Livin on Cloud 9 IPE122 is an exclusive home is located on Mustang Island! You can't find a better vacation home than this. On the third floor you will find the most amazing living room/dining/ kitchen area. It is surrounded by picture windows and decks on three sides. The gourmet kitchen has everything you would need to cook your catch of the day. The large deck with 2 tables has a charcoal grill and plenty of seating for everyone. This spacious home has 5 large bedroom and 4.5 baths and 2 living areas. The primary bedroom has a King size bed, full bath and a balcony. The second bedroom has a King bed and the third a Queen. The fourth bedroom has 2 sets of twin bunk beds, The last bedroom is located on the ground floor and has 2 sets of twin over full bunkbeds. All other bedrooms are located on the second floor. There is also an additional living area on this floor. The outdoor shower is the perfect place to wash off after a great day at the beach. There is an elevator for your use for an additional $50 per day. Maximum of 6 vehicles allowed. Sorry, no pets allowed.

"Great Experience
Our Group had a great stay! The Management team on this property is amazing! There was enough room at the table for us to all eat together. The living room was large enough for the group to play games together. The inside of the house was clean. The beach was an easy walk from the house.

Some areas that could use improvement...first impression of the house was highly disappointing. The grass was long. Which probably wouldn’t have been huge deal, except the mosquitoes were TERRIBLE. The long grass didn’t help. And the garage doors desperately need paint.Those combined with the grass, my heart sank. My family was extremely concerned about what the inside would look like. Thankfully, inside was gorgeous. Except air vents. Those need cleaned really bad. My family had the 2nd floor bunk room. We were surprised there was no door. And the mattresses were not for adults. But we really appreciated the fan in there!

The Management Team is amazing! They are polite & kind. Quick to respond. I greatly appreciated them!

Lovely home with plenty of room for our family! Well stocked! As always (Property Management) were friendly, accommodating, responsive, and easy to work with! The yard does desperately need to be mowed and the garage door is in great need of paint or replacement - both combined to make the outside of the house unattractive! But inside is great!"

"Meh
When we pulled up, the garage door was rusted, paint peeling, weeds in lawn were tall, the handrail at the front steps is wobbly. We entered and it didn't get better. The house smells of mildew very strongly when you enter. The towel bar and towel ring in the downstairs bathroom was off the wall, there is black stuff on the ceiling. There was a random tv on the floor behind the beds in the downstairs bedroom, a pile of bean bag type cushions with brown water stains on the floor. There was no instruction book with wifi password, instructions etc. The kitchen was well equipped. The beds were terrible! All of the king/queen beds were sqeaky, have dips in them and not comfortable at all. The house is ok, but needs some updating, deep cleaning and furniture needs replacing. The elevator was nice but again, no instructions were left on operation, had to remind them to unlock it for use that was paid for. Had to request towels twice as there was 1 towel per person provided. Women often need 2 for hair and body but there were no extras. Don't go barefoot in this house. All the kids feet were BLACK from walking around barefoot. Overall, very expensive for very mediocre. "

"Fun time
We really enjoyed the house. It was clean, spacious and we loved the balconies. The elevator was very useful. We had only thirteen people but there were beds for more. It was also close enough to walk to the beach.
A couple of suggestions. Get a wire brush to clean the grill, a net for the ping pong table and spray regularly as there were a few small bugs in the house. "

"Our Family Summer Vacation At Port A
I would stay at this property again. It is only a short walk to the beach and it accommodated our sleeping needs. The amenities and air conditioning were great and the top patio had an acceptable view of the ocean. The only negative was that the yard was not maintained as it had high grass and stickers. "

This home accommodated all of the members of my family. It is a huge kitchen area (main reason for selection) plus convenient to the beach. No mosquitoes at this time, probably too cool. The beach has great sand for the grandkids plus we can drive down to beach on the next beach access road. Plenty of room for all 16 family members, AC worked fine, wonderful accommodations. "Living on cloud 9
Overall a nice property.
Walking distance to beach, community pool very small.
Propane grill needs to be replaced only 2 burners worked initially also its in bad condition... had to call for a replacement tank arrived pretty quick.
2 car Garage we were not able to access 2nd the door was locked and automatic garage door didn't work.
This property charges for elevator use my mom is in wheel chair all other properties we looked at did not. Initially ice maker not making ice and fridge temp worried me both were working by mid week.
None of these issues were deal breakers for us we were a family of 15 and had an enjoyable time."

"Fun Family Spot
We had a great time at the home. Close walking distance to the beach and pool, with close car road access so no kart rental needed. The home patios on the top floor were nice and plenty of seating area inside. There was not much in terms of supplies (toilet paper/paper towels) so you'll need to pick those up. Overall a great spot and plenty of bathrooms and rooms to spread out."

"Livin' On Cloud 9....7/2/20-7/7/20 Nice house but needs work
Stayed in Port A several times throughout the years and decided to try somewhere new. Arrived on 7/2/20 and had to drive 10 minutes past the house to pick up the keys (and then to drop them off on check out day). Would be nice if they had a keypad entry. Overall, the house is great and sleeps a lot, but there are many things that need work. We realized just how many stairs there are to haul your groceries up to the 3rd floor, especially for our older guests. We did not pay for the elevator and it's really unfortunate that to use it you have to pay $50 extra a day. Seems a little steep. Really only needed it the first day for hauling everything up. House was clean, but the BBQ grill that is mentioned is awful. The propane one has been moved to the garage, not the deck, as shown in pics) and they have now added a charcoal grill. Both have grates that are covered in mold and yet it says you'll be charged $25 if the grill is left moldy. We went to Wal-Mart and bought a $20 grill to use.The mosquitoes were absolutely horrible, which made grilling downstairs awful. The grass is very high at the vacant lot next door/bad combination with the stagnant water in the pond behind the house. Not an exaggeration (we're used to mosquitoes - from SETX) but we couldn't use the outdoor shower bc they were so bad.We also didn't use the ping pong table in the garage for same reason,plus no net. Close walk to beach which was really nice since beaches were closed to vehicular traffic over the holiday. Pool is much smaller than how it looks in pic. Vent fan in the master bathroom doesn't work. We set the AC to 75 during the day and at around 10:30 it would set itself to 50 degrees. Couldn't change it until the next morning. Several towel racks have been pulled off/fallen off the walls. 1st floor bedroom doesn't have adequate ventilation so we used a box fan to get circulation down there. Dishwasher racks need maintenance. Overall, nice house but a bit disappointed for price paid."

Overall it was great! (Property Management) were professional and prepared and they made it very easy. The home was very nice as well. The only thing I would suggest is that the owners might want to consider doing some updating regarding kitchen cookware. The cookie sheets were very rusted and there were only 2 small ones. They need new ones and various sizes. Casserole dishes as well would be really helpful. The top shelf of the dishwasher needs attention. The ceiling fan in the living room was not operating correctly (it was wobbly and very loud as it circulated) so we had to turn it off. The owner came and moved the trash cans DURING our stay but failed to tell us so we couldn't find them until we called. The preview of the home showed a grill indicating it was there for use, however it was not there when we got there. Furniture, beds, etc were very comfortable and nice. Overall it was very nice. "

"Worst place ever
It’s so misleading... there is not a pool. There is a community pool about a 1/4 of a mile away. And it’s always packed. One time we got there and no one was there the the mowers came and threw grass and sand spurs all over us. The house has more problems then a math book. And the property management company wasn’t very helpful. Not worth the money. So many better places to stay. "

The house was clean except the grill literally had mold growing on the grates. We needed more large bowls and the rental agency got them quickly for us. Short walk to the water. Nice view of the water from the top deck but not sure what will happen to the view as other homes are built in the neighborhood that are closer to the water. It is definitely going to change it. "Family vacation
Overall our stay was very enjoyable. It was close to the beach, walking or driving. The house was wonderful! Plenty of space and beautiful decorations. The property management office is located far past the house into Port A. We were notified that the house was ready early which was awesome! The shampoo and conditioner was great for after the beach bathing, we appreciated that since we forgot our own. The few downers were: we couldnt see the sunrise or sunset from the house in any direction(both blocked by other properties), we had to deal with 4 snakes, and the mosquitoes are huge and numerous. We read this in another review and have lots or bug sprays but it just didn't cut it. All 16 people got over 15 bites each just from walking outside and past the neighboring empty lot. The snakes and mosquitoes were there probably because of the pond behind the house but the property was in great shape. Not sure what the solution would be but it's something to consider before booking. Kids tired from the sun and covered in mosquito bites are not pleasant company lol"

The home was very clean and when we had an issue with the refrigerator, they were quick to respond and send someone over to look at it. We had a great time and the beach was only a very short walk away. Our only real issue were the mosquitoes, make sure to bring lots of big spay! Overall, we loved staying here and had a fantastic time. "

"Beautiful home close to the beach!
Be aware stickers all in the grass near home, contact the rental agency prior to arrival to assure the AC is turned down to cool the home! 17 of us arrived to a HOT home in June set to 80. First floor never cooled off our entire stay; 3rd floor cooled after first day. Maintenance guy stated AC units are old and need to be updated. Fridge took forever to cool, and took several attempts to restart it to properly function. Other than the cooling issues, all was great! Be ready to climb stairs, if you aren’t as active or have difficulties with stairs add on the elevator expense. "

"beautiful and quite place
