Bookings canceled at least 30 days before the start of stay will receive 100%.
Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

The Property Manager will process refunds within a reasonable timeframe following the cancellation. The Guest acknowledges the cancellation policy and understands that the Property Manager is not obligated to re-rent the Property.

"Do Everything or Absolutely Nothing
Celebrated an anniversary on a cold and rainy May weekend - still fabulous time. Located close enough to great vineyards, wineries, restaurants, and breweries; and can't get any closer to the water! Do everything or nothing - it's your choice. The shack it that, a shack - that was the expectation and that's why we enjoyed it. The management group was extremely communicative. "

"Over Priced
2nd stay approx. 2 years ago. Everything was exactly the same with no improvements including the electricity not working on one side of the bed, towels were stained (bring your own), cable tv was not working considering the owner did not pay the bill, The bathroom floor tiles are falling apart, the faucet needs replacement, windows need to cleaned and painted, I covered the couch with blankets due to the smell, the outside furniture was stained and didn't even use (brought my own chairs). The good news is you have a private beach that is yours to hang out in the north shore. We paid a lot more than we got."

"LOCATION! LOCATION! PRIVACY WITH A VIEW!
Perfect Beach vacation rental for a couple--anyone over 21. For us it was reminiscent of a cottage used over 10 summers on an island near Greenwich, CT.
Best features--private beach and the view from the cottage wall of windows and front patio/ beach.
LaPlage [French and seafood] nearby and the Bluewater Fish store [fresh seafood, prepared, and take-out meals], and the Greek Island Diner were all very good.
Farmstands [Briermere and others in Riverhead] were fine but way over-priced. Did not get to vineyards, but bought a lovely local Riesling.
Could also be a fun place with one or two kids or grandkids. (No dishwasher so bring lots of paper plates.)
Photos of cottage are accurate. Emphasis on rustic. Owner needs to encourage and allow some luxury touches and amenities-- in bathroom and bedroom.
[Agents} Debbie and Virginia were so gracious and helpful and had immediate response to problem with WiFi/ TV. Debbie also made us feel so special as guests.
We definitely would recommend this setting for any couple that want a quiet get-away.

"Ideal Spot for Two
This cottage delivers as promised! It’s just like the beach houses I remember from my childhood - wood paneling throughout and just enough space to be comfortable. After all, you’re renting this place to be outside, right? Two steps to the sand and two beach chairs to spend delightful days by the water. Bring your books and enjoy!"

"Wow in Wading River!!!
The beach house was perfect! Everything we needed was there. The kitchen has every utensil you will need. We were extremely comfortable the entire stay. Debbie was a perfect host. She made sure we had everything we asked for. We really enjoyed grilling on the deck with the beautiful view of the beach. Sunsets were amazing! We can't wait to go back!"

"Nice location
Fantastic location, and it is a nice small place big enough for 2 people with a great outdoor shower, but the cottage was not so clean. We made the mistake of dropping something under the bed and found hundreds of dead insects suggesting it hadn't been cleaned in months under there. And plenty of cockroaches in the kitchen. I guess a real rustic beach experience, eh? Needs some TLC."

"Private Paradise on the Sound
This place was a hidden gem! We were in bliss from the moment we walked in. Even better than the photos portray. The cottage has a quaint seaside cabin feel and was literally steps from the sand and water. It is on a quiet street and has a very local, relaxed vibe. We only saw a few people during the day and it was very laid back. An absolute dream! It was clean, well stocked for cooking on their propane grill on the deck, and we felt right at home. The view is just beautiful. The property managers were friendly and helpful through text. I had concerns about the temperature in the July heat, but it was perfectly comfortable in the AC during the day (what little time we spent indoors) and with the windows open at night, could hear the gentle waves of the Long Island Sound with a nice breeze. We visited a nearby vineyard, stopped at a Lavender Farm, and spent the days relaxing on the beach which is just steps from the cottage. Well equipped with kayaks which were fun to use, beach chairs, and beach umbrella. The flies on the beach are easily deterred with bug spray, so be sure to bring some. The Wifi was fast and we spent our one rainy evening enjoying Netflix on their tv. Since it is on the Sound, the beach is has large pebbles, so bring your water shoes. Our senior dog loved walking freely on the beach in the mornings and we're so grateful they are dog friendly. We were able to build a small fire on the beach near the water (just check with the property managers for directives) so stop for firewood at a gas station before you get there. We couldn't believe that we were only 1.5 hours from our Brooklyn apartment and can't wait to return to this beach oasis!"

"I love this company and this property
From the moment I arrived at this lovely location , I knew it was going to be memory ’s a cozy, rustic beach bungalow with everything I desired. The decor is fresh and beachy.The best part is walking outside to the sand whenever desired. We were able to kayak, watch sunsets and grill from the patio. I even had my first fishing �� lesson! Walking the beach, strolling over to the fabulous restaurant and enjoying the tranquility of the neighborhood was 2nd to none. If you’re interested in exploring the area, you’re very close to dozens of breathtaking wineries , farm stands and gorgeous scenery. The owners of this company are extraordinary business women with a deep understanding of customer service for all they serve. They were very communicative and knowledgeable. I highly recommend contacting them if you’re interested in any properties in the area or if you’re an owner looking for dedicated property management experts. "

"Tranquil and Peaceful Getaway
My husband and I stayed at The Joyce for three nights over Easter weekend and had a truly relaxing and enjoyable time. The cottage is small but very comfortable and comes equipped with anything you would need for your stay. The location is idyllic and the view from the living room window is absolutely stunning. The cottage is located on a quiet street, but we met people out and about who were extremely friendly, and the hosts were also terrific. Debbie and Virginia were the perfect combination of communicative and responsive but also hands off and respectful of our privacy. A huge plus for us is that the place was pet friendly, so we were able to bring our two dogs. It was the perfect long weekend, and we would definitely love to return to Wading River someday."

"Can't beat the location
If you want to be RIGHT on the beach, this is it. The location is gorgeous. My kids had a blast playing in the sand right off the deck as we grilled or relaxed with a glass of wine. There's also a playground less than a mile down the road, also on the beach. The beach is a little rocky here, but the water is calm. Inside the house is very basic - it's definitely a beach shack. But we found everything we needed to cook dinner at home most nights. The caregivers were very responsive, checking in on us the first night we were there. When we were having issues getting the outdoor shower to work, they tried to fix it right away (and then my husband ended up figuring it out in the end). We also really liked the location of the home overall. It's not as far out on North Fork, so it's very easily accessible to Riverhead AND all the wineries/breweries. All in all, a great long weekend beach getaway and we would certainly stay again."
