*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 8 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 2 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

This Lake Tahoe home offers beautiful panoramic views of the lake and mountains. The house offers a nice open layout so you can really spread out while in the house with family or friends. With a pool table and indoor hot tub you will will have all the comforts of home with a few added perks! Located just minutes from the Stagecoach ski lift at Heavenly, what more could you ask for in a Lake Tahoe vacation home. In the living room is a pool table with an amazing view of the lake. BR1 master, has a queen bed, TV and full bath; BR2 has a queen, TV and a shared full bath; BR3 has 2 bunk beds both with twin on top of twin. The indoor hot tub is in the hallway along with a full bathroom and a laundry room.

There are many steps from the parking area to the front door of the unit. The driveway is also steep and gets icy during the winter. There are 2 spots in the garage for this unit, the garage could be a tight fit for large SUV's. There is outdoor parking for large vehicles that is first come first serve.


You will have access to the community pool and hot tub. It is just a short walk to the pool. ~ WCPM does not operate the pool or hot tub area. ~

Thank you for booking your vacation with INC. (WCPM) Please help us to keep our home a vacation rental by abiding by the neighborhood rules.
Please read and sign our rental agreement, cancellation policy, house, and city rules for vacation rentals.
Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older

Cancellation Policy:
1) Coronavirus (COVID-19) or any other sickness or illness: WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking. WCMP is not a traveler insurance provider and will NOT accept any cancelation due to any Coronavirus (COVID-19) or any other sickness or illness outside of our normal 45-day cancelation policy. WCPM does not sell travelers insurance and does not have a recommendation of what traveler’s insurance company any traveler should use.

2) At the time of booking you agreed to this cancellation policy. Written confirmation of cancellation MUST be received prior to 45 days of check in date.

3) You may cancel up to 46 days before arrival with a forfeiture of the booking fee. Cancellation of 45 days or less to check in date, forfeits all rent, taxes, cleaning fee and reservation costs.

4) Up to 21 days from check in, renters do have the option of taking a 100% credit towards a future stay, for the same property, to be used within one year of the original stay dates, or a 50% refund. New trip must be scheduled within one year of original arrival date. Changing stay dates is subject to different pricing for that season. If you change to a higher price season you will be responsible for new pricing charge. Changing dates to lower price season: there is no refund of lower cost. If you change your stay dates up to 21 days to the date of check in this means you are paid in full and there will be no change to the cancellation policy. This cancellation policy will indefinitely apply to the original stay dates. If you would like to move your stay dates, we will only move the stay dates one time.

5) The 50% refund is 50% of the entire amount paid including all fees and taxes.

6) Within 20 days from check in there is no option to reschedule the trip or receive any refunds.

7) (WCPM) reserves the right to refuse service to anyone if WCPM deems a renter un-fit to rent any property during the booking process and or during the stay.

Weather and “events” cancelations:
1) There will be no refunds due to events out of our control. These types of “events” are, but not limited to, ski resort closures, event cancellations, casino closures, fear of travel, and OR pandemic and or epidemic, stormy weather, or power outages, forest fires, smoke/Air quality or other acts of mother nature out of our control. During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more on the date of your arrival. Your reservation is valid for the remainder of the time. Road Conditions: or from California Again, WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking.

2) We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury. Occupants agree to hold property owners and , Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, trees, flood, negligence, fire, theft, utility power outages or any reason. Please call when reporting an accident at the property so that we may be of assistance if possible.

3) There are no refunds if you find your lodging to be unsatisfactory.

4) Yes, it snows in Tahoe in the winter, we are next to Heavenly Ski resort after all. Please be prepared for longer travel times during storms as traffic can get backed up. It is your responsibility to know the road conditions and to have the proper chains and or snow tires required by officials to travel through snowy mountain roads. The city or county does the snow plowing through neighborhood roads and that operation is out of our control.

Payments:
1) The name on the reservation and the name on the credit card used must be the same. If you choose to use another credit card for the balance: You and any guest in your party whose credit card was used as payment, acknowledge by signing this contract that you and any guest in your party waive all rights to dispute any credit charge for rents, fees and taxes and or charges as listed with in this contract no matter who’s credit card was used as payment, made by our company , WCPM, World CPM or otherwise listed on your credit card statement.

2) A reservation can be made with a 25% down payment paid by credit card when the reservation is made. If your credit card is declined at the time of booking the reservation will be canceled for nonpayment. Full payment is charged 45 days prior to scheduled arrival date. If a check or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 45 days prior to arrival, full payment is due when the reservation is made. If no other payment is received 45 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 45 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 45 days prior to your arrival.

Violations and Enforcement Per County Ordinance Chapter 20.622 Lake Tahoe Vacation Home Rentals
1) NOISE ORDINANCE 9:00pm TO 8:00am DAILY in every neighborhood no matter the situation. There could be a $2500 civil penalty per Douglas County Code 20.622.050 (C.2) Violations and Enforcement if any violation is found during or after your stay and is enforced by the County.

2) There will be no outside congregation after 9pm.

3) $1000 minimum charge if management, security, fire department, police, or any emergency officials are called to property for any type of disturbance and or violation. You and your party will be evicted and forfeiture of all rents and deposits if found to be in violation of gross misconduct, damage, disturbing the peace, higher than permitted occupancy than agreed, unauthorized use for weddings, receptions, parties, or loud group functions. There will only be one warning for violation of noise ordinance, after the first warning if the violation continues it will result in eviction with no refunds.

4) Weddings are NOT allowed of any kind or size, on the property or at the house. This includes any beach front property. You will be shut down immediately.

5) Max occupancy of this home is: {{listing_max_occupancy}} The county/city only permits a certain amount of people allowed at each vacation home and we must follow this to keep our permit.

6) Per fire safety and County/City rules, street parking is not allowed. Please see any notes in the home on where to park. Failure to comply will result in possible eviction and or your vehicle being towed at owners’ expense. If you have questions, please call us. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the person of the vehicle.

7) Management reserves the right to inspect the property for over occupancy, noise or other violations of County and State Laws.

8) You must be 25 years or older to rent a house in Douglas County. Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.

Additional charges/fines that may result if:
1) Any lost or misplaced keys will be charged $150+ per key for a locksmith.

2) Any lost or misplaced garage door openers, beach passes or pool passes (if applicable) will be charged a min of $200 for replacement. If you accidentally left one in your car, please notify us and mail back.

3) There will be extra cleaning/replacement cost fees if we find: Damage to house, missing items such as towels, extraordinary cleaning, trash throughout the house, trash outside the house, cigarette butts, etc. Please pick up after yourself.

4) If the house you are renting has a propane BBQ: do not for any reason put charcoal in the BBQ! Yes, we have had this happen and it ruins the propane BBQ!

5) PETS: The only houses that are pet friendly are ZC1298 and SL294. If you have rented a house that is NOT pet friendly: We love fur babies, but they are not permitted in our vacation rentals unless allowed and approved by . No pets of any kind, for any amount of time, are allowed in house or on property, unless you are in a unit that is specified to allow pets and approved. Anytime also means that you cannot have a pet in the house for the day or a few hours, example: if a friend visits and they have their pet with them. If there is any evidence of pets it will result in extra cleaning charges, min of $450. This is inside or outside of unit. Service animals must be approved by . If you have rented a home that is pet friendly, please pick up after them.

6) NO SMOKING of any kind in any house or on property. Evidence of smoking will result in a min $500 charge for cleaning. You will be charged for steam cleaning and all damages. Any picking up of cigarette butts in the yard, driveway, and patio could result in extra cleaning fees. Unfortunately we have had to implement this no smoking rules, too many people have violated this and have left cigarette butts in yards, driveways and decks. Please clean up after yourself. Thank you.

7) Please do not move furniture around. Example: if you move beds around this will result in extra fees to put the beds back where they need to be. Also moving furniture around could result in scratching the floors.

8) All boots, ski equipment, etc., are ONLY allowed in the garage, mud rooms and or designated area. Ski & snowboarding equipment, and melting snow, will damage hardwood flooring, carpet and walls and are NOT allowed inside the house.

9) Fireworks of any kind including sparklers, fire pits- metal or other, campfires, charcoal BBQ’s or any kind of outdoor fire is illegal in all of Lake Tahoe. If you are found to have violated this, you may face the fines from the County and fire department. If we find evidence of fireworks being used from your party; we will share this information with the fire department. We take fire safety very seriously in all of Lake Tahoe, we are in a high fire danger area.

This may seem strict, but we must follow the rules set in place by the county/city to keep renting our home. Thank you for following the rules.

Maintenance, operation, housekeeping etc.:
1) We want you to enjoy your stay and be comfortable at the house you have rented. If there is a problem with housekeeping, maintenance, operation of any appliance or hot tub etc.; AND it is not reported to us there will be no refunds at all. Once a problem is reported to us, we will do our best to remedy or fix the problem, this is not reason for any refunds. If we are not given the chance to remedy or fix any problem, there will be no refund. Anything that is reported unsatisfactory after your stay will not be reason for refund.

2) There are no refunds if you find your lodging to be unsatisfactory.

3) We do our best to maintain operation of indoor & outdoor items (Jacuzzi, barbecues, patio furniture, table games, etc.). Should maintenance to these items cause temporary loss of use, that will not be a cause for refund or compensation. All tenants will be promptly notified prior to arrival if such conditions become apparent. If such items become inoperable during your stay and only if we are notified, we will do our best to get items back up and running during your stay.

-If a maintenance emergency occurs on the property, please call to report the problem, please do not e-mail us with emergencies as e-mails are not checked 24/7. We like to fix any problems as soon as we can and will make every effort to correct the problem as soon as possible.

Amenities provided & Not provided:
We will provide a start-up supply of paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap and kitchen soap. All bath and kitchen towels, linens, blankets or comforters, and pillows are provided. We also supply basic pots and pans, flatware, dishes, bowls, cups & basic cooking utensils. As every house is privately owned, items in the kitchen and bedding may vary from house to house.

We do NOT provide hygiene items such as face/body soap, shampoo, conditioner, lotions, laundry soap, softener, dryer sheets, etc. We do NOT supply items such as plastic wrap, foil, plastic bags, food items, spices, oils, coffee etc.

Hot Tub Rules (If Applicable):
1) Use of outdoor hot tubs is prohibited between the hours of 9pm and 8am per county noise ordinances.

2) Extraordinary cleaning or misuse of the hot tub will be a minimum of $200 extra fee. If you drink in the hot tub, please be careful not to spill any beverage in the water. Example: if you have overloaded the hot tub with people and the water has been displaced very far below the line of the jets causing mechanical problems with the tub. Please be sure to replace the cover and lock when not in use. You must be 18 years of age or older to use hot tub. The hot tub is serviced before and after every rental to ensure the water is clean and safe for use. If there is any issue with the hot tub upon ARRIVAL, please notify us immediately. USE HOT TUB AT YOUR OWN RISK, we are not to be held liable for any skin irritation that may be caused using the hot tub.

Other rules and or Information:
1) If you have rented a house with bunk beds; you are using the bunk beds at your own risk and waive the owner and management company harmless during your stay.

2) Please do not sled or play in any neighbor’s yard.

3) If you have rented a house in a neighborhood with a private beach please do not walk through any neighbor’s yard to access the beach. And please pick up after yourself so that we may continue to use the private beach.

Check in and Check out:
1) Check in time is 4pm; Checkout is by 10:00am. Early check in or late checkout that has not been approved will result in extra rental fees. We will not give a late check out if requested any later than 3pm the day prior to check out and will only be allowed if available.

2) Checkout procedures are also posted in each home: Place dishes in dishwasher and start a cycle. Pick up kitchen, do not leave food on counter or on stove in pots or pans. Trash is to be placed in specified area, example: garage, mud room or bear box and bagged up -no loose trash-. All trash, including bathrooms, kitchen & any outside area must be gathered, put into trash bags then placed in specified area. Please do not leave trash outside of house as you are in the mountains and wild animals will get into trash resulting in extra cleaning fees. Please lock doors, place key in lock box (if applicable) and, for security, tumble the lock code so the combination is not showing, close all windows and set heater at 55 degrees, or to posted temperature, prior to departure. And we hope you enjoyed your stay!

As a condition to the rental of all Vacation Properties, WCPM reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses, damages or violations of county code sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, violations of county code, plus all applicable taxes, WCPM is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked.

Additional Winter Contract

*If you will be renting a home during the winter (November to April) this page will also be signed in addition to the regular rental contract. *

Be advised that when any kind of winter conditions exist, and or during winter, driveways, parking areas and walkways can become extremely slippery – please use caution. Property users will keep driveway clear of any and all objects that could cause damage to snow removal equipment.

~Driveways will be cleared when snowfall accumulation reaches 6 (six) inches and greater. Due to the unpredictability of snowstorms and conditions we guarantee that our crew will be to your property within 24 hours of a 6+ inch accumulation.

~ We will not guarantee a specific time that your driveway will be cleared due to the uncertainty of snowstorms. Routes are 8-12 hours long and start as weather conditions require.

~ I understand that as soon as 6 (six) inches of snow accumulates the snow removal crew is in route and will be to my property within 24 hours. I understand that during a big snowstorm, snow may accumulate as quickly as a foot or more per hour. I understand that after my property has been cleared and accumulations again reach 6+” the snow removal crew will be back to my property within 24 hours of their last visit.

· There is no street parking at all during the winter due to the snowplows needing full access to the entire road.

· We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury.

"Interesting
Great views... you have several cameras in your face on the deck so felt a little intrusive. No umbrella or awning, so it was too hard to be outside unless it was early morning or as the sun was going down.
The view out the master window was a cement stairway to the garage for anyone using it so we had to keep it mostly closed for privacy. Kitchen needed some TLC in cleaning. Caked on grease above the stove area with dust stuck to it and the back splash was splattered with food and grease. Cooking utensils had food on them as well. We live for BBQ'ing on our trips and we never ate other than coffee in the morning and my husband had his breakfast.
The BBQ blocked the view from the kitchen table and the instructions say not to move anything so we stared at the bbq instead of the beautiful views.
You can tell the place was a major hit when purchased and renovated in 2010 but over the years the lack of attention is clear. OLD and dirty everywhere. The toaster had grease marks on it and the windows had not been cleaned and you could see hand prints.

We truly had a great time in tahoe itslef and met so many wonderful people!
I just think you need to have better attention to your cleaning crew. Something are out for your control like the window in the master bedroom that I get for sure!
I would recommend this property if the attention to cleaning was updated!

Exactly as described with great amenities. Blender didn’t work, I had to buy batteries for the livingroom tv remote and some if the pans should be replaced. Also had to carry luggage and groceries up a slippery incline since we didn’t have 4 wheel drive but overall, a wonderful stay!"

"SL294 Review
The unit is well stocked and the view is spectacular (just as advertised!). Carpets had just been cleaned, a nice surprise given this is a pet friendly unit. Dining room chairs and barstools were stacked in the kitchen, tables were on couches, area rug was hung over the kitchen counter and was badly stained on the back (ugh!). Kitchen counter under the area rug was filthy and the unit was very dusty primarily in the areas where carpet cleaning had been done and including the dining room table (table also had pet marks and particles and splatters underneath). Prior to settling in we had to wipe down all surfaces in the main living area, not a great way to start our stay! The mirror in dining area was dirty, the freezer hadn't been wiped out, the pool table had lots of debris on the cover and felt-- a follow-up cleaning post carpet cleaning should have been conducted. The parking passes and TV remote for back bedroom were missing, and we were not provided with any complimentary shampoo and soap for the bathrooms (no biggie, but would have been a nice touch!). Prior to arrival we reached out to the property manager to see if we could check in an hour early, which he advised would be fine (thank you!). We ended up checking in after 5pm and immediately reached out to the property manager. We did not receive a call back for a couple of days and had already left (a day early). Post call and upon the manager's request, we sent along the list above as well as supporting photos. No credit was offered for our inconvenience at the time of our call, and after further consideration we decided to ask. The property manager contacted us post our email, and we were advised that the owners would be willing to extend a discount on our next visit. We declined the offer, and after further discussion, and with some encouragement we were ultimately offered a small discount for our stay. We felt the customer experience could have been much better."

The layout of the place was strange, especially a door in the master bedroom that leads directly out to the share staircase, not ideal with young children in terms of security. The kitchen was spacious but kitchen amenities (pots/pans/etc) were old looking, some were even dirty. The place needs some fixing/updating. For example, the door frame on one of the bedrooms was coming apart. Also, it gets loud when people are outside talking. The patios are right next to the neighbor’s patio, not much privacy if that’s what you need. "

Being a very active family utilizing 's, Air B b B's and Vacation Rentals we found this property, at the price to be overrated. Views were exceptional, however the cleanliness and available cleaning products were non existent. The Kitchen had very dated dishes, utensils, pots/pans, appliances (if any) and filthy cabinets. The kitchen sink faucet broke the first night there, lights that did not work. The Pool Table was filthy, we had to vacuum and brush upon our arrival. The Decor was old dated and dirty. The hallway to the unit was extremely dirty and not taken care of. There were cameras on the patio that could infringe on a Personal Privacy suit as well. You are paying for the views, ONLY. Otherwise this is a $350 per night condo!!! BEWARE."

"Wonderful stay
The condo was better than we expected. We were blown away by the fantastic view. The three bedrooms were ideal and felt very private due to the great layout of the condo. We didn’t use the hot tub (due to an abundance of caution with covid so can’t comment on it) but we did enjoy some fun with the pool table.
The kitchen worked out well as we cooked in the entire weekend. We’d definitely rent this place again. Clean, cozy, really nice stay! The only problem we had at all was we found it difficult to lock the front door but finally managed it!"

WE LOVED THE LOCATION AND THE LAKE VIEW FROM THE CONDO. "Beautiful place with a few hiccups
This place was clean and had an amazing view. The home is laid out very nicely and the private hot tub inside was great.
We did have several issues during out stay. The wifi was spotty and unreliable most of the time we were there. We stayed for 3 nights and it was really only available the first day. It wasn't weather related as our stay was end of May and the weather was nice. The TV had some local channels, but it was not able to access Netflix, DVD's or any other video options. No instructions on how to use it either. And the set up looked complicated. Not a huge deal as we had brought my laptop however the wifi was unreliable. It's a great break from electronics, so no use for the TVs there really.
The rooms are laid out nicely however, the beds are pretty uncomfortable. They are hard to sleep on and even our children had a difficult time sleeping on them the last 2 nights. A tempurpedic top would help a great deal for each bed and it's an inexpensive solution if the owners didn't want to replace them all together. I would plan to bring something to place on the top of the beds to help provide some cushion. They really are that hard.
Lastly, the house above had a group staying there that were incredibly loud. The first night, there was a lot of stomping and noise. They had a party the 2nd night we were there. :( It went on through the entire night and kept our children up, as they could not fall asleep with the noise. We did try and ask them nicely to keep it down about 11:30 pm, however they continued to blast their music, singing, and partying. I finally called the management company at 2:00 am, as the noise persisted! The management company was empathetic and attempted to contact the other company who manages the apartment above. Thankfully, they checked out the following day however it wasn't remedied even with the "noise ordinance" they require you to sign. We lost an entire night of sleep unfortunately and had some cranky kids. "

Very pleasant stay from check in to check out. Condo was clean when we arrived. Kitchen is fully stocked with plates and other essentials such as pots but lacks other essentials that may be provided in other VBRO units I’ve rented such as aluminum foil, sugar etc.. The views from the deck are by far the best part. Pool table was also great. The indoor hot tub is very conviebient but alittle tight to fit 4 people. It is a short 2 min walk to the shared outdoor hot tub. And a 2 min drive to the stagecoach lodge and lift which made getting on the mountain very convieneint. All in all I would highly recommend this unit. "

Only issue was snow/ice removal around property (esp parking area and steep incline leading to building) could have been better - it was very icy and treacherous! Would not be a good choice for anyone with mobility issues - stairs to get into building, more stairs inside and challenging inclined driveway. "

"Perfect Location
We stayed here with our family over Thanksgiving. The property is wonderful and the view is amazing. There was plenty of room to spread out. The kids enjoyed the indoor hot tub and we all had fun with the pool table. Even though we brought our own stuff, the kitchen ended up being very well equipped and we would have been able to cook our entire Thanksgiving dinner with what was there. The only complaint is there was no cleaning spray for counter tops or glass tables. There was also no starter supplies for the laundry, which is standard everywhere else we stay. An updated coffe pot with a timer would make the kitchen perfect. I highly recommend this location. We hope to be back."

"Brothers and Sisters Reunion
Communication was excellent, Check-In procedures were excellent, conditions of the residence was excellent. You may want to update the phone number on the laminated document for the fire place. I was not able to turn the fire place on initially following the instructions per laminated document in front of the fire place. I called the first phone number listed on the document. They said they do not manage the residence I was staying in. The reason for the call was to report the non-operation of the fire place. I then contacted the 2nd number on the document and was able to speak to Stewart. Provided him with the actions I took to turn the fire place on and he stated he was not familiar with the fire place system in that residence. He asked if the pilot light was on and I said, "Yes". After speaking with Steward, he was able to guide me step by step on turning the knobs that were not to be turned down per instruction on laminated sheet to its lowest position. With the cool/cold conditions, we could have close the damper to the fire place preventing cold air from coming in if we elected not to use the fire place. However, I could not locate a damper level to close the damper.
The DVD player on the wall was not useful due to the snowy screen it was displaying during DVD operation.

"Perfect Stay!
We were very impressed with this location. The view of the lake was exactly as pictured in the ad, the breeze coming off the lake was perfect for leaving the doors open while we were there. About 15 minutes from Heavenly, which was great. Condo complex was very quiet and everyone seemed very friendly. The condo was exactly as described. Only complaint we had was that we specifically asked about an iron and iron board and were unable to locate the iron board. I called the management company twice and could not through to anyone, and the wifi seemed to be lagging, but we hardly needed it as we were out so much, but data service on cell phones was spotty at best that high up the mountain. Definitely would stay here again in the future! You will not regret it! "

"Wonderful Tahoe experience!
We stayed in this condo for 9 days and loved every minute of it. The views are fantastic. The condo was very clean and had everything we needed. The management company was very helpful when a wifi problem came up. As others have stated, the twin and double beds in one of the rooms are pretty bad. If they haven't been replaced by the next time we come, we will bring air mattresses. There was a strong afternoon wind most days which was an awesome way to cool the condo down. We stay in Tahoe almost every summer.....this was the best yet!"

"Tahoe lake views in a gorgeous condo!
I travel a lot and usually find hotel rooms don't live up to the pictures. This condo was the exception, and what an exception. The view of the lake is magical and such a beautiful warm welcome when you arrive, not to mention a great way to start your day with a coffee. The rooms are all comfortable sized and beds all comfy. The kitchen has all you need to do some shopping and cook for your stay. Or restaurants are close by. The pool table area is a little pokey, but we managed to have many good games with a family group of four. The deck area is large and has a few separate areas to use.

The arrival instructions are good but the front entry of the building can be confusing as a keypad lock is there (but for another property), after that we had no issues getting in. Follow the instructions and move on. We had a an amazing summer holiday here enjoying the view and outdoors but I can see that the proximity to ski facilities would make this place a next level holiday condo in the winter. Plus the hot tub is a lovely way to end a cold day (we loved it just fine even in summer). Highly recommend this place. 3 bed and 3 bath (2 are ensuites). Great for small or large groups. Plenty or room to be social or have privacy. "

"Tahoe Family Vacay
The home location was great! The view from the livingroom and balcony was amazing. The kitchen was in good order. All appliances worked well, except for the coffee maker. We couldn't figure out why we couldn't get it to work. We have the same one at our company office and still couldn't figure out why it wouldn't work. The utensil supply was ample. The knives were great! The rooms were very roomy and had great views as well. The Showers were not the best. The master bath shower only had one working door. The one next to the faucet did not open. In order to turn it on, you needed to enter at the opposite end and get a quick splash of water as you turned it on. The bathroom in the next room had a red light in the area of the shower which didn't really make it too bright in there. (It was actually pretty dark...and red). I ended up using the shower in the hallway area, which was pretty decent. The overall experience was good minus the 2 showers. Otherwise, I would have scored it a perfect 10! Our deposit was refunded in a timely manner and communication response was very good and helpful. Yes, we would recommend this property and would like to stay there again! Please replace the red light and repair the shower door that doesn't open! :)"

"Great Place to Stay!
Overall, the stay was amazing. My boyfriend and I stayed there last month (mid September). PLENTY of room for just the two of us. There's a big parking garage under the condo's that looks like it's shared. (Things were really quiet the weekend we were there. Whereas there were other cars in the garage, they never moved, and we never saw anyone the entire weekend.) My full size truck fit perfectly. (No lift, but I have big tires and the tortions are cranked) The condo itself was clean and well kept. The view was AMAZING. It made morning coffee that much better. (: The pool table was fun. It's not exactly level, and there are a few spots that are really tight to shoot from. They have a bunch of pool sticks to choose from, but we wished we brought ours. The kitchen came with plenty of dishes, cups, and utensils; however, the pots and pans were very hard to cook with. Our bacon and everything else we tried to cook on it kept sticking & burning. We had to use butter, & constantly shovel a spatula under the bacon. Even then, the bacon got destroyed. I'd say they could invest in some new pots & pans. Aside from that, everything was wonderful. The linens & condo in general were clean. Everything worked....I think. (I couldn't hear the AC/Heater kick on when changing either thermostat in the condo, but it was comfortable anyways, and we also had the fire place which worked VERY WELL at heating the house up.) The weather was high 50's, to low 60's during the day when we went. Morninga were REALLY COLD! Like...beanies, scarfs, and sweatpants cold. At least when you stepped outside. (Started snowing a few days after we left...OF COURSE!!! lol) We were about 10 minutes from the Tahoe Strip. There are a few little eateries, coffee shops, and misc, stores in the immediate area. I would most definitely come back, and would recommend this condo to anyone interested. "

"Great place with Spectacular views
Like other reviews had mentioned, the view is truly spectacular. Location is really special - close to everything. Great for families. Lots of space in the house. We had 4 adults and 2 little children and were comfortable. There was great attention to detail - like dishwasher detergent being there. Sponges being in their plastic packaging so that we knew they had not been used before. Kitchen was clean and very well equipped.

Some negatives: The carpet is a little dated and needs to be replaced, we felt. It had definitely been cleaned and maintained well, but felt like it had been there for some time.
My one true gripe is the mattresses -- they were downright difficult to sleep on - very old and sub-functional."

"Living in a Windy Paradise
The view was fantastic. If you could prevent the strong wind each afternoon, we would have appreciated that. The condo was furnished nicely and huge. There was room for are whole family. Kitchen was well appointed. There were more supplies in the kitchen and baths than mentioned previously. Response time on two issues was very prompt. You need new mattresses in all the rooms. "Breathtaking View
Great 3 bedroom condo with a spectacular view of Lake Tahoe. Very large family room area open to very large kitchen. Bedrooms and bathrooms were also a very good size. This condo was only a 3 minute drive to the stagecoach lift. The condo was very clean and the Hot Tub in the condo was a huge plus. It is small though - 4 adults could fit, but it would be very tight. The beds really need to be replaced in all of the bedrooms. Old, basic mattresses were very hard to get a good nights sleep. The kitchen could do with a few more utensil type items - really need new baking sheets, some succors, etc. Overall a great condo - bed were in bad shape but had a great stay in this condo and was a great location to town - only 10 minute drive to base area of heavenly."

There is an electrical problem though, and the washer would not work at times of us (especially in the evening), of course while the maintenance crew was here it would work again ... Other than that it was a really great place to stay, only a few minutes ride to the slopes. If the unit is available in the future, we'll definitely try and rent it again."

"Geat Place BUT.......
The place is great but the owners must have had a really bad experience. The contract reads like a threating document - if you do anything wrong you will pay! The rental even has warning signs posted with the possible fines posted all of which seem to start at $250. If you found anything broken or in disrepair you had to call the management company and tell them or be fined - we had to report 4 or 5 things. It turned into a running joke our entire stay. It would have been a much better experience if it would have been handled like any other typical rental. If as an owner you're going to be that paranoid about renting out your place perhaps you shouldn't rent it out. All being said its a nice place. "

"Wonderful Accomodations with a Terrific View!
Unfortunately, our stay began with a bit of concern as we were met with the smell of garbage when we first arrived. Apparently the cleaners failed to take out the under cabinet garbage bag. However, this was quickly resolved by opening the windows and sliding doors. From that point on everything about the stay was wonderful.
I cannot say enough about the view of the lake and surrounding mountains. Great accomodations for a large family or group of friends. I would highly recommend this location and will definitely return.
The drive down the mountain into town was quick and easy. I can see how the driveway slope would be a problem during the winter but no problem at all during the summer months.

Minor Issues for Improvement
Trash not emptied.
The microwave was not clean.
The outside gas grill was not cleaned.
There was a can outside the sliding glass
door filled with about 50 cigarette butts.
TV mounted too high for comfortable viewing

"Beautiful views!!
We spent the 4th of July here and the view of the fireworks alone was worth it! First, the property management company was a pleasure to work with. They were in constant contact with me prior to the stay and answered all of our questions.

When we first arrived, the home was closed up (as it should be) and was quite warm. The desert rats that we are started looking for the AC. After all 4 adults attempted to get it going, we decided to call the management company. They informed us that there is no AC. Apparently in Tahoe, AC is not normally necessary, but we happened to be there during an abnormal heat wave. Once we were able to get all of the windows open, it cooled down. I will say that the bedrooms did get warm overnight even with all of the windows open and there was only one fan. The bedrooms have the sun hitting them during the day and the overall airflow didn't cool them much overnight.

The only other 'complaint' that we had is that the kitchen could have been a little better stocked, but that was a minor detail.

There are 3 bedrooms (none of which have a king bed) and a pull-out sofa in the living room. The 3 bathrooms are very convenient and nicely decorated.

We loved the layout of the condo. It was open and again, the views are totally worth it! We are definitely wanting to come back again and stay in this beautiful place."

"Condo with class
The owners of this condo have excellent taste. I've never seen Cutco knives in a rental and we travel a lot. Pots and pans excellent quality which mean they clean up nicely. Condo is exactly as represented in pictures. Very nice and spacious. The garage is a bit of a challenge depending on how other vacationers choose to park and design of garage itself. View from condo is beautiful. Wish it was closer to lake and town but overall very pleased with our selection. "

"Fabulous Vacation Home!!!
Over all we where very satisfied with our Tahoe rental. Three spacious bedrooms 3 bathrooms a fully functional kitchen and clean and ready upon arrival. Not to mention great location if you are a skiier. One severe obstacle is wish I did not have to mention. Access to the Complex was very dangerous during our stay, due to steep driveway covered with ice and snow. Our SUV was not able to climb the steep hill to the underground parking. Almost all our party fell entering or departing with a final fall by myself leaving me with a concussion and a visit to the local ER leaving me unable to ski for two days. With all that said if that issue could be addressed it would be the most Heavenly Vacation spot."

"Tahoe rental
Great. Great view, condo was clean, plenty of kitchen utensils, nice place. The only drawback were the beds. Some complained of how hard the mattresses were and they were only regular size beds. I'm 6'4" and a queen or king size bed in the master, at least, would have been nice. Great place though and would rent it again."

"55th Wedding anniversary
The less than attractive exterior the dented and creaking garage door belied what proved to be very nice living accomodations with exquisite views albeit with sleep challenging irritations from the periodic droning of the hot tub pump and sound of its swirling waters, along with some noisy neighbors.You get what you pay for didn't hold true in this case. Becuse this was a special occasion I opted for something more spectacular than hotel accomodations and the added expense that went with it. In retrospect we should have stayed at Embassy Suites and saved the money."

As a regular traveler I was very impressed. View is incredible, great floor plan, and comfortable. The owners did not go cheap. Flat screen, quality appliances/cookware, nice furnishings. Almost gave 4 stars due to no wifi! Hard to beleive these days. I had some business to do and luckily had a mobile air card. But overall the condo deserves 5 stars. We'd definitely stay again."

"Mostly great stay
This place is fabulous. Indoor hottub (4 people barely fit though), pool table, beautiful view, close to the slopes. BUT here are the downfalls: NO INTERNET WHATSOEVER! A friend of ours needed to do some job interview research while there and the poor guy had to go somewhere else to do it. the pool table is pretty close to the walls and they say "no scuff marks on the walls", well... that's not really possible. and if you have read any other reviews you will know that the garage is useless in the winter, the driveway is way too steep to attempt if icy. all in all it was a GREAT stay, minus the issue with the internet mostly."

Nine of us stayed in this lovely condo with a great, spacey kitchen. There was plenty of space for everyone and 3 bathrooms were perfect. The hot tub could definitely be bigger considering that the place houses 9 and the pull-out mattress needs an upgrade, but besides that, great place and they have a garage! Keep in mind, BYOwi-fi, which was a little disappointing. I would definitely stay here again. "

The condo was clean, quiet and with a fabulous view. The appliances were new. We all enjoyed the pool table and hot tub. The driveway, in the winter, is not easy to negotiate on foot. Steep, icy and slippery and all the bags have to be carried up the driveway as the vehicles(even 4WD) cannot make it up the drive in the winter. Aside from that.. it met our needs perfectly and we would stay again."

Location remote and in icy conditions most all but 1 of the tenants could not get into the garage due to the steep icy driveway. "MIllion dollar view but condo needs some help!
First off, I had read the rental agreement before hand and brought only items needed that were not on the list. Unfortunately, there was no dish soap, dishwasher detergent, and trash bags (not even one). Also there were no dish cloths to clean dishes with - only soiled and old sponges left below the sink. Due to the location of the condo it made for challenges in going back to town and picking these expected items.
The trash was also a challenge as it was locked at night until some time during the day? Having those hours would be good. There is a steep slippery hill you have to go down to get to the trash.
The biggest disappointment for my family was dealing with the other renters in #2 and 3. They both were a younger crowd who left ALL their trash in the stairwell in the condo unit, smoked in the hallways and left their cigarette butts in the snow outside on the handrails and pretty much partied until 5:30 AM new Years day and then into the next night and morning. Hang banging music went on from 1-5:30 AM when they returned from the village New Years eve. Our family was in the bedroom closest to the stairwell and we didn't sleep a wink either night. We realize it was new Years Eve and could tolerate some noise but really we were there to ski and relax. A telephone number to call to complain about noise would also be helpful to include in the rental agreement. Also mentioning the altitude (7000+ feet) would be a good idea for people who experience any of the symptoms of altitude sickness.
The fridge is quite dated in this condo and one of the shelves collapsed and broke a plate from the condo. We adjusted the shelf to another level to avoid the same thing happening to another renter but it should be looked at.
Finally, I would alert the cleaning service to be a bit more thorough. The bed we were sleeping in had dust, food crumbs and other junk resting on the box spring.
