You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! "A Little Bit of island Paradise
#204 was an absolute oasis of relaxation during a busy 10 day trip for us. The accommodations were roomy (2B, 2.5 Ba), spotless, and equipped with everything you could possibly need during a stay (including dishes, cookware, beach chairs, boogie boards, snorkels).
The property felt like a resort. This condo is towards the back of a well-maintained property and was very quiet during our stay. I loved that one of pools was located mere steps from our door, our condo had a lanai and a balcony overlooking the golf course (which we used every morning), and even had a washer/dryer. Additionally, Colony Villas is conveniently located by 2 shopping centers that have grocery stores (which we frequented).
All this, coupled with the golf discount...we'll definitely be returning."

"Great anniversary getaway
Our stay was awesome. My wife and I planned this getaway to celebrate our anniversary and had some friend join us in Waikoloa for a fun time. The unit is located right next to one of the pools and we got to get some nice R&R out there. This unit had everything we could have needed from beach gear to extra bedding for one of our friends who joined us. The unit overlooks the tee box of hole 9 on “the kings course” which I loved as a golf fan! (Be sure to take advantage of the golf discount offered with this condo, saves quite a bit for you if your playing golf.
Great place to stay and great location to explore all of Waikoloa resort area!

"Colony Villas Luxury Home Away from Home
My wife, two year old son, and I stayed at Colony Villas number 204 for a week. Everything we needed from dishes and cookware to everything to visit the beach was included we were more than surprised at all the supplies available that made our stay feel like we were at home. The Villa was absolutely gorgeous with tons of space and vaulted ceilings, Roku TV, and 2 balcony. Our two year old loved going up and down the stairs, playing in the pool, and all the birds in the area.

A few minor call outs were the floors needed to be cleaned better. Our feet were pretty dirty after walking around for a couple hours. Some of the dishes and blankets were not fully cleaned. And we found female underwear behind dresser in 2nd bedroom.

Despite those issues We will be back for sure to stay with . "

"Excellent Hawaii Vacation Spot
We loved our stay in this Condo. It was as advertised, even though Kohala Coast was the new owner of the property and we booked it with the prior owner. The process went smoothly. Check-in was easy. Neighbors were friendly. The condo had plenty of beach gear we were able to use. We loved it. We did have 2 big centipedes show up in the kitchen during our stay, but that may just be Hawaii thing. "

"The perfect place
This was my third time to the big island and second time staying in the Waikoloa area. This condo is just perfect! I have nothing negative to say. If I was forced to critique one thing, it would be that the pool closest to the condo does not have a hot tub. The hot tub is located at the pool at the other end of the complex - an easy drive away but not as convenient. Other than that, the kitchen was well stocked, the beds were comfortable, plenty of towels and beach supplies, plenty of sitting areas. My husband loved that the sidewalk was lit around Waikoloa Beach rd so he could run before sunrise every morning.

The check in and out process was super easy - everything was in the app that was provided prior to checking in. I would definitely stay here again!"
