"Great location!
We really enjoyed our time in this home! There were a couple of quirks to the house ... it reminded me of an older home where the upstairs floors creak and none of the doors had traditional locks. Nothing that significantly impacted our stay, though.
The beds were comfy and we enjoyed being able to spread out on the various decks and porches during the day. The provided bikes were a huge plus, and the proximity to the beach and our favorite local spots was wonderful.
We were disappointed that one of the pools was closed the entire time we were there, but thankful there was a second one available on the next street! Our kids loved it. "

"Family Vacation
The property did fine for our vacation - we had 5 adults and 2 kids and a good thing is there was plenty of room. Overall, unfortunately it wasn’t as nice as we were hoping - many of the blinds were broken, the outdoor furniture was a bit dingy, and there were some areas in the home that weren’t very clean. We did have to contact the management team several times and they were always very responsive and kind and quick to solve our issue so that was nice. Downfall to the area was no golf carts allowed."

"Amazing home!
We absolutely loved our beach house! Spacious, cutely decorated, and very clean. A short walk to the beach and pools, we will definitely be staying here again. Highly recommend Ryan St. for vacationing with small children since it is a quiet area."

"Perfect for a family beach vacay!
We loved this place! The house has a great layout and a ton of storage space for clothing, pantry items, etc. Beds were comfortable, bathrooms were roomy and bright. 4 stars only because the door to the side porch had a broken lock, which would intermittently prohibit it from opening. The location of this house was perfect. Super easy walk to the beach (even with toddlers and an infant) -- maybe 3 minutes to the sand, and the beach is less crowded than Seaside. Equally easy walk to coffee shops, restaurants, and shops across 30A from the neighborhood. Old Florida Fish House was a fun dinner for our party of 12. Ambrosia was perfect for a date night. Shopping in Seaside was nice, but I'm so glad we stayed in Seagrove -- far less crowded and super laid-back. We're already planning for next year!"

"Excellent Landing Spot for a 30A Family Vacation
Out of Bounds was wonderfully situated in between the Gulf and 30A. We loved the location, pool access, large bedrooms for our multi-generational trip. We were close to Eastern Lake for paddling, the ocean for swimming and sunning, and to 30A for restaurants and bike riding. It is a little bit of a quiet area, which was a nice change from our previous rental closer to Seaside. The house had everything we needed and we would definitely rent again!"

"Perfect Family Vacation
Our extended family of 6 adults and 2 kids enjoyed a perfect week at this home! From the spacious kitchen and living area to the large, well appointed bedrooms and bathrooms, everything was so comfortable. The were plenty of towels, comfy beds, and lots of space to play games at night, or enjoy a family dinner. The walk to the beach and pool was great, and we loved the peace and quiet of N. Ryan Street for early morning coffee on the porch while the grand kids played. We can't wait to come back to this beautiful home!"

"Family spring break 2024
This was the perfect home for my 6 kids and grandkids to spend the week. The open floor plan on the main level allowed for so many game nights and quality family time. The house is a short walking distance to the beach. My 6 year old grandson could walk it easily. Having the 4 bikes in hand were convenient. The Quiet secluded street sheltered us from other spring breakers. The porch bed swings were a hit! We would definitely stay here again. The owners were very receptive to any issues that arose."

"Wonderful Family Vacation
Enjoy a quick stroll from the beach down a darling tree-lined quiet street of Summer’s Edge to this well furnished and decorated home full of beach themed decor. With two living spaces, and three patios, there’s plenty of room for a large family to spread out while recharging. Our small family of 4 loved our movie nights downstairs after our beach days. We especially enjoyed the short walking & biking distance to nice restaurants & shopping across 30A. Thank you for this opportunity to build precious family memories! "

"Wonderful Retreat!
For all the places we've stayed for our girls' getaways (aka older empty nester women who need a break from our husbands), Out of Bounds is by far our favorite! So quiet and an easy walk to the beach. The kitchen, living room, and screened in porch were our gathering places, and they were spectacular! We will definitely be back!"

"Family fun
Overall I was okay with house. I was disappointed that my call to have front porch light repaired went unheeded. Having no light after dark was dangerous and should be unattended to immediately. I only liked the beach location in early am or at sunset after the umbrellas and chairs were taken down...they really ruined the look of the beach.

"Wonderful Family Beach Vacation!
Out of Bounds Cottage is located on a quiet, tree lined street, which turned out to be about a 5 minute walk to the beach. It was perfect for our group of 5 adults, 3 children and an active 1 year old. We really enjoyed the porches especially the side porch and the one with bed swing upstairs where our grandchildren enjoyed gathering for bedtime stories. It was nice to be away from the crowds at Seaside while just being a short bike ride away. The only thing that would've improved our stay is having more FOBS for access to the pools and beach. We only had two for our large group, so it was difficult to coordinate comings and goings at times. I would recommend having at least 4 for large groups. Otherwise our stay was wonderful and we would return in the future if we are planning a trip to the area."

"Out of Bounds - Summers Edge
Our unit was ready when we arrived and was very clean. We found the bikes as described, tires a little flat, which was remedied very quickly.
The house is just great for 2 families, with a king downstairs as well as upstairs, bunk room, additional bedroom up and the extra living room upstairs was perfect for kids/teens.
The walk to the beach was at most 5 minutes, the neighborhood is on the quiet side of 30a, which felt much more serene than the hustle and bustle of closer to Seaside. Perfect location in between the Big Chill/Hub for a 15-20 minute bike ride; same distance to Seaside, we biked every day and really enjoyed the house.
Only complaint is the king beds are quite worn out and not terribly comfortable but other than that, no complaints and we'd happily return to the house/neighborhood! "

"Nice Place
Love the area. Been there many times. This property is missing things other properties have. There is insufficient beach space to support the size of the neighborhood. The downstairs master bed is like sleeping on a slab of stone. No storage containers for leftovers. Overall not bed, just missing a few things."

"Lovely stay in quiet community
We had the best stay here with plenty of space for three families with 4 littles. The house is lovely and was very clean. Easy walk to the beach, access to pools, and easy walking distance to restaurants. Our only complaint is the furniture on the screened in porch needs replacing, we were not able to enjoy that area of the house. Everything else was fantastic though, nice linens, plenty of hot water. We would stay again."

"Recent stay at Out of Bounds
Overall we truly enjoyed our time at this home. It was perfect for two families and had plenty of room to spread out. The location was very close to the beach which was really nice to be able to walk and be on the beach in just a few minutes. We also really liked that the beach itself was not nearly as crowded as Seaside or Watercolor.
The only thing lacking was the two side chairs in the living room were very uncomfortable to sit in. The couch was great but the side chairs need to be replaced in my opinion.
The property was very clean and well maintained and the extra room off the porch with a bonus drink fridge and deep freezer came in very handy!
Overall I would recommend this property to anyone with a group of 8-10 that wants to be really close to the beach and away from the crowds of Seaside."

"Charr Family beach trip
One of the best family trips we have had due to the attention to detail in this home. There was plenty of room for our growing family as we did not feel like we were on top of each other. The Balconies and screened in porch provided space to be more alone if needed. The kitchen was well designed and had plenty of cooking tools. We did not fish or need to clean fish but I could see how the side room to clean fish would have been very beneficial to someone who does. The beds were very comfortable and the furniture in great shape.
The bathrooms were roomy and the claw tub in the master on the first floor was perfect for our girls who love to take baths. An area of concern would be the side door did not lock so we were open to anyone who wanted to enter all hours of the day and night. We did not feel unsafe but it would have been nice to be able to lock the door as our 4 year old was found out on the front porch one early morning looking for his dad who had gone on a run. (It was 6:45 am.) The pool was very dirty the 1st two days we were there but after the pool was cleaned it was perfect. The Beach is a short walk away which gave us some good exercise. The bikes were fun for all. Thank you for sharing your home with us!!"

"Vacay Stay at OOB
First off, our home for the week, Out of Bounds was the perfect layout and space for the two families. We had ample room to lounge around in the evenings without feeling like we were on top of each other and plenty of beds for sleeping. It was an easy walk to the beach and pool area and an easy ride to nearby restaurants, even though traffic during spring break is nuts! We had all we needed in the kitchen to make many of our meals, so we could avoid constantly making reservations. For the adults, the only thing we would change would be adding a mattress topper to the beds...simple fix. Clearly, we are spoiled by our pillow top mattresses at our own homes! We would definitely stay here again!"

"Family vacation, early July
Nice house, great location, nice amenities. We had a great week with 5 kids and 5 adults. Sunday to Sunday rental may help with traffic on turnover day. We had a maintenance issue, and management responded quickly. Bikes were handy. Need to plan trips on 30A--the traffic can be heavy. Enjoyed children's program in Seaside, and food trucks. We would definitely return."

"Seaside Family Trip 2020
Out of Bounds is a beautiful home! The location type states a beach view and there isn’t a beach view. We brought cabanas as rentals can be costly. You cannot set up your cabana on the Summers Edge beach access. Every day it was quite a chore to carry everything closer to the lake/beach area where cabanas are allowed. Had to go by a can opener and garbage door was falling off the hinges. It so happened that I’m in the kitchen and turn around and there’s a maintenance man (at the wrong house) standing in the living room (didn’t knock). He ended up repairing the door. One final thing is that for waiting until 5 to check in the house for extra cleaning for covid it wasn’t super clean. Mold under toilet rim and mainly kitchen area didn’t feel clean. Very minor things because the house is lovely and decorated beautifully! One thing the website doesn’t mention that we lived is there’s an extra room off the back patio that has an extra refrigerator and big freezer for all your ice. Definitely would rent again but be better prepared for not being able to set up directly off the boardwalk. Lovely lovely home!"

"Spring Break Stay
I would happily stay in this wonderful house for a month... or two. On a quiet and tree lined street it is perfectly situated 4 miles from Seaside and a 5 minute walk to the beach. Everything about the house was comfortable and I loved the natural way it was decorated. We came at the start of the coronavirus pandemic so we ate in every meal and mostly stayed at home or on the beach, which was extremely private and quiet. The kitchen was easy to use and we had everything we needed. There’s a great fish market a 5 minute drive away.
I will definitely try to stay here again! "

"Amazing Spring Break trip!!
I cannot say enough good things about this house and the management company. The location was great as far as access to beach, pool, and Seaside. I would definitely stay here again IF I was bringing my parents or other very quiet people. We had an issue the second, third, and fourth night with a neighbor issuing a "noise complaint" for myself and 3 other grown women sitting on the front porch talking and laughing. Very normal activity. We had 6 teenage girls with us, so the second night we were literally stalked by security to the point we became paranoid and could not figure out what we were doing wrong. I text the management co. at 9:30 PM and received a call back with-in 3 minutes. He told me what the rules were regarding noise, and we were following them. He stated he would call the HOA the next morning, which was very nice. The 3rd night we had the Sheriff patrolling the street, but then they finally stopped by the 4th night. Just for that reason, I would not stay there again with kids because it was ridiculous and unnerving. Otherwise, I give this house a 5 star! "

"Great beach house
Overall we had a fantastic time staying in the house and area!! The house is beautiful with plenty of room for the 9 of us. We did not feel on top of each other at all!! The two masters was so perfect for 2 families. Linens were amazing!! Super clean and fresh!! Just what I wanted and expected from a $3800 weekly rental. No complaints about beds or anything!! We just had a couple comments. The kitchen has to have hot pads!!!!! We burned ourselves twice trying to get food out of the oven. Also, my husband did not like that the lock on the side patio did t lock. He did not love relying on the little J hook on the screen. Otherwise, it was incredible! Thank you. "

"Family Vacation
We had 5 adults and 5 kids in one house with plenty of room for everyone. The house was clean and had all of the essentials. The only problem was there was only parking for 2 cars and we had three. Overall it was a great stay!"

Out of bounds is a very roomy beachouse very close to the beach. It had everything we needed. We loved the bikes, porch swings and grill. We had a plumbing issue and management responded immediately. They were very considerate of our schedule too. The house is clean and spacious. "
