"A/C needs fixing
Like any rental home we have previously stayed at, wear and tear are present; however, this home was better than most. Having a small pool at the house was clutch with younger kids. The kitchen is reasonably well appointed. The air conditioning was” interesting”. The bottom floor was really hot until we discovered an open utility door on the exterior housing the a/c unit. Inside we found the control box that actually controlled the temperature. We were able to place this on the first floor so it could sense the real temperature. Then the home cooled properly. This seems sketchy to me when many controller systems allow temperature range locks. I understand they are trying to prevent excessive power bills, but 70 is all we were asking and getting 78. "

"Good Location But A Lot Of Negatives
Let start with the negatives:
This house is hardly stocked, which I was shocked by this, being in the area it is. There are only TWO bowls in the kitchen for meals. The rest are large mixing bowls. There are plenty of plates and silverware though. There are no basic seasonings, foil/storage for leftovers. Not necessarily a big deal, but definitely something to keep in mind and an added cost to your grocery bill. There are no beach/pool towels, throw blankets. Like I said not dealbreakers but just inconvenient.
It being Florida, we expected some rain. Come to find out there are no rain umbrellas anywhere in the house which was a huge bummer. We were instructed to buy our own when I asked for some.
The beach chairs they advertise seemed to be free we just had to call and reserve. This could be my mistake/ a misread of the fine print. Chairs for 7 people on the beach here were $300. A day.
I called several times over the months leading to our stay to ask for an earlier check in(we happened to have 2 heavily pregnant women in our group otherwise I wouldn’t have asked) and there was no accommodation for that even after calling. Again, something to keep in mind especially if you have an early arrival like we did.
We had several service people walk in unannounced. I was informed of a lightbulb change but not the pool guy. Yet the lightbulb men walked right in, no knock or anything. This was off putting to our group as it were all women. We were also almost unable to use the pool according to the pool guy because he had to treat it.
As seen in the pictures there are no curtains downstairs. The homes are close together in this area and this was another unsettling thing, especially at night. Finally there were lots of roaches. Gross.
The positives:
Great location, everything is walkable, beach access, amazing pool, good beds.

"Perfection in Rosemary!

"A First Family Vacation
Overall it was a lovely first family vacation with our 3 year old. Rosemary is so lovely, it’s hard to go wrong with the location! So sweet, quiet, quaint.. fairytale-like! 30A Luxury is great to work with and this was the second time in 6 months we’ve used them. Wouldn’t choose anyone else! Always helpful when we need them! As far as this specific cottage, I was a little disappointed in its condition. The house itself is beautiful, and in its prime it would have been breathtaking! It does show plenty of wear and tear now though. I wouldn’t recommend it for little kids with the stairs - especially with no bedrooms on the lower level. The pool was WONDERFUL for our daughter with the shallow end, definitely something we appreciated. Overall, I wouldn’t stay in this specific house again. I WILL use 30A Luxury again though and previously enjoyed the other rental we had our first time. The location of Astley Cottage was perfect - just a few buildings down from the ice cream shop and plenty of other shopping! Still felt secluded and we LOVED riding and walking the boardwalks. Can’t wait for the next vacation! "

"Beach Trip
It is a great location , the outside by the pool needs pressures washed .the ice maker was a plus. The furniture needs replacing, the chairs were broken.the beds are comfy, but the rooms are very cold. The IKEA furniture needs replaced. Needs a little treatment more decor! "

"Stylish and beautiful vacation rental
We loved our stay here! The rental was spacious and so conveniently located, which we loved. You're right next to the main square, so you can walk anywhere you need. Very clean and well furnished! And the master shower is very fun! We loved the heated outdoor pool and dining area! Would definitely return! Only negative was with the open floor plan and all the wood floors/walls, sound reverberates between the floors very easily (kids lol), and the pool alarm on nearly all the exterior doors was annoying (can't open without pressing a button/can't leave open). Our friends from Florida who stayed with us said they've never heard of it, despite the rental saying it's state law."

"Good overall
This house has more positives than negatives, and has great potential to be a four-star property. In its current condition I would give it about 3.5 stars. It has really design good bones with the exception of the mid floor main bedrooms... Especially the middle queen size bedroom which is not really private from the other king room (they share a bath, but it doesn’t have its own door. Sort of a weird design flaw.
Positives: main living area has great natural light,tall ceilings and good open floor plan with good comfortable community seating. Great for gatersings. Really nice TV and Sonos sound system. The kitchen is overall nice. The mattresses are pretty comfortable. Has a morning porch and upstairs balcony for sunrises and the pool gets afternoon son. The pool, although small, is nice, with a large patio area.
Negatives: House is a bit dated and needs some updates and some minor maintenance/refurb. Since this is a pet friendly house, if you are sensitive (have allergies)to pets, you may want to avoid this property (I think most of this could be remedied if they replaced the rugs). The bedrooms decor are nothing special and extremely plain.
Overall, this home is a pretty good value as compared to most Rosemary rentals.
30-A Luxury Rentals is one of the best to work with. This is my second time using them over the course of the last 12 years of renting in Rosemary. They are extremely responsive and have great communications systems in place via text and email. They dropped the ball on one minor maintenance request of missing lights in two bath vanities, but in their defense, the bulbs were unusual, and probably had to be special ordered. It would have been nice if they had communicated a little better on it though (never heard back on the issue).
All in all, using high-end Rosemary rating standards, I would give this property a 3.5 star rating. Hopefully the owners will do some updates, which could quickly raise it to 4 star prop"

"Not Up to Rosemary Standards
We always chose a different home for our Rosemary Beach family vacations, because there are so many cool options to experience! This home however, was the first disappointment we have had and it was a huge one at that. From mold, to broken appliances and cabinetry, to malfunctioning pool alarm, to a shared bathroom that lacked any privacy... I could go on. Pass on this home, it felt like a cheap wanna be. "

"perfect family vacation!
We have been to 30A a couple of times, but never stayed in Rosemary Beach, it was perfect for our family, as our children are ages 20, 25, and 28.
this property was the perfect location, steps from the square and easy to get to the beach. The house is really fun, clean and well stocked. the second floor shared bath is a little bit odd, would be tough for 2 couples to share, but not a huge deal. Overall, I highly recommend this home and the service we received from the rental company was wonderful! "

"This is such a cool house!!
I love architecture and love the open concept and modern look of this house. We had an amazing vacation and the pool was used from morning until night by our kids. 30A Luxury made everything so easy from booking, to check-in, to check-out. You just text them questions and they responded immediately. We has one small request during our stay and it was handled in 10 minutes...that's service! Thank you and we'll be back soon!"

"Good location, beautiful house.
Four adults and four kids stayed for a week over spring break. There was plenty of room for everyone including two king beds and s separate room for the kids. The area had walkable or bike-able shops, restaurants and beaches. Also super quiet inside the house even with the spring break fraternities staying next door.
My only criticism are the limitations of essentials. You are only allocated one trash bag per day, one dishwasher pod per day and one laundry pod per day. Seems like a nice house that sleeps 4 adults and 4 kids would not want to limit your ability to keep the place clean. So in addition to over 10k for the week we rationed or purchased trash bags and laundry pods. We did have one issue with the internet too but that was fixed that same day so we certainly appreciated that. "

"Family Recharge in 30A
We had a wonderful time staying at Astley Cottage for Spring Break 2021. The house and pool where beautiful and worked great for us and our extended family. The location was perfect close to the center of town and an easy walk to beach. Pool was perfect to hang out in all day. Home is as pictured and very clean however it is showing signs of wear. We had a couple minor issues with the home and the rental app worked great to get a quick response and repair. Rental company was very helpful and friendly. Rosemary Beach was beautiful and so cool to walk and enjoy the great neighborhood. Would highly recommend this home. "

"Special place!
We loved our stay at this beautiful home and were sad when it ended! We were there for an extended period of time and it was everything and more. The house has a wonderful feel to it — really unique details and just a cool vibe throughout. It doesn’t feel like a rental property but more someone’s home in a great way. The art is cool and the kitchen is really well appointed. There are a lot of things there that doesn’t necessarily need to be but that you are so happy to find in a kitchen. We really appreciated this as people who like to cook. The outdoor area is awesome, too. Roxxy at the rental company was always helpful and responsive. Anytime we needed anything at all, it was immediately addressed. They went above and beyond. We will be back and we will look to rent this same house again!"

"Family thanksgiving at the beach !
This was a wonderful and much needed vacation. We have been coming down for thanksgiving for the past 6 years but this was the first time we had our family meet us down there. This house was great for multiple families. Lots of space. The kitchen is equipped nicely and the pool was the best part of course. I would recommend this home !"

"Astley was amazing ��
We rented Astley a long weekend birthday celebration. It was the perfect location in Rosemary. Close to everything, short walk to the beach. While our check-out time was pushed back, it was totally understandable given current COVID guidelines. When we were able to check-in, the house was spotless. It came stocked with amenities, as well as a well-stocked kitchen supplies. Management was super attentive and came out to fix a door jamb. We had an amazing time, thank you for making it a seamless and perfect weekend stay in Rosemary. "

"Beautiful house, perfect location!
Our family of 4 had a wonderful stay! The house was exceptionally clean, well equipped, great open layout and the best location with a 5 min scenic walk to the beach. We rode the bikes proved everywhere and enjoyed the pool and outdoor dining! The rooms and beds were comfy and the outdoor spaces throughout this home were fabulous! I would stay here again and recommend it to anyone A couple minor things would be that the lighting is great but it would’ve helped to have the switches labeled. Lots of light switches. The only downfall to the pool is the alarm that goes off after 10 sec if you leave the door open. It is ear piercing. This is state law so we got used to it but with no young kids, it was a bit annoying. Overall this house is fantastic and the location is excellent. Close to everything! "

"Fun cottage but with maintenance issues
We had a wonderful stay at the Astley Cottage, but we did run into some issues. When we first got there, the pool was dirty and full of leaves and acorns. Someone eventually came to clean it but not until the next day. The toilet on the 3rd floor was not working when we arrived, so someone had to come replace a valve for it to flush. Furthermore, the air condition was not working on the 3rd floor, and it was very hot for guests sleeping up there. For each issue, someone did come out immediately to fix the problem. In conclusion, it was a fun house in a great location of Rosemary."

"Amazing stay!
We absolutely loved Astley cottage! It was everything we had hoped for. We had a few maintenance issues and they were handled incredibly prompt and with excellent customer service. "Favorite house in Rosemary
We have stayed in Rosemary for 11 years and this was our favorite house so far.
We had mix of three
sibling families with older kids 12-21.
It is hard to find a house without bunk beds for older kids and although this one has bunk beds it also has full beds below.
Great location to town -close but no noise from main street and easy walk or ride to beach.
I would discourage those with very young children because the pool alarm is great protection but if you have younger kids going in/out all day it will get annoying. Even one of our teenagers couldn’t remember to hit the button.
The pool is great size to play around or float and beach was closed for 2 days when we were there but we swam and had a grand time.
The TV downstairs is loud due to the acoustics of the house the sound carries but again not a problem for us because we didn’t watch much and kids have their devices. The patios provide a lot of privacy if you need it. "

"The perfect beach get away for a big family!
Our family of six absolutely loved Astley Cottage. It was more than large enough for us. We could have easily brought another family. The pool was an absolute game changer for us. This isn't just a sitting pool. Our rowdy bunch wore it out every day with Marco Polo, dive toys, and just floating around every single day. They home is laid out well with a very comfortable living room, perfect for movie watching and family game night. The kitchen is well equipped, and the Bull grill in the back is perfect for cooking in while you are there. The beds were comfortable, and the home had everything we needed.
We love this location. Perfect for bike riding and quick walks to pools and restaurants. Walkover F is a straight shot across 30a. Even lugging my big beach cart, I was there in five minutes.
Chris and his team were wonderful to deal with. We will definitely be back."

"Lovely home & Location
We had an absolutely wonderful vacation staying at the Astley Cottage. The house is in a great location to walk anywhere in Rosemary Beach & Seacrest. We are a family of 5 and had more than enough room. Our boys loved sleeping in the loft area. We had the pool heated during our stay & it was worth every penny!! The kitchen is well equipped. Easy access to the beach with a short walk through Rosemary. The property management company was easy to talk to & quick to respond to questions we had. We love this area of 30a. We will definitely be back! "

"This is such a great house and amazing property manager!
We love Rosemary and have been coming for 15 years and have stayed in many properties and rented from several property managers as well as owners directly. I have to say Chris and his team at really take it up a notch. They are proactive, check on you during your stay (which is rare) and respond to any issue or request immediately and keep post informed all along the way. I can't speak highly enough about the company and this home is one of the coolest I've stayed in Rosemary. We'll be back and are only using 30A Luxury going forward. Thank you from my whole family!"

very good experience overall. The house location is fantastic and easy to get to all of the main activities within Rosemary Beach. My only two complaints would be the inability to adjust the air conditioning upstairs and all of the bed mattresses need to be upgraded...very poor sleeping for all of us. But, we loved the house and would recommend."
