These rates are not fixed and may vary based on demand.

The base rate applies for up to 8 people, an additional 100 USD per person per day is charged for 8 to 16 people, and the rate for 17 to 20 people remains the same as for 16 people.
 
Property Manager reserves the rights to change these prices at any time and host sales and promotions at its discretion on its own website or associated platforms. Regardless of any activity undertaken by Property Manager. the nightly minimums above will apply before we confirm any bookings unless expressed or updated otherwise.  

Cancellation is free until 28 days before check-in.  

Preference Sheet Timeline:
To ensure smooth operations, we request that the preference sheet must be received no later than 20 days prior to the guest's arrival.

Concierge Services:
We do not authorize any external parties at the property, unless previously agreed upon. Additionally, no outside concierge personnel should not be present at the villa throughout the guest’s stay. No curators or agents are allowed at the villa during the booking period, unless previously agreed upon. All Pre-stock and groceries, to be purchased by our chefs. Our Concierge is available on the phone from 8am-8pm, also available on-site on a daily basis.

Payment Policy Update:
To confirm the booking, a partial payment of 50% is required upfront. The remaining 50% is due 12 weeks prior to the arrival date. For bookings made less than 12 weeks before the arrival date, the full amount is required at the time of booking.

Security Deposit:
To ensure the protection of our property, we require a security deposit of $2,500 upon booking. This deposit is fully refundable after the guests’ stay, provided no damages were caused during their visit.

Pets:
We welcome pets with prior approval, subject to a fee of $250 per animal. Please note that any damages caused by pets will be the owner's responsibility, and additional charges may apply to cover the costs of deep cleaning.

Tax Explanation Request:
We require a comprehensive explanation of the tax added to each booking for future reference, along with clarification on who bears responsibility of its payment.

Day Pass Implementation:
Our Day Pass is for a 24-hour pass for extra guests (outside of the booking), priced at $125 USD, per person.


Check-in & Check-out times:
Check-in time is at 3:00 PM, and check-out time is at 11:00 AM. Please note that late check-out or early check-in is not permitted without prior consent. However, we do offer the option for guests to drop off their bags in case early check-in is not available.
