*You are only allowed 10 persons at any time at the house. This includes any diners or gatherings you may have.

* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
*Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are located in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Sunny and spacious 2,432 square foot, lower Granite Springs home features an open floor plan with 4 bedroom, 3 baths and a 2-car garage. The kitchen is a chef's dream, while the Master Suite is a true retreat with fireplace and beautifully built grand shower, walk-in closet and deck. Whole-house floor to ceiling remodel in 2012. This lovely home has all the luxury upgrades you should expect.

You will enter into the 1st floor with the kitchen, dining area, living room, bedroom 1 with a queen bed and a TV. There is a shared full bathroom in the hallway that can be entered through the kitchen or the bedroom.

On the second floor is the master bedroom 2 with a king bed, a twin trundle bed, a grand master bathroom with an amazing custom built shower, TV and fireplace. Bedroom 3 has bunk beds with a total of 4 twins. Bedroom 4 has a queen bed and a TV. There is a full shared bathroom in the hallway.

Thank you for booking your vacation with INC. (WCPM) Please help us to keep our home a vacation rental by abiding by the neighborhood rules.
Please read and sign our rental agreement, cancellation policy, house, and city rules for vacation rentals.

Cancellation Policy:
1) Coronavirus (COVID-19) or any other sickness or illness: WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking. WCMP is not a traveler insurance provider and will NOT accept any cancelation due to any Coronavirus (COVID-19) or any other sickness or illness outside of our normal 45-day cancelation policy. WCPM does not sell travelers insurance and does not have a recommendation of what traveler’s insurance company any traveler should use.

2) At the time of booking you agreed to this cancellation policy. Written confirmation of cancellation MUST be received prior to 45 days of check in date.

3) You may cancel up to 46 days before arrival with a forfeiture of the booking fee. Cancellation of 45 days or less to check in date, forfeits all rent, taxes, cleaning fee and reservation costs.

4) Up to 21 days from check in, renters do have the option of taking a 100% credit towards a future stay, for the same property, to be used within one year of the original stay dates, or a 50% refund. New trip must be scheduled within one year of original arrival date. Changing stay dates is subject to different pricing for that season. If you change to a higher price season you will be responsible for new pricing charge. Changing dates to lower price season: there is no refund of lower cost. If you change your stay dates up to 21 days to the date of check in this means you are paid in full and there will be no change to the cancellation policy. This cancellation policy will indefinitely apply to the original stay dates. If you would like to move your stay dates, we will only move the stay dates one time.

5) The 50% refund is 50% of the entire amount paid including all fees and taxes.

6) Within 20 days from check in there is no option to reschedule the trip or receive any refunds.

7) (WCPM) reserves the right to refuse service to anyone if WCPM deems a renter un-fit to rent any property during the booking process and or during the stay.

Weather and “events” cancelations:
1) There will be no refunds due to events out of our control. These types of “events” are, but not limited to, ski resort closures, event cancellations, casino closures, fear of travel, and OR pandemic and or epidemic, stormy weather, or power outages, forest fires, smoke/Air quality or other acts of mother nature out of our control. During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more on the date of your arrival. Your reservation is valid for the remainder of the time. Road Conditions: or from California Again, WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking.

2) We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury. Occupants agree to hold property owners and , Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, trees, flood, negligence, fire, theft, utility power outages or any reason. Please call when reporting an accident at the property so that we may be of assistance if possible.

3) There are no refunds if you find your lodging to be unsatisfactory.

4) Yes, it snows in Tahoe in the winter, we are next to Heavenly Ski resort after all. Please be prepared for longer travel times during storms as traffic can get backed up. It is your responsibility to know the road conditions and to have the proper chains and or snow tires required by officials to travel through snowy mountain roads. The city or county does the snow plowing through neighborhood roads and that operation is out of our control.

Payments:
1) The name on the reservation and the name on the credit card used must be the same. If you choose to use another credit card for the balance: You and any guest in your party whose credit card was used as payment, acknowledge by signing this contract that you and any guest in your party waive all rights to dispute any credit charge for rents, fees and taxes and or charges as listed with in this contract no matter who’s credit card was used as payment, made by our company , WCPM, World CPM or otherwise listed on your credit card statement.

2) A reservation can be made with a 25% down payment paid by credit card when the reservation is made. If your credit card is declined at the time of booking the reservation will be canceled for nonpayment. Full payment is charged 45 days prior to scheduled arrival date. If a check or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 45 days prior to arrival, full payment is due when the reservation is made. If no other payment is received 45 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 45 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 45 days prior to your arrival.

Violations and Enforcement Per County Ordinance Chapter 20.622 Lake Tahoe Vacation Home Rentals
1) NOISE ORDINANCE 9:00pm TO 8:00am DAILY in every neighborhood no matter the situation. There could be a $2500 civil penalty per Douglas County Code 20.622.050 (C.2) Violations and Enforcement if any violation is found during or after your stay and is enforced by the County.

2) There will be no outside congregation after 9pm.

3) $1000 minimum charge if management, security, fire department, police, or any emergency officials are called to property for any type of disturbance and or violation. You and your party will be evicted and forfeiture of all rents and deposits if found to be in violation of gross misconduct, damage, disturbing the peace, higher than permitted occupancy than agreed, unauthorized use for weddings, receptions, parties, or loud group functions. There will only be one warning for violation of noise ordinance, after the first warning if the violation continues it will result in eviction with no refunds.

4) Weddings are NOT allowed of any kind or size, on the property or at the house. This includes any beach front property. You will be shut down immediately.

5) Max occupancy of this home is: {{listing_max_occupancy}} The county/city only permits a certain amount of people allowed at each vacation home and we must follow this to keep our permit.

6) Per fire safety and County/City rules, street parking is not allowed. Please see any notes in the home on where to park. Failure to comply will result in possible eviction and or your vehicle being towed at owners’ expense. If you have questions, please call us. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the person of the vehicle.

7) Management reserves the right to inspect the property for over occupancy, noise or other violations of County and State Laws.

8) You must be 25 years or older to rent a house in Douglas County. Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.

Additional charges/fines that may result if:
1) Any lost or misplaced keys will be charged $150+ per key for a locksmith.

2) Any lost or misplaced garage door openers, beach passes or pool passes (if applicable) will be charged a min of $200 for replacement. If you accidentally left one in your car, please notify us and mail back.

3) There will be extra cleaning/replacement cost fees if we find: Damage to house, missing items such as towels, extraordinary cleaning, trash throughout the house, trash outside the house, cigarette butts, etc. Please pick up after yourself.

4) If the house you are renting has a propane BBQ: do not for any reason put charcoal in the BBQ! Yes, we have had this happen and it ruins the propane BBQ!

5) PETS: The only houses that are pet friendly are ZC1298 and SL294. If you have rented a house that is NOT pet friendly: We love fur babies, but they are not permitted in our vacation rentals unless allowed and approved by . No pets of any kind, for any amount of time, are allowed in house or on property, unless you are in a unit that is specified to allow pets and approved. Anytime also means that you cannot have a pet in the house for the day or a few hours, example: if a friend visits and they have their pet with them. If there is any evidence of pets it will result in extra cleaning charges, min of $450. This is inside or outside of unit. Service animals must be approved by . If you have rented a home that is pet friendly, please pick up after them.

6) NO SMOKING of any kind in any house or on property. Evidence of smoking will result in a min $500 charge for cleaning. You will be charged for steam cleaning and all damages. Any picking up of cigarette butts in the yard, driveway, and patio could result in extra cleaning fees. Unfortunately we have had to implement this no smoking rules, too many people have violated this and have left cigarette butts in yards, driveways and decks. Please clean up after yourself. Thank you.

7) Please do not move furniture around. Example: if you move beds around this will result in extra fees to put the beds back where they need to be. Also moving furniture around could result in scratching the floors.

8) All boots, ski equipment, etc., are ONLY allowed in the garage, mud rooms and or designated area. Ski & snowboarding equipment, and melting snow, will damage hardwood flooring, carpet and walls and are NOT allowed inside the house.

9) Fireworks of any kind including sparklers, fire pits- metal or other, campfires, charcoal BBQ’s or any kind of outdoor fire is illegal in all of Lake Tahoe. If you are found to have violated this, you may face the fines from the County and fire department. If we find evidence of fireworks being used from your party; we will share this information with the fire department. We take fire safety very seriously in all of Lake Tahoe, we are in a high fire danger area.

This may seem strict, but we must follow the rules set in place by the county/city to keep renting our home. Thank you for following the rules.

Maintenance, operation, housekeeping etc.:
1) We want you to enjoy your stay and be comfortable at the house you have rented. If there is a problem with housekeeping, maintenance, operation of any appliance or hot tub etc.; AND it is not reported to us there will be no refunds at all. Once a problem is reported to us, we will do our best to remedy or fix the problem, this is not reason for any refunds. If we are not given the chance to remedy or fix any problem, there will be no refund. Anything that is reported unsatisfactory after your stay will not be reason for refund.

2) There are no refunds if you find your lodging to be unsatisfactory.

3) We do our best to maintain operation of indoor & outdoor items (Jacuzzi, barbecues, patio furniture, table games, etc.). Should maintenance to these items cause temporary loss of use, that will not be a cause for refund or compensation. All tenants will be promptly notified prior to arrival if such conditions become apparent. If such items become inoperable during your stay and only if we are notified, we will do our best to get items back up and running during your stay.

-If a maintenance emergency occurs on the property, please call to report the problem, please do not e-mail us with emergencies as e-mails are not checked 24/7. We like to fix any problems as soon as we can and will make every effort to correct the problem as soon as possible.

Amenities provided & Not provided:
We will provide a start-up supply of paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap and kitchen soap. All bath and kitchen towels, linens, blankets or comforters, and pillows are provided. We also supply basic pots and pans, flatware, dishes, bowls, cups & basic cooking utensils. As every house is privately owned, items in the kitchen and bedding may vary from house to house.

We do NOT provide hygiene items such as face/body soap, shampoo, conditioner, lotions, laundry soap, softener, dryer sheets, etc. We do NOT supply items such as plastic wrap, foil, plastic bags, food items, spices, oils, coffee etc.

Hot Tub Rules (If Applicable):
1) Use of outdoor hot tubs is prohibited between the hours of 9pm and 8am per county noise ordinances.

2) Extraordinary cleaning or misuse of the hot tub will be a minimum of $200 extra fee. If you drink in the hot tub, please be careful not to spill any beverage in the water. Example: if you have overloaded the hot tub with people and the water has been displaced very far below the line of the jets causing mechanical problems with the tub. Please be sure to replace the cover and lock when not in use. You must be 18 years of age or older to use hot tub. The hot tub is serviced before and after every rental to ensure the water is clean and safe for use. If there is any issue with the hot tub upon ARRIVAL, please notify us immediately. USE HOT TUB AT YOUR OWN RISK, we are not to be held liable for any skin irritation that may be caused using the hot tub.

Other rules and or Information:
1) If you have rented a house with bunk beds; you are using the bunk beds at your own risk and waive the owner and management company harmless during your stay.

2) Please do not sled or play in any neighbor’s yard.

3) If you have rented a house in a neighborhood with a private beach please do not walk through any neighbor’s yard to access the beach. And please pick up after yourself so that we may continue to use the private beach.

Check in and Check out:
1) Check in time is 4pm; Checkout is by 10:00am. Early check in or late checkout that has not been approved will result in extra rental fees. We will not give a late check out if requested any later than 3pm the day prior to check out and will only be allowed if available.

2) Checkout procedures are also posted in each home: Place dishes in dishwasher and start a cycle. Pick up kitchen, do not leave food on counter or on stove in pots or pans. Trash is to be placed in specified area, example: garage, mud room or bear box and bagged up -no loose trash-. All trash, including bathrooms, kitchen & any outside area must be gathered, put into trash bags then placed in specified area. Please do not leave trash outside of house as you are in the mountains and wild animals will get into trash resulting in extra cleaning fees. Please lock doors, place key in lock box (if applicable) and, for security, tumble the lock code so the combination is not showing, close all windows and set heater at 55 degrees, or to posted temperature, prior to departure. And we hope you enjoyed your stay!

As a condition to the rental of all Vacation Properties, WCPM reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses, damages or violations of county code sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, violations of county code, plus all applicable taxes, WCPM is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked.

Additional Winter Contract

*If you will be renting a home during the winter (November to April) this page will also be signed in addition to the regular rental contract. *

Be advised that when any kind of winter conditions exist, and or during winter, driveways, parking areas and walkways can become extremely slippery – please use caution. Property users will keep driveway clear of any and all objects that could cause damage to snow removal equipment.

~Driveways will be cleared when snowfall accumulation reaches 6 (six) inches and greater. Due to the unpredictability of snowstorms and conditions we guarantee that our crew will be to your property within 24 hours of a 6+ inch accumulation.

~ We will not guarantee a specific time that your driveway will be cleared due to the uncertainty of snowstorms. Routes are 8-12 hours long and start as weather conditions require.

~ I understand that as soon as 6 (six) inches of snow accumulates the snow removal crew is in route and will be to my property within 24 hours. I understand that during a big snowstorm, snow may accumulate as quickly as a foot or more per hour. I understand that after my property has been cleared and accumulations again reach 6+” the snow removal crew will be back to my property within 24 hours of their last visit.

· There is no street parking at all during the winter due to the snowplows needing full access to the entire road.

· We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury.

"Do Your Homework Prior.....
Based on the pictures in the description, it looks like a great place. Upon arriving the outside of the house is needing an update (rotting wood, paint, yard clean up front and back). Inside the home the structure is nice, however cleanliness is NOT priority here. The carpet is old, not clean, bumpy in spots. The benches in the picture at the dining room table are stained after years and years of use with no cleaning. The showers are dirty with stains along the side of the tubes where they havent been cleaned, and the shower curtains are dirty to the point of yellow and pink stains from years of use. The lights and fan lights have dead bugs and dirt in them which are very visible. There are ZERO instructions on how to work any of the TVs. Some worked some didn't (all different inputs, cable boxes, etc). The WIFI was not clearly defined and was spotty at best, some days it worked, some days it didn't. I did call on night one and left a message, tried to call back and reached someone who told me a different WIFI to go into then instructed on the email I received prior to arriving. He tried to walk me through the TVs, I got one working and gave up on the rest. The next day he offered to come check the TVs I politely declined as it wasn't worth the time to go back to the house to learn how to do it. There are no basic essential toiletries beyond hand soap at the sinks. There is broken dressers and pieces of beds around the house. The top rails on the bunk beds are loose. The garage houses old carpet rolls, broken beds. Banister on the steps is loose. Only one parking pass for 4 potential cars. The biggest instructions you will get is how to remove the trash and use the bear box. House was close to downtown, there is a BBQ (dirty) and Hot Tub, it has 4 bedrooms, so no lie there. Read back on older reviews and see that our experience was very similar to others as far back as 2020-2022 so no updates in years. "

"Tahoe weekend for family
The house is a wonderful size. We traveled with our family which included two young children. The hot tub out back was so fun for my 4 year old. the house also had all types of things for cooking. You so dont need to bring anything. The bathrooms were great sizes and the location was so close to downtown. I was however disappointed in the cleanliness of the house. The floor really needed a good mop when we got there, but unfortunately I couldn’t find a clean mop. I even went to the dollar store to buy one but the shelves were empty. The counters were clean but the drawers had crumbs in them. I also found a mouse dropping in one. We also had to kill quite a few spiders. There were lots of dead spiders too. The bathroom In the master had some throw rugs that were dirty and the one by the shower smelled. I dropped something under the master vanity and it was really dirty under there that I just threw it away. "

the house was nice but needs desperate upkeep. carpets towels and linen were deplorable never seen so many disgusting stains on the carpet and towels, they carpets almost made us leave we were afraid to touch them looked like 20 years of orgies and frat parties and they used the towels and linen to clean it up. the fabric and upholstery on furniture were just as filthy decrepit and stained. the bathroom downstairs didnt work you should be ashamed to charge the price u did with those conditions."

A great location , lovely home ,suited our needs. Especially loved the hot tub.
A few issues with WiFi at beginning but resolved the next morning.
House could have done with a deep clean , floors were dirty ,blinds were dirty. Underneath furniture in every room was dirty and old socks and underwear found in downstairs bedroom from previous guests.
Decking had glasses and cans left on it and was full of snow .
But overall would stay at this property again "

"The Most Terrible Rental Experience I Have EVER Had
Dirty floors, our feet were BLACK after walking around for less than ten minutes.

Toilet paper and paper towels had to be delivered because they were not stocked.

Downstairs toilet was broken and when reported we were told to open the back and FIX IT OURSELVES. It was held together with dental floss and irreparable.

Upstairs bathroom faucet was broken and towel racks fell to to the ground after ONE towel being placed on them.

Master Bedroom balcony door would not open.

Windows missing screens and did not shut all they way which the neighbor informed us was a hazard with the bears in the area.

Dresser drawers in the bedrooms wouldn't open.

Hot tub half full and did not heat up at all.

BBQ was disgustingly dirty.

When we contacted property management in regards to our issues they were extremely rude and called us liars. Going so far as to say we arrived earlier than our requested check in which was physically impossible given where we traveled from.

I wouldn't recommend this rental to my worst enemy."

"It worked
It was good but some of the furniture was worn down or missing pieces and the supplies of the home were a little skimpy. For an example, the long bench at the table has missing support bars. Also, we had to go buy more toilet paper to make sure we didn't run out and purchase plastic forks. There was no laundry soap and only 4 dishwasher pods. We got by but it certainly felt skim. I am used to homes having tin foil and plastic wrap as well as a DVD player, tape, and pens with a pad of paper. Just the stuff you wouldn't normally pack in a suitcase. Communication from the property management company was quick, often, and professional. Using the code to get in the front door was convienent."

"Awesome House
House exceeded our expectations. It was nice and cozy and great location from town. Ubers were hard to find since the house is on the Nevada side, but we used a few taxi companies. House is a 5 min drive from town or a 20 min walk. Clyde’s coffee shop was right across the street, which was so convenient in the mornings. The hot tub was a nice touch as well. Everything was clean and as advertised. I would highly recommend!"

"Christmas New Years Vacation
Great location and a very nice house with enough room for the 10 of us. Had one of the worst winter storms that shutdown the Tahoe area even closing all the ski resorts for a day but we made the best of it with the the large great room/ kitchen and hot tub. Beds were comfortable and overall house was clean. Neighborhood HOA did a great job keeping up with the feet of snow so we could get out to the ski resorts and Heavenly Village. Close to casinos and great dining options. "

I would say overall the house was beautiful however, not all amenities were working properly. My family and I were disappointed in the fact that microwave did not have the glass spinner plate therefore, the heating on things was terrible and we could hardly use it. The BBQ grill was terrible could not reach a

This rental has DVR players in two locations that do not work and was told basically there just sitting their not for use, which is unbelievable. Yes it was in a good location and we had snow which was a plus.
The home had several faults.
The rugs were stained in several places.
The ice maker did not work.
The dishwasher leaked and when a repairman was sent out he said he couldn't fix it.
The seats in the kitchen are stained.
The home needs to be totally redone. Scuff marks and stains everywhere.
Equipment like the basketball setup and a corn hole stand were left but could not be used.
Total overall appearance of the home is poor.
I work in the entertainment business and there is no attention to detail in the maintenance of this home.
I would not recommend it to anyone.

Our family gathered in Stateline, Nevada to celebrate our 50th wedding anniversary!! 11 people in our group, 5 children and 6 adults. This home was perfect for us!! The table was perfect for gathering!! We shared meals, game-time, and just visiting!! Key factor for us is adequate bedrooms and showers and this house as perfect!! We love being together but everyone also needs their own space. The room with the bunk beds was perfect for the cousins to be together!! Kitchen definitely large enough for many to gather in meal prep. The management was accessible, cordial and friendly - "icing on the cake" in regards to our stay!!"

The worst rental I’ve ever been to. House is not what it appears like that listing for the pictures they provide online. It was very, I say, very very dirty, very very dirty floors though out, kitchen had nothing, Not stock at all. When I say nothing , it means NOTHING. House has stupid lay out, like stairs is double size steps, if you have a bad knee, good luck getting up there. AC is broken, lights switches are placed outside of room that turns unwanted lights inside bedrooms, very very dirty partio, dirty and old grill, back yard had trash everywhere. From the patio to the yard, like trash bottles, cups, napkins, and many other things. We begged owners to bring garbage bags and detergent to make one wash for towels. Towels were old, screens on windows broken, we had to chase bugs through out. Location is in the meads of other garbage houses, with a running highways that put out so much noise all night.

House was very nice and spacious, very close to downtown and nearby stores. Loved how close it was to Zephyr Cove as well. Would recommend. Only con was the fridge tipped forward a bit when you put drinks inside, the fridge didn’t get super cold, and the AC unit seemed to be not working but it could be there were 12 people in the house. The upstairs does not feel any AC just an FYI for people who go in the summer. Overall great experience and spot! Owner was very nice and responsive! Would stay here again."

"Expensive dirty and broken home
disappointed beyond your imagination.
When we first arrived the garage had garbage all over it . Broken and wobbly furniture all over the house. Ice machine was broken, the washer and drier were loud and don’t clean well at all. The thermostat had a mind of its own . One minute it is off and the next at 90. No toaster oven. Only 1 toast machine that fits 2 at a time. 1 spatula. kitchen had very minimal things. Did not have the 2 paper towel rolls they were supposed to have upon arrival. They had used things in fridge and old coffee. The house was filthy with hair in all showers. Scratches and stains everywhere. Fridge had dents and the vanity has a missing handle on drawer. Sheets not clean and some pillows were still wet. Walls over beds had disgusting fluid things on them. House falsely advertises 2 queen and 1 king but the queens were full size beds with no headboards and very soft. Of all the places we rented this one was the most expensive and the dirtiest with so much broken things. The absolute worst house to rent. The manager sent someone to pick up the garbage that same night . The next morning he offered to have a cleaner come by but none of us who are germaphobes could sleep in such a dirty house so we ended up cleaning it the night we arrived so sending us the same cleaner that did the worst job and having to have all of us leave to clean was not what we wanted on vacation. The manager asked what else he can do but he needed to fix the house, replace the furniture and get better cleaners which was not gonna happen while all people were there. We never expected a brand new house but when you pay this much money the least we should have is a clean and functional house.
I would never ever stay here again and nor will my friends and family. Then after we checked out the managing company called me thinking I was the next people to rent who it sounds like also had a problem. Fyi I have pics and video of all."

We stayed at this home for my daughters wedding that was held at the Edgewood Country Club and resort. We couldn't have chosen a better location, only minutes and probably less than 1 mile away.

The home fit our needs perfectly, we had 8 people plus one baby. The home was clean and had everything we could have needed in the kitchen. The hot tub was used almost nightly. I would highly recommend this location due its location and amenities."

"Successful Bucket List Vacation
The reason for the vacation was to attend the American Century Celebrity Golf Tournament at Edgewood Golf Course. The house is conveniently located off of Kingsbury which is up the hill from the course. Since the course is located by the casinos, we were able to drive and park in a lot, enjoy the golf, walk around the downtown area, grab a bite to eat, and visit the casinos. You could easily walk to the course/casinos, but we weren't too sure we could make it back up the mountain! The property is everything presented in the pictures. It is well stocked, and has a nice deck to enjoy the outside. We made use of the grill for steak night, but never made it to the hot tub. The property is well maintained, and Heidi was most courteous when answering our questions. The Red Hut and Mott Canyon Grill are within walking distance, and Safeway is a short drive down the road. We also took a drive around the lake, and drove to Truckee for a rafting trip down the Truckee River. A sunset happy hour cruise was also enjoyed aboard the yacht Bleu Wave. I will try to stay at this property again on my next visit to Lake Tahoe."

"A Beautiful Rental Home
My family and I really enjoyed our stay here in this really well-kept, clean home. It was extremely beautiful, spacious for my family of 11 (9 adults and 2 kids). The weekend we were here was raining so most of us stayed in to enjoy the comfort of this home. Everything was clean and bathrooms were well stocked with toilet rolls, handwash, towels, etc. The hot tub was nice even though the temperature was not hot enough in the extreme cold. It would be really nice too if there was a cover so that snow would not fall on our heads when enjoying the hot tub. The only things broken that I noticed upon arrival were the table in the living room and the blinds on the kitchen window. I immediately called management and they were super fast to respond. They informed me that they were aware of the broken items in the house and for me to not worry. The couches and recliners were old, but still useful especially the recliner chairs (super comfy). The game cabinet was also left messy with cards everywhere upon our arrival, but our family tidied it up before we left. Other than these few broken items, we had a really pleasant stay and would love to return."

"Spacious, well-kept property with room for the WHOLE family
We enjoyed our stay, along with extended family. There was room for everyone to lounge, sleep, cook and play comfortably. The property is recently remodeled and felt almost like a hotel, without room service - but it was a treat to cook in such a spacious kitchen. The bbq grill was newer and with a bit of cleaning, worked well for us all weekend. The kids enjoyed a bit of time in the hot tub and the neighborhood was quiet and within a few minutes' drive to Zephyr Cove, the casinos and shopping."

The house was really nice but the cleaning had a little to be desired. We found a wet mat in front of the kitchen sink and counters that were sticky. Some of the bath towels were stained so we were glad we took some of our own. The house advertises that it sleeps 12 but there are only 6 chairs at the dining room table, 3 bar stools and not even some folding chairs that would allow us to eat together. The sofa bed was broken and not usable. There was no email to send a message to the management company so you need to call during business hours. Website needs to be updated because we were expecting a lighted shower spa but it wasn't there!"

"Absolutely Lovely
We booked this property a few months in advance for a group of 12 people (21 to 26-year-olds) to celebrate a birthday in June 2015. The reservation process was very easy, and Heidi was VERY willing to answer any and all of my questions before and after our stay.

The home was BEAUTIFUL, and our party could tell a lot of work went into remodeling this property. Everyone was especially impressed with the unique master shower! It's located in a cul-de-sac right next door to residents/neighbors.

Very convenient: had an iron, blender, many kitchen utensils, plenty of towels, and was within walking distance (about 1 mile or a $10 taxi ride) to/from casinos. Couple minutes of a drive to the lake. Wi-Fi in the house worked great.

Very comfortable: lots of room to sleep and relax with TVs in every room. Big, spacious backyard - although, we didn't really use it.

Attractions: The casinos were close, and we visited some clubs and restaurants during our stay. We especially liked the Lucky Beaver down the street (small bar/restaurant with good food and drinks).

Our party loved it and felt it was well worth the price paid. Would recommend and would stay again. "

"Girls annual ski trip
Stay was great, very clean and good location. The only one issue was when a realtor entered the home via the combo lock on the door because the home is on the market. It startled one of the girls in our group as she was home alone that day. My suggestion would be for the listing agent to let Realtors know when the property is being rented so that guests are not disturbed. Otherwise the stay was fabulous!"

"Problems whit the retune of the full amount
I think it is unfair and unacceptable that you are making us responsible for missing items that we ourselves could not confirm where there when we arrived.

You should consider an inventory sheet to be available upon taking over the house that allows the renter to confirm and acknowledge said items are present and gives an absolute and fair control over the process to "both" parties. Otherwise it becomes a your word vs ours scenario as it is now.

There just simply isn't a fair way for us to confirm that what you are saying is accurate and that it is we who are responsible for the missing items.

For that reason we simply and categorically do not accept any responsibility over items that presumably where there but only you can confirm.

The fact that we paid many thousands of dollars for the rental, and the fact that you do not have such mutually acknowledged inventory process in place should be enough for this to be considered a lesson learned and let it go.

"Great cabin but issues with how hot it was
The place was very nice. The open floor plan is great and the 3 bathrooms were a plus. The space station shower didn't plug for baths. It happened that it was very hot during our stay so the cabin was hot and the trash we placed in the garage was stinking. I called the company because we had baby diapers and food and such and they said they would try to pick it up Monday but they never did. We didn't check out until Thursday so the trash in garage was a problem. The gate in the side of the property didn't latch either. "Fun Times and Awesome Cabin !
This cabin is amazing ! Good size and newly remodeled. We were disappointed that there was not enough supplies for 14 ppl, like TP and paper towels, no trash cans in the all the restrooms.

Also, they advertised that there were 2 sleeper sofas, but there weren't. The management tried to bring by some air mattresses, but one had a whole in it and the other didn't have a working pump. It sucked that two of us had to deal with no real beds for 3 nights. That was very frustrating.

We had some connection issues with the internet because the wrong password was given.

Overall, the cabin was amazing, but the management of it was slightly disappointing.

Perhaps it will get better as this property is new and not much experience has been gained from it.

But we would stay here again. "
