The Alexander in Miami Beach offers luxury vacation rentals directly on the beach. Located at 5225 Collins Avenue in the South of Mid Beach directly on the beach this location is recognized for its intimacy, charm, and direct access to the beach. It is the perfect spot for singles or families, is safe and friendly. We are less than 3 miles to the center of South Beach. Local activities include delicious eateries, fine dining, tourist attractions and night life. The beach and boardwalk are just steps away from our pool area where we have two heated pools and hot tubs. (Property Manager) manages many of the finest units at the Alexander. Unit 100-A at The Alexander is a PRESIDENTIAL ROYALE DIRECT OCEANFRONT APARTMENT – EXTREMELY LARGE OCEANFRONT BALCONY. Sleeps 5-6. Newly renovated October 2020. 900 sq. ft. living space with large 400 sq. ft. direct oceanfront balcony for a total 1300 sq. ft. Consists of Great Room with Dining Area and Full Kitchen. 3 bedrooms - King double (2 xl twins combined) in master bedroom with magnificent Ocean Views and private connecting bathroom, 2 single twins in guest bedroom and 1 full double in 3rd bedroom with Ocean Views. Full Stone and Stainless-Steel Kitchen Sofa in Living room can be used as flatbed for a child Washer/dryer available in unit (additional fees may apply) 2 bathrooms – the master bath has a step-up shower; guest bathroom has a bathtub with shower large dining table seats up to 8 smart flat screen TV's in each bedroom and in great room 400 square foot balcony for sunbathing, relaxing or dining al fresco with the most magnificent direct 180 degrees oceanfront views Extra guests: Base rate includes sleeping up to 5 guests, additional guest is $35 per night up to maximum of 6 guests. Pool and beach area has Tiki Bar as well as comfort food service. Room service also available as well as from Grub Hub, Uber Eats and most food delivery services. There is a public children's playground one block north with direct access from walkway behind our property. Resort offers for additional fees beach chair rentals and water sports. There is a salon and day spa located on the 4th floor. Local activities and attractions include water sports, bicycling, sailing, snorkeling, boating, deep sea fishing, parrot jungle, Seaquarium, Children's Museum, Theatre, Historic Art Deco district, Wynwood, and so much more. Conveniently located just minutes from South Beach and 20 minutes from the Miami International Airport, 15 minutes from the Port of Miami, Brickell and downtown business district. Golf courses and tennis courts nearby, glamorous night life entertainment, including LIV at the Fontainebleau Hotel, Eden Roc both only 8-9 blocks away, Lincoln Mall, Coconut Grove, the Bal Harbour Shoppe's, and Aventura Mall all minutes away. IMPORTANT INFORMATION- Our property has recently completed a $35 million renovation of the interior and exterior of the building. Both upper and lower pools, Tiki bar, restaurant, and mezzanine pool deck are now open and in full operation. Gym is temporarily out of commission. We may have an alternative workout room, please inquire. In the rare event that an unexpected emergency maintenance issue occurs before or during your stay, a unit will be assigned that is of equal or greater value to the unit reserved. This is not a common occurrence and rarely if ever occurs. OCCUPANCY
Guest agrees that no more than the total Authorized # of Guests shall be permitted to occupy the rental unit at any time (for sleeping/lodging) during the rental term. All sleeping guests and visiting guests shall comply with the conditions and restrictions imposed upon any guest or visitor under this agreement. A penalty of $100 per night per guest will be charged if determined that more than authorized number of guests occupied unit and unauthorized guests will be asked to vacate the property.

NON-SMOKING
All properties in all locations are non-smoking including the Alexander, Seacoast, and Fontainebleau buildings. Smoking is only permitted in designated areas outside the building. Smoking in an apartment or balcony can result in a fine of $250-$500 against your credit or debit card, or withheld from Security Deposit to be used to deodorize and clean the apartment.


NOISE ORDINANCE
Miami Beach and our properties maintain an ordinance for disturbances in multi dwelling buildings. No excess noise, on weekdays before 9am and after 10pm, and Weekends (Saturday, Sunday, and Holidays) before 10am and after 11pm. Police have the authority to escort you from the premises if you violate this rule. Construction is only permitted on weekdays between the hours of 8 am and 5 pm.

NO PETS
Only Service pets (certified) are permitted with prior approval. Service pets must be carried or leashed at all times on the property. A $250 charge is required for “deep cleaning” for any pets. Please disclose this requirement at time of your reservation. Failure to do so will result in $250 penalty charge as well as the $250 “deep cleaning” charge.

SECURITY DEPOSIT
The guest is required to submit a credit card for a $500 refundable security deposit
