"Fall Break with Family
The unit was easily rented and accessed (the code was texted prior to arrival). The balconies were perfect for viewing sunrises and sunsets. The living and dining rooms had plenty of seating. The two main suites were perfect for our family, but one of the suites did not have any clothes storage outside of the closets (no dressers) and the a/c unit didn’t cool that room - we had to run a box fan each night. Also, the closet doors in that suite were off their tracks and inoperable. Attention to these somewhat minor issues will make the next guests stay stellar! "

"Condo was great, Staff could use some work
Overall, we had a great time. Communication for checkin/checkout was all via text and timely, which we loved. The website was a little difficult to find information beforehand, particularly kitchen items. In our particularly condo they removed all ceiling fans. I didn’t realize until we got there but it wasn’t a big deal for us. Other people in our party had major issues with the security people working the gate being very rude. We also had trouble getting our chairs and umbrellas correct 3 days in a row. My biggest complaint was the pickleball courts not being for Beach Manor. It doesn’t seem right to market it as one resort then aggressively and rudely kick my children off. The condo itself was great, beach was clean, and the water was clear. "

Had an opportunity for an early spring weekend trip. We’ve stayed at Beach Manor on multiple occasions and the property never disappoints - convenient, quiet, perfect beach location.
One heads-up for others, I thought the putt-putt, basketball courts, tennis courts, etc. were a shared amenity between the two condos (Beach Manor) and Tides. Unfortunately, I was reminded very aggressively and rudely by the Tides staff that we were not welcome. My fault for not reading, but save yourself a tongue lashing!
The unit itself is in a great location. Awesome balconies with great views. Only complaint is that there are no dressers. We lived out of our suitcases because there was no where to store clothes.

"McDonald Summer Vacay 7.23
We have stayed a Tops'l Beach Manor for the last 8 or 9 years. We haven't always stayed in the same unit but the love the views, pool, staff and the easy check in and out. The rooms have always been clean and inviting. I was a little disappointed in this unit in that is was not as the pics indicated. The furniture was different and there were no dressers. I personally like to unpack if I'm staying for over a week. Also the Master Bedroom on the right was very warm, the A/C seemed to have a difficult time keeping it below 72. I'm sorry but when I'm at the beach its hot and I prefer my room to be cooler. I would just make sure the pics are current. But would recommend ."

"Lack of cleanliness
The view was amazing but the condo wasn’t clean. The floors were dirty - the kids,after showers, would have black feet. We found a blood stain on the mattress protector after washing it; it came out but clearly wasn’t washed prior. It was also very hot in the bedrooms. "

The condo along with the view was one of the most enjoyable experiences I have had being in Destin/Miramar area. The property was clean, and the pool was very nice. There is a restaurant and bar area by the pool that is extremely delicious. We WILL BE BACK!!!"

"Great View
Unit was spacious with a fantastic view. Unit had all the necessities needed but could use some furniture updating. Gibson was quick to respond to a few minor issues found upon arrival. Biggest problem was on the third day, after loading washer with clothes, we found out it didn't work. We were informed that the washer was in the process of being replaced. Laundry service was offered but it was declined and a minor adjustment on rental fee was made. We were renting two units so washer in other unit was used, but still a major inconvenience. Washer should have been replaced prior to our arrival. How do you rent a beach unit for a week with no working washer, very disappointing. In future I will check to make sure everything in unit is working. Under recommend property to a friend, I would say maybe, but you don't provide that choice.

The View from the room was breath taking!!
We got this rental by happenstance as the one we rented had been sold and this was our new option

Washer did not work but Management Company was very accommodating and took care of our laundry!!

We ate in and dined out. We also utilized the grilling facility. Wished we would have had access to the top pool as we would have with the previous rental. It has a "baby pool" much easier for the littles."

"Awesome Experience!
We stayed in Beach Manor 0712 and had an awesome experience! The unit was super clean, very spacious, and equipped with everything we needed. This was our 19-month old grandson’s first trip to the beach, and he loved it...thanks in part to the condo and awesome beach views!

"Summer Vacation 2022
We had a good stay in Beach Manor 712. We had what we needed in the unit and brought some things from home too. The only issue we had is for the 3 bedrooms and 3 bathrooms, there was only 1 hair dryer, BUT Gibson Rentals responded VERY quickly when we requested an additional hair dryer. I highly recommend rentals through Gibson, they are top notch and VERY responsive!"

"Great location but......
We were very happy with the location of the property. Everything was clean and well maintained. The pictures of the property were misleading in my opinion. The kitchen and living room were very small. Only one person could be in the kitchen at a time. However, the master bedroom was HUGE. We had 6 people in the condo. Originally were supposed to have 8. 8 people would have been uncomfortable in the space. For as much as we paid, I expected more. My only other suggestion regarding the property is to tone down the beach service personnel. We had an issue with trying to put up an umbrella AFTER he had taken down the row of umbrellas that was directly behind us at 4:15. If we pay $6,000 for 5 nights in a condo you would think we would get at least one set of chairs & umbrella for free per day and wouldn't have to bring our own. It seems like the people paying $50 per day for beach service were given priority over those of us who paid a premium for our accommodations. "

"Nice condo Great view
The condo itself was very nice. A few minor things that I will address with the owner.
The building complex itself is not as great as we hoped. The hot tub was not working
Maintenance waiting for parts. The pool are is VERY small for such a large complex. Could not get a lounge chair- all taken with towels from early AM. Not an ounce of shade avail at the pool- which could be tortuous during hot weather.
They did provide free equip for the very basic mini golf and shuffleboard. We were told that Gibson rentals were not eligible for tennis courts or the larger fitness area.
Beaches are nice. Clean. No lifeguards, so families need to be watching. Renting two chairs and an umbrella will cost $50 per DAY. We had two fays when ocean was red flagged , but no credit for rentals on beach chairs, tho no one was out. "

"Nice location minus insane traffic into Destin
Overall we really enjoyed our vacation and the “end of the beach” location of the resort. The beds were comfortable and it was nice having 3 full bathrooms. I would have preferred more patio seating and was also surprised that the resort didn’t rake the sand each morning or pick up the trash left on the beach. There was a shocking amount of trash left behind each day! I would suggest bringing your umbrella and chairs as I paid for ours and was told we would be on the second row, but they placed us on the third. When I went back to ask for a refund since we were so far away we wouldn’t be able to see the kids in the water, they told me if I paid them an extra $100 under the table they would move me up a row - I declined and did receive a full refund. I don’t think I would come back, but for someone who doesn’t mind a crowded beach this condo was nice and the resort has several amenities to keep you entertained. "

We very pleased with the unit including decor, cleanliness & spectacular view. We had very few needs but the Gibson team was very responsive to them.
Our initial impression prior to entering the unit was awful. I could provide pictures if you like. The floor covering was torn or worn in several places. The unit door was the only one that I could find on the 7th that had not been painted recently. The A/C door that you see prior to entering the unit was a total disgrace. I would not have expected that look on a unit that rented for more than $6500 for the week. Also, the storage closet was filled beach toys & beat up chairs & just a mess. "

"Not Our Best Experience
We have rented from Gibson for about 7 years. We've never been disappointed. This year our condo failed us. The 3rd bedroom is not up to fire code and Gibson will be the responsible party should something tragic happen. There is no escape, the window is blocked and you cannot navigate in the room as it is so crowded. "

"Love this unit!
This unit is as beautiful in person as it is in the pictures! The sofa is now a sectional which still leaves plenty of seating space. The rooms are spacious, yet cozy. The views from the master and mini master are amazing. My favorite part was drinking coffee on the balcony watching the sun come up, listening to the waves crash. The unit has all the basic things you would need as far as dishes, pots, pans, coffee maker, etc. I loved the 3 full sized bathrooms. We went with 2 other couples so that was a must for us. We really enjoyed the location of this unit on the tops’l beach manor building as well. The grill by the pool has some amazing food & the staff is so nice! Really enjoyed the available beach service as well. This was my first stay at Tops’l but I will for sure stay here again in the future! "

"Amazing Beachfront Condo in Beautiful Complex
We thoroughly enjoyed our stay at this unit at Topsl Beach Manor. We did an extended weekend with friends (4 adults, 3 toddlers) and the condo met all of our needs.
The ease of access to the beach, pools, and other amenities made for a great vacation for our family. We thoroughly enjoyed the beach every day and the sunset views from the balconies in the condo were nothing short of amazing.
If our travels take us back to the Destin/Miramar area, we will definitely consider this unit again!"

"Great room...odd service man
The room was great. The air conditioning temperature was odd because only the master bedroom was warmer than the rest of the unit. But overall it was a great unit. The parking was easy and not hard to find a spot. The pool wasn't too crowded and the beach was awesome. The only problem I had was... one of the maintenance men entered the room without knocking. He was on his phone and walked into the living room and walked by the two bedrooms looking in.. and then walked back out. My son and his friend were in the room at the time and didn't say a word to them. When I went to the guest services and asked why they would do that they said they would look into it and I never heard another word. I never asked for them to come so I was a bit irritated that they just walked in without knocking and looked around without saying a word. "

We had the best experience from booking to checkout. The property exceeded our expectations. It was fabulous. The free activities each day were just that, free! No hassles booking and no strings attached. I would also recommended ordering groceries online from Publix for free delivery. That made our vacation so easy and it was wonderful to check in and have our food delivered right away. We will be back and would book this unit again. "

"Fantastic view right on the water
The view will not disappoint!! The pools were great and the outdoor furniture was nice. The beds were very comfy and the bunk beds were great for the kids. The kitchen was stocked with everything we needed even a kurig coffee maker. Overall this unit was great the only thing I would suggest is to replace the rugs throughout the unit as they were heavily used and quite dirty. Other than that our stay was great and we look forward to coming back next year."

This was our first time staying at the Tops’l resort property and it did not disappoint! Our condo was as pictured, roomy, and comfortable. WiFi was excellent and we utilized the Be My Shopper grocery service which worked out fabulously. We loved the pool, beach view, easy access to beach, chair and umbrella rental access and close proximities to great restaurants and golfing! I have already recommended this to friends and we will definitely return!"

Overall great stay at this nice condo. The location is perfect, the condo was clean and fairly well appointed. We did wish the kitchen had been better equipped (small bowls, broiler pan, martini glasses, food storage containers martini shaker - I accidentally left mine in the dishwasher, the lighting in the bathrooms needs LED bulbs because it was very hard to see, especially for putting on makeup (easy fix), and the master bath shower has no shelf to put personal items. All small things that could make it even better. "

"Just as pictured
We had a great time at this condo. The condo was just as pictured. The master bedroom did have a smell and the comforters and blankets should probably be laundered more often as they had an odor. I did not report this to the office, we just didn't use the comforter/blankets that had an odor and we left them in the bathtub for cleaning for the next person. Overall, I am very happy with the condo. I had to call the office because our wifi network wasn't working and it did take a full day for them to fix the issue, but I wasn't too bothered by this because I was on vacation and just enjoying the atmosphere. The teenagers on the other hand were happy once the wifi was fixed."

"Great View!
Beach manor was great! The only thing they need to add is an ice machine. Having an ice machine makes it very convenient when you are trying to ice down drinks to take to the beach. We very much enjoyed our stay and would more than likely stay there again. Also the beach was great! Not too crowded! Thanks."

"Recovering at the Beach
Three couples have been vacationing in the Destin area for the last several years. This year two of the girls had to have leg surgery on the same day. We spent a wonderful time at the Beach Manor which has a great view while they were recovering. One of the girls even made to the beach a couple of days. The view from our room was spectacular and as always the food was outstanding. There were a couple of items that needed repair and when we reported them someone came to check them out rapidly although the dishwasher was not able to be fixed while we were there. "

"Destin in October is great!
Living area was nice and comfortable. Bathrooms were updated and spacious enough. Wi-Fi router was missing and 12 hours later we were given the user name and password for the wifi in the unit below us. It was very weak. One of the bedrooms was very warm and would not cool like the other rooms in the condo. Lights in the kitchen were not bright at all."
