1. Tragically outdated Decor and Furniture (This also includes Creepy personal framed photos on the walls and also awful light fixtures, window coverings etc).
2. Grody Carpeting in the Bedroom (Also, closet is crammed with personal storage, the mattress is awful and the funiture very sad.
3. Kitchen had everything needed and bathroom was sufficient, but both could use some minor updating."

We have stayed in this complex before, but first time in 402. The management company is top notch, from the welcome basket to communication, all nice touches. The unit itself is a little outdated, but everything worked and it had everything we needed. Access is via an electronic key pad on the door and it has a keyed security door. The view is better from the 4th floor. The location of this plaza is perfect, which is the best part of staying here. The parking garage is under construction, but we never had an issue finding a parking spot. The parking garage is only accessible via the elevator which requires a key to get to that level. Defya secure place. "

"Lovely Kona
We loved this property and its location. We had a wonderful stay and enjoyed ourselves very much. The management company was very professional and responsive when needed. The only draw back is that the pictures advertising this apartment are long out of date. The changes in the apartment are minimal and can be understood however the degraded tarps on the businesses across the street are quite the eye sore. This is no fault of the owner of this apartment rental property but surely takes away from their lovely view from the balcony."

"Condo in good location
The condo was better than the building it was in. It was close to the main street with all the restaurants and gift shops however, it’s still required climbing stairs to get up to the first floor in order to take the elevator. The elevator to the basement has a fire door that you cannot come back in. This was an issue because my spouse cannot climb stairs . You can take the elevator to the garage in the basement and go out the fire door right onto the main street, but you can’t come back in that way. In addition, the ocean view was there, but only by looking over the top of some really dilapidated roofs. Overall, the condo was acceptable at the price charged, and the inside of the condo was well maintained"

"Location Location Location
Great location. Pictures are accurate. Close to all the amenities in Kona. Staying here, you do not need a car unless you are going to tour around the island. Grocery stores (2 on Palani), Walmart (straight up Henry Street), and local shopping are all within a mile of the condo. There is an ABC Store directly across the street if needed that is open 7:30 am to 10:00 pm 7 days a week.
Beaches are close (Kailua Pier being one of them) or several along Ali'i Drive or the old Kona Airport that is 1.5 miles away from the condo.
There is an E-bike rental shop on the main floor of the building and a brand new coffee shop that has 15% discount for those who staying in Kona Plaza (great coffee and treats). Bike rental shop was amazing. Farmers Market is a 3 minute walk away for all your fresh fruit and veggies.
We had no issues with the property. Property manager was amazing and has options available for mail and parcel pick up, which was greatly appreciated!
We would stay here again. "

"Condominium needs help
The Bedroom carpet is old and smells bad and should be torn out. Second there's no luggage stands, and junk in the closet. Not welcoming. exposed wires in the kitchen right of microwave."

The room was lovely and clean. Located in the center of Old Kona Town was wonderful. We were on the top floor and saw the most magnificent sunset every night. Condo was clean and well-stocked. Central to almost everything. Would we stay here again? You bet!"

Good experience, nice unit, well located. Management company has it together. Only issue was construction in the basement made parking tough, had to park on the street 2 times. Clean unit, upgrades from last time we stayed there. Would recommend staying there, we will rebook for next year. Check on parking garage construction and impacts. Great view from the balcony. Photos of unit are accurate."

Our rental was amazing! The property was clean and ready for us. There was a welcome gift bag on the table. The view of the bay was picture perfect. There was snorkeling gear and other items in the closet for us to use at the beach. We will definitely be coming back and hopefully renting the same property!"

"Fantastic Location
We rented this place for the Ironman Championship for 7 days. Location was our number one priority and this place was perfect. Very close to the swim start/finish line, restaurants, coffee shops, and stores. Location and view was unbeatable! The overall cleanliness of the unit was good, with zero bugs. However the tile grout lines, which were at one time white, were dark brown and in need of serious cleaning. The bedroom carpet was very old, wrinkly, and needs to be replaced. The kitchen was well stocked with equipment and utensils, but all are old and very used. The appliances were functional but they are of the lowest grade and very old. The fridge has rust on the outside. The dishwasher was extremely loud so we made sure to run it while we were out. The large patio is awesome and makes the unit feel larger than it really is. BUT..if you close the patio door behind you, you're locked out. A new lock would be a simple fix. A/C and ceiling fans worked well, king bed was comfortable"

Excellent stay. The condo was fully equipped with everything you need. Washer and dryer in worked well. Good security with key needed to get to parking garage. Pool was beautiful clean. Bed was so comfortable. View and access to Alii street perfect. Lanai was huge. management company very helpful when needed. I would definitely stay here again. "

Great location! Quick walk to restaurants, shops, and a cute little beach that’s kid friendly (no waves). The furniture and appliances are a little dated, but that didn’t bother us since we were out and about most of the time. The central a/c came in clutch with the heat. Also, awesome views from the lanai Of the water and Ali’i Drive. "

I probably would not return. Too many "don't do this and don't do that" rules. Plus, they expected us to wash and dry all the linen before departure. TV is very small and hard to see for old people. Overall seemed old and run down like me. Property management was not very helpful when asked for paperwork that we could not print. "

"Great location in the heart of Kona Town!
This condo is in a great location with easy walking to lots of restaurants and shops. Great view from the lanai for sunsets and outside dining. A big plus is that there is onsite parking included!
Condo was very clean on arrival and Knutson Associates was very prompt and helpful when we had a couple questions.
Some of the furnishing were dated, but everything worked fine. This property is an excellent value in a great location!"

"Wonderful view and gorgeous sunsets
This is in a great location. We arrived after the manager had left for the weekend so didn't meet her until Monday; management there is very hands-off. We got help getting into the unit from a neighbor. The request for maintenance on the app was easy to use. We had to shop for paper products for the unit. We had thought that the housekeeper would do the laundry (towels/sheets) after our stay; the Rules said we would be charged extra if housekeeping had to do more than 1 or 2 loads so we ended up washing and drying. We have not stayed in a location so close to the main street of a busy village with night life. The air conditioning worked well, and appreciated the instructions. Nice wide doors onto the lanai with wonderful view onto the bay and Alii
Drive below. Pancho and Lefty's restaurant was next door and very good. The pool was very nice, and the tables had umbrellas. Would recommend a new mattress in the bedroom, and new sheets that fit."

Bathroom and Kitchen felt very clean.

Lock box was confusing to return key at end of stay.
Bed was extremely uncomfortable bc Of saggy foam topper. As other reviewers described. Better to invest in a new mattress from Costco. Bed as is too uncomfortable for long term."

Wonderful view of the ocean, the perfect location, nestled in the middle of a Hawaiian village. We made it every evening the easy stroll to the beach for the sunset and visiting the local shops and restaurants. The most memorable part was enjoying the Hawaiian décor and relaxing on the lanai with the gentle sounds of Hawaiian music floating in the air, while watching out over the ocean activities. An added bonus was the our discovery of the book shelf filled with reading enjoyment, but most importantly; history of Hawaii and info about it's places to visit. Thank you for the memories!"

"Great place!
This is a great location in downtown Kona within walking distance to the beach, restaurants, and shops. The condo is clean and has all of the basic amenities. It would benefit from a few updates (i.e. a new screen door to the lanai and a new bed) and it is rather noisy in the mornings due to street cleaning. Management was accessible during my stay and responsive to suggestions for improvements. Overall, a great place to stay!"

"The Best Place to Stay in Kona!
This is the best place to stay in Kona for a couple. The apartment was spacious and clean, had a gorgeous view of the ocean, and is right in to downtown Kona with lots of restaurants nearby. Our favorite part about the apartment was the balcony, where you can read or have your morning coffee overlooking the ocean with a nice breeze. The apartment has everything you need: king bed, washer/dryer, coffee maker, dishwasher, cooler, and beach towels and chairs. You won't find better value anywhere else. Additionally, were highly responsive, with clear and easy check-in/out instructions. We had an awesome experience, highly recommend! "

Kona Plaza #402 was a great place to stay in the center of town. Great view of the ocean out of the front window. We had no problems. The unit was stocked with the essentials for a weekend stay. The management company communicated very clearly and was great to work with. The on-site manager was great as well. I would definitely recommend this property.
There are only a couple minor issues. I saw some comments about the bed before we rented. The mattress had a new foam topper installed. Likely this was to address the complaints we saw posted. The topper was DEEP foam. You sink several inches into the bed. It felt like the bed swallowed you. This is a personal preference. Not my preference. a new $300 Amazon foam mattress wouldn't have cost much more than a topper over a worn out mattress. The housekeeping wasn't great. The place was dusty. Anyhow, minor issues, I would definitely stay here again. "

"Amazing stay in Kona Plaza #402
Our experience was been amazing! So much so we have booked and paid for three weeks next year! Love #402!!! The rental is in a great location, right in the middle of Kona and all the restaurants. The snorkeling beach in only a few steps away and we walked to it daily. (So many different fish to see!)
The unit itself was in great shape and the view is perfect. Being on the top floor you have an unobscured view on some of the best sunsets ever! The pool was nice too! Very refreshing.
Employees at the property were great and always willing to be helpful. A very hard working group of women.
Blake was amazing in helping us with next year's reservation and a late check out! YOU ROCK!

Die Wohnung im 4. Stock war gut eingerichtet. Alles was man braucht war vorhanden. Sogar die Strandutensilien wie Schirm, Stühle, Flossen, u.s.w lagen bereit. Der grosse Balkon lädt zum Verweilen ein. Die Anlage war sauber und ordentlich. einziges Manko war der etwas muffige Geruch aus dem Schlafzimmer. War wohl der Teppichboden. Ansonsten allles top."

"Great and Not So Great
Loved...downtown location, view from lanai, kitchen resources, beach/vacation resources. Didn't love...A/C got room down to maybe 78 degrees, firm mattress, couch wasn't a fold out. The pool had issues for a couple days and it wasn't available to us, and it was our main defense against the high temps in the Kona area. Great location!!!"

Great location in town close to everything. This condo has a great ocean view. My husband and I enjoyed breakfast on the lanai every morning watching the boats and swimmers in the bay. While the condo is a little dated it had everything we needed for a great stay. The condo was clean and our arrival smooth."

This location was excellent for exploring the Kona coastline. There was a grocery store close by, as well as transportation down the coast. We had a view of the ocean from the lanai. The unit itself was clean and well kept. The kitchen had everything needed to cook meals. It was a great place to stay."
