower fixture in the secondary bathroom because it was very hard to turn on and would make whining sound. We got quick and easy responses from the property manager. I would recommend staying here if you like quiet, nature, privacy, cleanliness, and need a well equipped kitchen, games, and private BBQ. I did not care for the restaurant. The menu was limited (chef sick) but we still had to pay full price for the resort fees. The pool was beautiful but we never got the chance to use it. I recommend walking the ocean view trail accessible from the property."

"Fantastic Property!
This property had everything you could want and more! The unit was clean, well-maintained, and fully stocked. Our 12-year-old loved the foosball table and PS4. We appreciated all of the beach equipment...boogie boards, chairs, umbrellas, coolers...eveything you could ever want for a day at the beach. The property management company was wonderful and responsive. The only downside was that the pool and pool area is not super kid-friendly, and there was no common area for us to hang out with family who stayed at another unit. But otherwise, an A+ experience. Would definitely stay there again! "

We had a wonderful stay at this property. I will book again when returning to Hawaii. The condo was super clean and had everything you need for a vacation stay. I had a question for Michelle, the property manager and she responded very quickly. We had 3 adults and 2 kids and had plenty of room and sleeping space. "Halii Kai 2B
Stayed in this property for a month and found it to be clean and in good condition. Air conditioning was preset at 75 and 78 degrees which we found to be unacceptable. Although Kohala Management/owner agreed to send out technician to check and reset unit, it did not clear for long. Feel that potential AC costs should be built into rental costs and renters not be expected to "put up" with uncomfortable temperatures. Outdoor furniture not very comfortable or set up for dining, guests wanting to eat outside would have to hold their plates as coffee table was extremely low to do that."

"Great Condo with lots of amenities
We had a great stay! Condo has everything you need with lots of amenities for the beach and pool. The beds we’re comfortable. Everything was clean and well kept. My only complaint is you have to pay to use the pool. I should’ve read the fine print a little better. And because there’s a bar and restaurant at the pool, you are prohibited from bringing your own drinks. Being able to bring our own food and drink is a part of the reason why we prefer staying in a house or condo vs a resort. The fee to use the pool is $20/day. I was charged the entire week even though we only used the pool twice. Apparently there isn’t an option to pay by the day. Other than that, the condo and property are beautiful and close to the beach, shopping and restaurants."

We loved our week long stay at Hali'i Kai! We loved the location north of Kona; close to great snorkeling beaches & hikes. Michelle, the property manager, was very helpful and promptly answered any questions we had. The place was nicely decorated and beds were very comfortable. We didn't mind the 5 -7 minute walk to the pool area, though did drive a few times during the heat. We loved the sand bottomed hot tub & having dinner by the pool, watching the amazing sunsets. We also appreciated the comfortable beach chairs & snorkel gear. The only issue was that the outdoor furniture wasn't too comfortable. Though overall, a great place to stay!"

"A nice getaway
Hali’i Kai is a very nice condo community... well maintained landscaping, great location, lovely pool area with a grill and poolside service (servers were great), and very quiet. Our unit (2B) was nice... clean, convenient. This unit was advertised as having a golf course view, however, that view was totally obscured by a dense row of trees and messy shrubbery, so that was disappointing. It was nice to have a covered parking spot."

"Clean unit close to beach and all amenities
Easy check in, sparkling clean unit. Enjoyed the pool on the water with the restaurant. Beds and bedding need to be updated and found the patio furniture pretty but uncomfortable to relax and read my book. We appreciated the great communications and early check in. The only issue was although check out was at 11 the cleaners knocked on our doors/entered the unit twice before 10:30 am while we were finishing our last morning and packing up. "

"Stay-cation with out of state family
We were thoroughly satisfied with our stay here at halii Kai 2B. It had just about everything we needed to enjoy our stay outside of Kona in the resort area of Waikoloa with family. Location is great right next door to Hilton Waikoloa. Kitchen stocked do well; I was able to cook for my family various meals with options for pots pans containers. The master king bed was very comfy, and the bathroom very nice. The a/c & fans were a little tricky to figure out, but after the first night we were able to then adjust it to our liking. We also enjoyed the pool and restaurant located all inside the resort, although it’s a bit of walk to the back, you can also park down there or find a visitor spot and not walk as far. I really can’t “complain” about anything from this condo, it was stocked also with anything you need to enjoy the beach or other activities they have at resort like basketball court, tennis court and put-put golf! But all this aside, what we really loved was it was clean!! Really excellent place for a family of 6! Thank you!!! Looking forward to staying here in the future again!!"

"Ready To Be Home BUT Not Ready To Leave!
This condo is very comfortable, save one thing that I will address later. Hali'i Kai is well located and well planned. While the property is on the ocean, this unit is 1/2 mile from the ocean and does not have a view of it. That doesn't mean that you can't enjoy the view or spend time on the ocean. The pool, bar, bistro, workout area is on the ocean and is truly wonderful. The pool is not really for swimming much, only 3 to 3 1/2 feet deep. But for cooling off or for children to play, it is perfect. It is beautifully designed, with lots of comfortable lounges. The staff at the pool are outstanding, helpful, and fun. The whales must have been well paid in advance for such daily displays--that was a joy. The unit itself is well appointed and very comfortable but for the lanai furniture which was the only thing about which one could be unhappy at all. We would go back in spite of the lanai furniture, not because of it."

We thoroughly enjoyed our stay in 2B. The home was very well stocked with beach chairs, towels, a boogie board, tennis rackets, even a collapsible wagon to tote items. We liked the fact that this unit is not near the pool - it was very quiet and we enjoyed the stroll to the pool and restaurant each day. We also liked that Hali’i Kai is a bit tucked-away from the busy Waikoloa Beach Resort area. Management was responsive to our questions. My only suggestion is that not so much fragrance be used in laundering the towels and bedding."

"Hali'i Kai- A Great Place to Stay
From before we stepped in until after we got home, we were very satisfied with the customer service we were afforded as well as the accommodations of Kali'i Kai at Waikaloa 2B. I forgot some items in unit when we checked out but management was right on it and the items were returned in such a timely manner.
The unit 2B was clean and well stocked, comfortable, and peaceful. Everything was in working condition. Parking was great, the pool was great, the tennis court was perfect. There was enough space for the kids to lay around and enjoy their games inside the unit.
We will definitely stay there again and have recommended the unit to other friends."

"Great location, clean rooms, beach
The property was clean and well furnished. We had minor issues with over-cooling AC, and smoke detector triggered by BBQ grill. Toaster was not in the best condition but it was readily replaced upon request. Otherwise we enjoyed our stay. The location is great and amenities were up to expected standard. Also, thanks for provided beach chairs, umbrella, and cooler bags - they made a big difference."

"Great stay
Thoroughly enjoyed our vacation. The pool is incredible and the bar/restaurant at the pool was an added bonus. Only two issues which were minor, the bed in the master is not real comfortable and there is no way to lock the front door so we had to be on constant watch as our toddler was able to easily open the front door and walk outside. Aside from those minor issues, a fantastic condo and complex well worth it. "

"Nice and Close
Have stayed at Hali Ki many times and it never disappoints. Great pool with bar and restaurant. Pool is never overly crowded which makes for a nice experience in getting a pool side chase. Condo is well appointed and perfect for a party of 4 like we had. It would be a bit small if you had to use the pull out bed though it can accommodate 6 people. BBQ on lanai works great but creates much smoke that will set off smoke alarm if you leave the lanai door open for a bit too long. Everything worked well and had all we needed for a day at the beach. No view from this condo but only a short walk to the best sunsets in all of Kona."

"Waikoloa Paradise
Very nice condo with extremely comfortable beds. Neither of the bedrooms had a cable box so you could not watch TV in bedrooms. Kitchen is well appointed and stocked with everything to cook a great meal. The Ocean Club is great!!! Great restaurant!! Better than anywhere we ate, and we ate at some nice places at very nice resorts. Kathy and Cheryl were the best! The pool is very nice also! I would definitely stay here again!!"

"Great place for families!
This place was an excellent stay for us, our 2 little ones and our parents. The master bedroom was large enough to set up a cot for our toddler (was in the condo) and a play pen for our baby and was separated from the other guest bedroom. We loved the ground level feature, and went for morning walks on the grass each morning. The condo was well equipped with everything we needed for a day at the beach (beach toys, cooler, even a wagon to haul everything around!). We absolutely loved the pool; compared to other Waikoloa properties we have stayed at, the view of the ocean and the on site restaurant was a nice treat! Thanks for the great 2 weeks!"

"10 Days on the Big Island
We have stayed at the Hali'i Kai previously, first time in Unit 2B. The unit layout and size was great for our needs. Being on the golf course side was nice, as our lanai was private and quiet, a great place to read in the morning. Upon arrival the hot water tap in the master bathroom was sitting on the counter. There was an email from Michelle from the property management company advising that a maintenance man would be around the following day to replace the taps. They were replaced that next day. That same day in the evening we noticed a considerable amount of water in the cabinet under the sink. I noticed Michelle of this issue and she said someone would get back to me with a time for maintenance to come in and have a look. I did not hear from anyone for the remaining of our holiday (9 days). After a few days of wiping up under the cabinet, we put a large cooking bowl under to collect the water. Despite this issue, the unit was adequate and fitted our needs. We would consider staying in Unit 2B again in the future."

Great Condo subdivision on Waikoloa. Clean, great grounds, pool, food, staff excellent. Unit 2b is good, but needs updating, but it is well stocked with all you need for beach, pool and great grill on back deck. Definitely would stay in this unit again. "

"Beautiful and perfect location!
This is our third time back to the island but first time at Hali Kai. We loved it and would love to book again in the future. The property was beautiful especially the pool. The staff at the restaurant were very friendly and service was quick. The food and drinks were excellent. Loved the ocean side work out room. "

We loved unit 2B. It was perfect for our family of 4, especially with 2 twin beds in the 2nd bedroom.

The Hali'i Kai area is pristine. And the pool area is perfect, we went several times during our stay and even went for a final swim on check-out day."

"Beautiful Location & Clean Condo
The overall complex was very clean and well maintained. We saw many gardeners and cleaners always working to keep the grounds looking beautiful. The location was great - a quick drive to beaches, hikes and restaurants. Another plus was the pool, sand bottom hot tub and bar. The pool area overlooked the ocean with some spectacular views and the bar had daily happy hour from 2pm - 5:30pm!
The condo itself was also very clean and comfortable. It was nicely stocked with kitchen supplies, beach towels, boogie boards and plenty of toys and games. I would definitely recommend this location to others, we had a blast!"

"The property was perfect, property management team was FANTASTIC!
Property was as described. Pool was perfect with views and available food. Our rental had lots of toys and beach accessories to use (we even left some boogie boards with view windows and sand toys for the next renter). The property manager and team was fantastic! We ran out of propane for the BBQ and they promptly brought another. We also had a medical emergency the morning of our departure and hey worked with us to accommodate a few more days at the property. I would highly recommend any property they manage just because I know you'll be taken care of!"

"Hali'i Kai in 2017
We enjoyed out stay at Hali'i Kai. It was our first time staying there, but always stay in the Waikiloa Resort area. The condo unit was clean and well equipped with everything that we needed, linens, kitchen ware and cooking spices. The Ocean Club is a wonderful location, working out while you whale watch, dining while watching the sunset, and just to enjoy the pool area. We would definitely stay there again."

"A great beginning to 2017
This is our third time staying in the Hali'i Kai neighborhood. We really enjoy this area because of its smaller size, privacy and the pristine upkeep of the properties. Tops is the neighborhood pool/restaurant where the staff is welcoming and the views amazing. Watching whales is a plus! Our rental at 2B was clean and comfortable. The kitchen is fully equipped and the tv in the living area was definitely above and beyond nice!! Thanks for the great time. "

"Love Halii Kai
This is our second time renting a condo at Halii Kai. The unit again was lovely, filled with everything you could need to live there. The real draw though is the property. It is gorgeous. "Cozy Condo Retreat
We absolutely loved our stay at the Kali'k Kai condo! We arrived in Hawaii pretty late, when we arrived at the condo the code for the gate at the condos did not work, we called the management company and she called back right away, gave us a new code and made sure we were all tucked into our home away from home safely. The condo is perfectly located on a golf course, which was paradise for my husband as he loves to golf. We took advantage of the kitchen by making breakfast a few times and staying in for dinner on a few occasions too. The patio was a quiet, serene place to enjoy your coffee, breakfast, dinner or a glass of wine. The only issue we had was we couldn't find the snorkel gear that was supposed to be included. It was minor and we didn't mind as we were renting another unit on the other side of the island that included snorkel gear as well. We decided to snorkel over there. While staying at this condo we visited Waipio Valley lookout, Hapuna beach and several of the small towns along the way. The Hawaiian Style café in Waimea was our favorite breakfast spot. We also had an AMAZING dinner at Merriman's restaurant in the little town of Waimea, we highly recommend if you enjoy a great meal. We were in Hawaii for 9 days, 4 of which we stayed at this condo, 3 in a house we rented near Hilo and one night at the Sheraton in South Kona. This condo was by far our favorite because it was cozy and relaxing and in a great spot for visiting lots of sites. We would definitely recommend a condo from rather then staying at one of the over priced hotels like Hilton. We visited the Hilton while staying at the condo, although it's fun to walk around the grounds, it is packed with tourist. The condo gives you a feeling of living in Hawaii. Thank you to the ladies at the management company who helped make our stay awesome! We would definitely considering staying here again if we return to the Big Island. "

"Hawaiian Getaway
This was a wonderful unit. The unit feels brand new and is very comfortable for a family of 4. Being on the ground floor with access to the grass behind is a big plus. The beds are very comfortable. Though it is a longer walk to the pool area, this means that it is a shorter walk to everything else in Waikoloa. The complex overall is beautiful and the migrating whale seem to hang out right off shore at the pool. "

"Lovely place to stay
Hali'i Kai is a beautiful neighbourhood and B2 is a great unit. Golf course view, faces south, resident gecko on the lanai - what more can you ask? Appreciated having good cooking knives, a large stir fry pan, BBQ on the lanai, board games in the cupboard, and all the beach equipment you could want - including a beach umbrella.

Very quiet unit - no noise at all from neighbours.

Small points: Guest info book needs updating (for example, the phone is apparently no longer available and housekeeping no longer comes every 5 days). Also, although the property management company was great to deal with when booking, there was no response to a message we left regarding a small issue during our stay. We figured out the part of the issue that mattered, but still...

That said, all in all an excellent stay. We'd book this unit again another time."

Enjoyed our week in beautifully-maintained Hali'i Kai. The property is conveniently located with a beautiful Beach Club an easy stroll away. The real estate company and Michelle were helpful and flexible in setting up our visit and the manuals in the unit explained the workings of the appliances. The owners and property managers need to work on a few bothersome details to enhance their guests' experience: there is no land line phone service, the BBQ on the lanai is rusted out and dangerous, there are no wine glasses, and the one boogie board kindly supplied was cracked. "

"our hawaii stay
It was a beautiful unit in a beautiful complex!
We had ants in the front bedroom and called but no one returned call.
The code to get in the property had changed so at 11 pm with tired kids we couldn't get in. Took well over 20 mins. Then our front door code was also wrong. That was not a good start. "
