"Best Location n Kona!
Beautiful, clean and well-appointed condo with the PERFECT view! Lanai has views on both the west and north side for those amazing sunsets - complete with residents who blow the conch shells to mark the moment. Property has both a chlorine and salt-water pool, with the salt-water one located right at water’s edge. So much fun when those waves come crashing into the pool. Great communication with Knutson & Asso Prop Mgmt before and during our stay. Casa de Emdeko is our favorite Kona location ... and 219 is our favorite unit! "

"So disappointing vacation was not to be camping trip
The unit was a great location but the fact the ac didn’t work and we were given the run around was upsetting. After 24 hours of no ac and being told they are working on it to use fans was not acceptable. As a manager stood there and watch it jump up in temperatures she could see this was an issue. The first night was so bad as air was not moving I slept on balcony on an air mattress. After most of the next day spent on phone/text with management keeping me from enjoying my day and still no ac I called Airbnb and they said go to a hotel, we will credit you and they agreed this was not right so after a wasted day on this we packed up and went to Royal Kona down the road and was in a room nice and cool. "

"Can’t beat the view!
You can’t beat the view and sunsets from this property. It’s also in a great location, has two pool options, and a great outdoor BBQ area. It’s does need some touch up paint and lacks amenities (so make sure you pack your own) but we truly enjoyed the condo and property and would absolutely stay here again. "

"Great Stay!
We loved our vacation in Kona. This property is as it is described. The location was in nice walking distance to the shops in Kona. We loved the lanai and the views of the ocean was breathtaking. We loved sitting out and watching the waves and the whales. The property is showing its age a little, but the unit and the property was very clean. The kitchen has been remodeled and very up to date. We couldn’t leave our front door open at night because of the hemp smoke smell coming from the people on the property next to this property. Other than that we loved it."

"Short Notice Rate Increase: 219 Casa De Emdeko corner condo
I booked this property over 6 months in advance through and a contract from Knutson as the property manager. I got an email from confirming the full price and thought that was that. About a month and a half before the trip I was notified by Knutson that despite the contract the rate would go up by $300 dollars due to a tiny clause in Knutson's contract allowing the owner to raise the price. I was given the option to either pay the extra or they would let me out of the contract. At that time it would have been very difficult to find another comparable unit since it is a popular area and units get rented well in advance. Knutson rep was not very apologetic about it, pretty much take it or leave it. So be sure to pay in full through Knutson asap to avoid increases, and even then, beware of a price increase. Other than that, the unit was in a gorgeous location. The unit is older but decently well maintained. A musty smell upon entry, but to be fair it was very humid in Kona. Kitchen well appointed; some signs of wear on the furniture; twin beds VERY firm/hard; sheets for king bed wouldn't stay on the bed. The bedrooms are next to the entry door. Beautiful lanai. The older louvered glass floor-to-ceiling window in the small twin bedroom allows a lot of wind and sound in to that bedroom; not a deal breaker but when we had a bit of a storm one night the adults staying in that room ended up sleeping on the couches, which were actually quite comfortable. Management while there was very prompt and responsive. It is a hike to get to parking from this unit but worth it for the direct oceanside views. The complex is very well maintained and quiet. There was no one there when we arrived to check in. Called mgmt and were told to just fill out a form there regarding our rental car info. Overall I would recommend this unit for the great location and stunning views. "

Not much to say that hasn't already been said. Location is perfect. Close to everything in Kona. The property as a whole is a bit dated, but this specific unit is in good shape. Great selection of appliances and cookware.
As some others have said, it is a little bit of a walk to get to the unit, and there is no convenient way up/down the stairs. But this would only be a concern for some that have mobility problems. Otherwise, it is no big deal at all."

"Stunning View
What can I say? This unit is overlooking the ocean and can be seen from all of the wrap around lanai, kitchen, dining room, and living area. And can be heard from every room as well as the bedrooms. The unit itself is a little older but still very nice. My only critique would be that it would have been nice if it was at least equipped with coffee. A few other pantry staples would have also been nice, but I have no real complaints."

"Awesome stay at awesome location
The was the first time we tried 219 Casa De Emdeko and had to say we loved it. Surely one of the best views and units we have had in Kona. Great communication and service made this an easy and relaxing stay. Even a bonus of folding chair and umbrella which was not mentioned but is a must. Super clean and the whole property was well looked after. The only knocks it has is that there is no designated parking for this or any other unit. Also the TV or cable did not work a few times without a hard reset which took forever to load. Not that we used it much but I did wish to watch the draft and it was slow. Other than that all good!"

"Amazing view and it's all yours
Three of us enjoyed 10 days of relaxation and sun at this property. Proximity to the salt water pool was a plus for us. This unit was well-equipped for preparing meals, beach trips, and enjoying the lanais. The views from this end unit are spectacular. We appreciated the prompt response of Knutson to requests for repair and upkeep."

"Perfect location
This is our third stay at the complex. We’ve rented two other units with the same floor plan and views, so obviously we like the the setup. Our other two stays were across from this unit. Yes, it’s a schlep from where we can park to the unit but totally doable.
The unit was very clean and the kitchen is well equipped and updated. The beds were comfortable and the complex is quiet. It caters to an older clientele. There is ample seating in the main living area to lounge around although a bit dated. "

"Beautiful, Quiet, the Best!
We were not really sure what we were expecting when we arrived at the Condo complex. Instructions were crystal clear so it was easy to get into the parking lot and also the condo itself. The condo is spacious with 2 bedrooms (one has sliding doors rather than a closing door) and 2 bathrooms. The kitchen and bathrooms have been totally remodeled and are beautiful and the unit itself is very, very, clean. I could go on about the condo but the actual very best is the lanai - it is very large (in a wrap around shape) and has a couple of chairs, an actual bed, 2 loungers and a table and chairs that are literally ON THE OCEAN. The condo also overlooks the salt water pool. Will 100% book this again - thank you for the wonderful condo and the easy instructions. 100% satisfied! "

Our stay at Casa de Emdeko 219 was fantastic!
The view from the lanai is incredible, overlooking the saltwater pool with the ocean as a backdrop! The only problem we had was that the coffeemaker did not work. I contacted Knutson and Associates and when we got back from the beach there was a brand new coffeemaker at the front door! I would highly recommend this place to anyone and am looking forward to returning!"

We stayed for 5 nights in Casa de Emdeko 219 for our honeymoon. This unit is the best unit on the properties, it's located on the 2nd floor right above the ocean. We had breakfast every day on the huge patio and could see the fishes in the waves from our seats. Overall happy with our stay. "

"View was amazing
This condo had the most amazing view and salt water pool. However, it was a senior citizen complex and they were very strict and watched you like a hawk. And I mean watched you! The condo is old, and getting to the unit was a bit of a work out since the stairs were pretty tight when lugging up our luggage and coolers to the unit. The elevator they have would not work for this unit. "

"I would not recommend Unit 219 to anyone.
I have stayed at Casa four times now and this unit was the worst we've stayed in. The best thing about unit was being right on the ocean. We had 4 adults staying there. All of the mattresses are old and very uncomfortable. There were only enough towels for one per person and some of the towels were ripped and stained. One of the sinks in master bath drained very slowly. The shower in master does not have a door so the water kept spraying unto floor. The 2nd bath fan is very loud and you cannot shut off when light is on, that was very annoying. You need night light in there. The cabinet is old very musty smelling. The shower curtain holders kept coming off when opening or closing. Only one small towel rack to hang towels. They say up to 6 people can stay in unit. The sofa bed in living room is very old and the mattress is about 3" thick with springs, good luck sleeping on that. The unit does include small washer & dryer. Overall the unit needs some upgrades, especially the mattresses. Two of the couches in living room are very old. They also need to buy some more towels. That side of complex has harder access as there is no parking on the side of units only behind units. I'll never stay on that side again. "

"One word....AMAZING!
Everything was incredible, the views, sounds of the ocean waves, the kitchen is beautiful, the master bed was very comfy. Had one small issue with the thermostat and the ac not working, made a call and someone was there that afternoon. I had read all the reviews before our stay and those who mentioned having problems..maybe they were expecting something else, I don’t know. Sure some of the daily maintenance things like small patches of peeling paint on the lanai haven’t been updated but not sure what you expect being that close to the water! It exceeding my expectations and would certainly stay here again! "

"Wonderful view and location
The condo is as pretty as the pictures. The Lanai is large and is a great place for watching the ocean, feeling a tropical breeze, and having breakfast. We enjoyed swimming beaches to the north and snorkeling beaches to the south.
We had a minor issue with one of the toilets and thy cam right out to fix it. The fresh and salt water pool are clean and refreshing.

"Location and Management Review - mixed review
The location was AMAZING! The property is quiet and with great views from the lanai. People were very friendly.
The building may have been a little older, but well maintained and is a very short drive to restaurants and shops.
A day into our stay we had some water come down from the ceiling. We contacted the company immediately sending pictures. They sent word to building maintenance and it was taken care of.
A few days later while we were relaxing, some random people walked into our unit saying they thought it was unoccupied and that they were there to take the furniture. It was all very disorienting and confusing, but they said they would come back when it was unoccupied. After a few minutes mgmt called to say they weren’t supposed to enter until they had contacted us, but that they were there to take the furniture to be reupholstered and should be 5 minutes. They came back and took the two couches and love seat and replaced those with 2 love seats leaving linens from the original sofas in a ball on the coffee table. They were there for over 30 min.
After expressing our disappointment, the mgmt company offered a small refund (which I have yet to see come through).
The 2nd to last day before leaving, we had a similar leak to the first. An email was sent to mgmt to report, but no response was received.
Our last day, we were out most of the day and came back to the kitchen flooded. We used the emergency number to call mgmt where they said they would send people right away to take care of it. After some back and forth calls between the service company and the mgmt company, things were coordinated to have people come over to clean up the water. We went to dinner and came back to 3 very large, loud dryers going in the kitchen, towels hanging off of the banisters outside(against condo rules), and no instructions on what was to happen. An email was sent detailing our experience and asking for instructions. We did not (and still have not) rec"

"Lovely Location with Wrap Around Deck
We enjoyed our stay at Casa De Emdeko 219 in Late January, 2019. The wrap-around deck and view are spectacular. The condo has had a major face lift, especially the kitchen and master bathroom, since our last stay several years ago. The improvements are great. The condo was very clean and well maintained. We highly recommend this unit. The only suggestion we have would be to replace the funky furniture in the living room area and deck to match the high price tag of the rental. "

We thoroughly enjoyed our stay. The sunsets were spectacular. The location was perfect. We were minutes from downtown. We walked and ran along the road in both directions. We were close to many public beaches. We also enjoyed the nightly celebration of the sunset with the conch ceremony! We swam in the salt pool. We saw whales and dolphins from the lanai. An added bonus is we didn't have to buy new snorkel equipment and we appreciated the beach towels that were available for our use. The coolers were also a great bonus! The whole place was clean. We were able to cook wonderful meals and we grilled in the shared space. Other guests were friendly and cordial."

Some sheets smelt like mildew. Couches were ripped. Some residents were rude and didn’t like kids playing in the pool. We felt very judged and couldn’t just relax and have fun. They cared more about the rules and noise, then people enjoying a nice vacation. It was very discouraging.

"Gorgeous view but deferred maintenance
When we arrived the unit was still not ready after 5pm. Previous tenants had locked the keys inside and they had to break in, replace lock and clean. The housekeeper was apologetic, helpful and very delightful. The unit has a truly suburb view. The maintenance and upkeep is poor. The hardware on both toilets (handle) were barely attached. My husband is a contractor and fixed them so we could fush. Screen door was off track. Deck furniture in very poor repair. We only used the table and one rocker. The master bath appears dirty but we saw it being cleaned. Fortunately the 2nd bath newly remodeled so we used that. With such a gorgeous view, it is a shame they have not maintained the unit. There is a reason why it is 125 for such a perfect spot. Stay on lanai and you will love it."

"Location fabulous,Unit condition terrible!
Casa DE Emdeko 219 - architecturally - was wonderful. The unit has been allowed to be run into the ground as far as maintenance and repairs, i.e., tiles broken and missing off counter tops in kitchen, rust on fridge and no handle to open fridge, toaster didn't work(took 3 days to get a new one), wallpaper peeling off the walls in several rooms, hot and cold handles to master bath tub broken to where only half of each were left (my wife refused to take a bath), many plug-ins in kitchen did not work,
This unit needs a complete remodel and serious updating - it is as if nothing has been done to the unit since it was built (1970's ?). Finally, we didn't get into the unit until two hours late and it was not very clean - the cleaning crew told us there had been a mixup and that they had never cleaned this unit before. And there were cockroaches!
I would not recommend this unit to anyone!!!!!"

We had an amazing time here. The view from the wrap around lanai was my happy place and I spent many hours there. The condo is very clean and well laid out. Needs some updating but didn't bother us at all. My only complaint is that we only had 3 rolls of tp for a family of 4. Also a broom would be nice for clean ups in the kitchen. Overall a fantastic experience. Loved the grounds and the salt water pool."

"Amazing Location!
Pros: We had a great vacation. The resort was beautiful and the suite was perfect for a family of 6. Our kids(24 yrs old) took turns sleeping on the futon on the patio overlooking the ocean even though there were more than enough beds inside. We were able to see dolphins and whales from our balconey every morning. We watched all the boat tours that brought snorkelers and whale watchers in front of our resort. We had a family wedding at the resort so many times our unit was where everyone congregated as it was so large and the balconey was huge. Laundry available in the suite which was nice to throw a load in esp towels from the beach. Beds were comfortable. Lots of couches and chairs within the unit as well as on the balconey. BBQs available for use on the main patio with lots of seating and tables.
Cons: tiny little spiders/bugs were all over the kitchen countertops so constantly had to wash counters and never left any food, chips or bread on counter. Countertops were ceramic tile so crevices were hiding spots for bugs. Place is dated but was clean other than the bugs we encountered. Long walk from the car parking to unit for carrying groceries and luggage. The north side of the complex had a driveway that you could drive your car closer to unload. "

"Beautiful location but disappointing unit...
Ocean front fantastic views and overall layout of the condo works well. Disappointed in the inside of the condo (bathroom shower rusted concrete floor and door does not shut, towels smelled like urine, not renovated since what seems like the 1950s; several light bulbs burned out throughout the unit; second bedroom twin beds only useful if you are under 5ft; cockroach greeted us on the second night). Expected much more in the inside of the unit for what was paid!"

"Tired And Dirty
The location and waterfront view are excellent BUT the condo itself is in need of a lot of work and attention.
Upon arrival the front door lock did not work, light bulbs were burned out and the vertical blinds were falling from the track and could not be opened closed or moved.
The master bathroom is a disgrace, we would not use the shower in it .
The indoor and out door furniture cushion are dirty ,stained and smell.
So it is to bad that it is not better cared for. It would have greatly enhanced our stay."

"Dream lanai!
We lived on the lanai! We watched outrigger paddlers, humpback whales, spinner dolphins from front row seats! We were able to sleep outside, enjoying the cadence of the waves thanks to daybed and lounge chairs. The condo is "dated" but still very functional. "

"Beautiful Location!
The location and the grounds are spectacular! The end unit is a luxury with its wrap around balcony and ocean views. We found the kitchen and amenities to be well stocked with everything needed for a great stay. Be aware that it is a walk + 17 steps from the parking lot as the unit is on the ocean!! Also, if you like a firm mattress you'll want to sleep on one of the twin beds or on the balcony as the king bed is very soft. Location of complex is very convenient - about a mile from downtown, can walk or take the shuttle. Property management was also excellent; we needed their help when we locked ourselves out of the unit at 11 PM."

Process was good overall. I booked the condo as soon as the booking system would allow (18 mos in advance). The deposit I gave was on a credit card which in the 18 month period between booking and final payment expired. When I was contacted for payment I was told payment was due 60 days prior to stay. I reviewed all paperwork I received and could only find mention of 60 notice of cancellation BUT NOTHING ABOUT FINAL PAYMENT DUE DATE. During my stay at the Casa I shared all my documents with Knutson staff and they were unable to find any mention of payment deadline; explained there must be something wrong with our software. I enjoyed my stay, everything was as I had expected. This is a great place to stay and very relaxing."

" We were shocked upon arrival
The whole complex is in need of upgrading. One pool was closed - the one close to the ocean and the other was small with very little sitting area. Our unit was very run down ( the pictures online must be very dated)the furniture needs to be replaced, the kitchen is old and does not look clean, chips on the stove etc. We turned around and left and rented another condo down the road that was oceanside, upgraded beautifully with beautiful pools for $100 less per night?? We notified Knutson that day that we had moved on, and we received a message stating that it was unfortunate that the unit did not meet our expectations.We will not refer Casa De Emdeko and we suggest they better inform potential guests of the condition of the complex and unit 219."

The property is at least 20+ years old and in need of many upgrades. The master bathroom in particular needs work. The grout on the kitchen counter is either very dirty or has be infected with mold. The kitchen appliances need upgrading. Paint is pealing off the exterior railing/molding. This property is not worth the asking rent!"

"A Retro experience
The location is what sells this place; wonderful lanai, off-the-road quietness. But for the price you pay for it, this unit screams 'cheap!' Master bath is run down, probably hasn't been altered or painted since the building was built. Lumpy, uncomfortable beds and pillows, dark living room with questionable wiring and non-functioning lamps. "

The location and view from the wrap-around deck are fantastic. The unit was clean and well stocked with kitchen gear and towels. The unit itself, however is in serious need of electrical upgrading, new furniture, painting, and definitely new blinds. We stayed with our two children 14 and 8. The view was amazing and i'm sure that is what we paid for. The condo was very outdated, and hadn't been cleaned properly when we had arrived. The sheets were dirty, dust hanging off the fans, and something that resembled feces on the bathroom floor. There was a note from the previous renter, that it was there when they rented the unit. quickly addressed the issue and cleaned the unit. I would highly recommend renting and will rent from again. I just won't be renting this unit. I think it was more money than it was worth. It needs updating, and DEEP cleaning. Our stay overall in Kona was wonderful, and we can't wait to go back. Knutson made our stay easy and smooth. No bumps in the rental process. Especially nice when you are traveling with children. "

The condo was a perfect spot, and we enjoyed it very much!! The complex is older, but grounds are well-kept. The condo, itself, is a bit runned-down. Could use a thorough, deep cleaning.
The screens and sliding glass doors really need a good cleaning.
A few other things to mention:
1. Although there was wireless available at the store on site, it would be nice to be able to have wireless in the condo.
2. Beach accessories, such as a cooler, would've been nice to have available in the condo. Had to go to Walmart to purchase a mobile one.
3. There are locked cabinets down the outside corridor, but didn't find a key to them. The cabinets weren't marked for the unit either, so we didn't know exactly what could be in them.
4. Would've been nice to have a list of items available within the condo ahead of time, i.e., hair dryer, iron, ironing board, games, washer/dryer, internet, etc.
Other than those few small things, the place is a perfect spot. REALLY enjoyed the lanai!!

Older building, not well maintained.Grounds were nice,2 pools.Oceanfront pool was dirty and not cleaned for 2 days due to high surf.Oceanfront condo view was fantastic.Condo was not clean on our arrival.Actual dirt on the toilet seat.Linens smelled badly.Beds were old and extra toilet paper or paper laundry soap.Old flat beach paraphernalia. Awesome location but not worth the price."

This ocean-front unit is clean and nicely-equipped including a comfortable king bed and new flat-panel TV.
The views are spectacular, but the noise from the pounding of the waves meant we could not leave the bedroom window open at night to enjoy the cool breeze."

"We loved this unit
I was a little nervous booking a vacation rental totally online. The pictures show exactly what you are getting. A huge wraparound balcony with a great view. We would sit on the balcony and watch the whales and dolphins while drinking our morning coffee. We enjoyed the location and would definitely come back to this unit. Convenient to everything around Kona and on the ocean."

"We had a really nice time anyway.
I am not comfortable giving a poor review so I avoided this when asked the first time. This is the second request so I will avoid it no longer and will be honest. We were not booked into this room when we arrived and had to switch because there had been a problem in the original room. To give the benefit of the doubt, I don't think they meant to rent the unit at the time we were there. The toilets had not been cleaned and there were many repairs needed. The main ones were that one of the lanai doors was rusted shut (they told us about this), the other was very hard to open and the screen came off the track when moved. The dishwasher did not work and had standing water that smelled of mildew (which ended up soaking the bottom of the cabinet below the sink), the dryer vent was not connected and one bathroom sink barely drained. There were other smaller things as well. When sent this review to write I called the rental agency to tell them that I felt I had to tell about the problems in the unit and I was told that those things were being fixed. This room has a great view and the grounds are nice. "
