"312 Breakers
My family and I had a magnificent vacation during our stay at Breakers 312. The location is spectacular! Breathtaking views of the ocean from the balcony, steps away from toes in the sand, boogie boarding waves, and bike rides on the beach. After a day of fun in the sun lots of local shops and restaurants within walking distance or enjoy staying for a quiet night preparing dinner in a well equipped kitchen. We look forward to returning soon! "

"Amazing Views -
The condo was perfect. The bedding for the pull out was missing, which we didn't discover until around 10:30pm. We called and Island Rentals had a clean bundle of sheets and towels at the door within half an hour.
The condo was clean and has everything one needs...including bikes and beach chairs!
Can't say enough about the property...location was incredible too.
Very easy to check-in and out (all done via email and text). "

"Great stay in #312!
The condo was clean and updated. The view from the balcony was beautiful! The vacation was relaxing! My only negative comment was that the 2 skillet pans need to be replaced as the nonstick surface was peeling on both. All other pans looked new and there were plenty of dishes, glassware and flatware. We had a great stay and hope to return! "

"Fantastic location
Excellent location with fantastic views of beach. Small but well laid out inside. It’s an older complex , but condo 312 has been renovated recently and modernized. Perfectly located for walking to restaurants and supermarket and very short walk to the beach. Would be a bit cramped for more than a couple , as bathroom is small. Really enjoyed sitting on patio in morning and evening overlooking the beach."

"First Time At HHI
This was our first trip to Hilton Head Island and we absolutely loved our stay. Breakers 312 was lovely with a gorgeous view. The only downside for me was the small size of the sink - however there is a dishwasher so all was fine! We loved the addition of two complimentary bikes, which we used frequently. We would definitely return again!"

"KEEP IN MIND YOU ARE PAYING FOR THE BEING ON THE BEACH
You are paying for easy access to the beach and Coligny Plaza.
What you are getting, is a room that at best is OK'ish. The fan is filthy, the top of light switches are filthy (I took sanitizing wipes to them), the dryer lint trap fell off as I was taking it out to clean and dropped filth and rust in the dryer (which I then had to clean), the woodwork is sticky, the ice maker didn't work (had to buy bags of ice), the wicker tables are filthy in the grooves (need to be taken outside and take a hose and brush to them, when taking a blanket out to use it had what I am hoping was baby puke on it, and the two carpets were so dirty I didn't even want to walk on them.
Take a blackout curtain because the security light is right outside the door. And you can see light coming through at the top of the door.
I reported the ice maker not working and the dryer vent. The management sent someone to look at the dryer and order a new vent and brought us a bag of ice.
The second week we were there, the ground crew decided it was time to fix and paint the access bridge to the beach. They made a "path" through the landscaping. You needed hiking boots to get through the path without falling. Taking beach chairs, umbrella and wagon was a disaster.
Always put the security chain on the door when you are in the room because management and the bug spray guy can just come in anytime.
It is the last time we stay at the Breakers."

Although the location and view was wonderful, the unit was not at all clean. The bath and shower curtain was filthy including all drains.and the dishwasher did not clean very well. I hope the unit I’m renting from you in Shorewood next February and March is not disappointing."

"Perfect location
The location is great for beach access, bicycling, walking. The balcony view is priceless. It is within walking distance of cafes, groceries, and shops. The unit could use some new rugs, furniture, lamps, etc."

We loved our time here. Great location! Rental was clean, nicely decorated and had everything we needed. Did have a plugged tub, but manager was there within a 1/2 to fix it. No other issues. Would definatley return and stay here again!!"

"Our Breakers Vacation
We stayed in Breakers 312. The building needs signage as it took some time to find our room with three separate units and construction going on. See Despite the elevator being under construction and having to lug everything up three flights of stairs, we loved the short walk to the beach, pool and the many shops and restaurants. The unit was nice but could use some updating. The living room furnishings are a little worn, the dishwasher did not work well so we used it as a drying rack, the over the range light did not work. We had to clean the kitchen wall shelves of debris and crumbs before we stored items there. The bedroom needs curtains to keep the outside hall light from lighting up the room all night. Overall, it was a pleasant stay with an amazing view."

"Great location!
We really enjoyed our stay at this condo. It was a great location although the beach was very crowded due to it being right next to Coligny Plaza. Every other time we have stayed in Hilton head we have stayed farther north. The condo was nice and clean. The bed was very comfortable. The dishwasher did not do a very good job of cleaning the dishes. The icemaker did not work so we had to go out and buy our own ice. The furniture in the living area needs to be cleaned or replaced. "

"Breathtaking View
Unbelievable location right at Coligny. Great viewing ocean! Bikes and beach chairs were an extra nice touch. Furniture, couch in particular, needs replaced or reupholstered (very dirty) and balcony is very soft and seems unsafe....needs major attention. I would definitely return to The Breakers, but not necessarily this unit unless more updates are made. "

"Great View, Otherwise Choose a Different Unit in Breakers
1st time staying at this unit, but 2nd time staying at Breakers.
We read reviews about the furniture being worn but chose it mostly for the great beach view. This was our 1st time bringing our 1-year-old & we knew we would be spending a lot more time in the condo than in the past and wanted the nice view. That being said, I don't think I would book this unit again.
When we arrived, everything seemed ok. As the reviews stated, the furniture definitely needs a spruce up (esp the couch) & you could tell the rugs used to be nice but are just really worn/dirty looking.
I was really disappointed the first time I went to bathe our baby & found a used bar of soap with hairs on it still in the shower - so disgusting.
We eventually found the ice maker didn't work (we bought ice cube trays & made our own the rest of the week) & dishwasher didn't work. My husband owns an appliance business and tried to troubleshoot it with no luck, so we had to hand wash bottles/dishes in the tiny sink. **We also had to pre-wash any dishes we used because they were all filthy with stuck-on food.
On the 2nd day, I went to vacuum (again, 1-year-old = everything in their mouth), & the vacuum didn't work. I had to use wet paper towels to clean up the floors the best I could each day.
I didn’t attempt to contact the property mgmt, honestly just because vacationing with a baby is *exhausting* (any parents reading can agree I'm sure!) & the only time I had a moment to call was after hours so I didn't try. I really didn't know what they would even do for us anyway.
I'm fairly easy going when it comes to traveling expectations, but there were quite a few significant issues. You can tell this is strictly an income property for the owner & not a condo they actually use or take pride in. The beach view was amazing, and really the only reason I can suggest booking this unit. *& the elevators are still under construction, so be ready to haul all your stuff up/down f"

"Great Month Stay
One of the best views on the island from this top floor direct beachfront condo as well as a very short walk to the beach and Coligny Plaza. We really enjoyed the beautiful sunrises, sunsets, viewing the stars and watching the dolphins swim by from the large deck. The condo provided a large high end television which was nice to have during the bad weather days. The condo came with 2 bikes and 4 beach chairs so we didn't need to rent them. We would certainly rent this condo again!"

Excellent location; unit was somewhat outdated; sofa in living room was filthy; could never get the TV in main living room to work correctly; we had someone look at it 3-times and gave up; why not just replace the cable box and be done with it; when the AC ran, air did not smell that good; carpet on outside porch had sand on it"

"Filthy Unit
Do not rent thus unit. It is filthy. The floors were sticky and Sandy. The bathroom is outdated and dirty. The grout is very dirty. The living room furniture is disgusting. We couldn't sit on the couch or chairs. You can visibly see the dark stains on the fabric. The balcony was also unusable as the carpet was filled with bird droppings and the furniture hasn't been cleaned in a very long time."

I would recommend this property. Bed is comfortable. The only complaint is that it could have been cleaned better. When I arrived, there was a dead bug on the bathroom floor, and also toe nails on living area floor and on balcony. Also, someone's old beach towel laying on balcony. Location and property are great."

"312 Breakers rental
The location and view are lovely. Prior to my decision to lease this unit, I did inquire about the negative reviews which I noted. I was directly told that the unit had been thoroughly "deep cleaned" - not true. It had in no way been cleaned. The area rugs, of which there were several, were absolutely filthy. I could not consider putting bare feet on any of them. The hardwood floors were sticky and in poor repair. In the bathroom, the floor tiles and grout were filthy. The tub area was in very poor condition, stained with some kind of red discoloration and in poor repair. Upon my arrival I requested another cleaning of the bathroom, but it looked no better thereafter. The cable was not functional and required repair which was done promptly. Overall I would not rent this unit again and would not recommend it to others."

Good experience. Great view and close to everything. Very glad we chose the 3rd floor ocean view as level 2 or 1 would not have had an unobstructed view of ocean. The only downside is the 3 flights of stairs."

"Hurricane -Governor evacuation required
We were not able to use our rental because of the hurricane and the governor ordering evacuation. Road leading to coast closed. We contacted rental agency about a refund and were told “ rentals in place” so goes our 800$ vacation. Did not even offer to unused cleaning fee or the opportunity for a different . This rental agency are crocks . Do not rent from them under any circumstances. They just stole our full deposit. I am sure if they contacted owners , something could of been work out. They were very unconcerned and cared only about there “ unearned” fee. Sick and unprofessional. "

We have stayed a breakers several times. I think this was one of our favorite units. The place was clean. Nice sized TV. Great view. The bikes were provided although one of them could use some maintenance. Great location close to shopping, food, groceries, etc. "

"Where do I start on how terrible my stay was!
It was the nastiest place I have ever stayed, the floors were sticky, there were finger nail clippings in the floor. It looked as if this place had never been cleaned, the air return was black. I tried to contact the email I was given and to this day I still haven’t heard from anyone. We spent a whole day cleaning the place ourselves because we couldn’t stand the filth anymore. We had to buy a mop and broom for the condo Because there wasn’t one. The carpet on the deck was ripped and some of the nails were sticking up we had to be careful and watch the children to make sure they didn’t hurt themselves. I will never be returning to this place! These people should look into finding a new cleaning company if they want people to stay there "

"Property needs a face lift
This is our fifth stay at the Breakers so we are very familiar with the area and love the location. Unfortunately, the previous review (unavailable at time of booking) was spot on. The place needs a deep cleaning. The rugs are very dirty and there is not a front mat so I was constantly sweeping up sand. The balcony is in poor condition-the matting is ripped and some of the boards feel unstable. The washer and dryer are extremely loud-they could not be ran at night because of the noise. The place just needs some TLC. "

"Not bad ... a few improvements needed.
We have been to Hilton Head and will return again to the island but will not stay at Breakers.
The location and ocean view is spectacular. The complex had a lot of construction going on and we would have preferred knowing that going in. The pool, understandably not in the purview of the unit owners, is small for the size of the complex. Once a couple of kids are in ... it gets smaller.
The unit has a lot of potential but over promised and under delivered. It was tidy but the fans, baseboards, nooks and crannies needed a real clean as did the small appliances - coffee maker and toaster. The drainage in the shower was awful and emitted a very strong odour. The screen slider to the deck is difficult to slide.
The deck boards need to be replaced as the wet carpet has caused mold and wood rot. They are quite spongy and you can hear them crack rendering the deck unusable. The exterior light outside the bedroom was a complaint we had read about - a simple blackout blind would be effective; as we knew about this from a previous review it is disappointing it hasn't been addressed. While we very much enjoyed our time on Hilton Head this particular rental was not bad but as mentioned we won't return."

"Condo just OK
Love the location...have stayed at other properties at the breakers. This property was not as nice....the pull out bed was terrible, no hair dryer supplied, a couple of the outlets didn’t work and cleanliness was just ok. I’ve been renting properties at the breakers for the last 6 years I won’t stay at this property again."

"Soothed all the Stress Away
Great place, direct view of ocean from living room and was a great way to start your day being able to eat breakfast and look out directly at the ocean. It is not set up to prepare meals, as there is only a 2 burner stove, microwave, but not oven but that's just me. Most people like to eat out when they are on vacation. The bedroom is in the back of the unit right by the door and the hallway, so it can be noisy at night with people constantly walking back and forth. Property manager provided big fluffy towels which is nice that they don't try to skimp on those kinds of things, as well as provide bikes ready to go at the property, which was a BIG plus. They were also quick to respond to a problem with the washer on a Sunday, which was not expected but a pleasant surprise"

"Beware of steps!!
Small but clean with a great location but to access unit you have to walk up 45 steps - no elevator! Bedroom is two feet inside the front door beside the outdoor/hallway access so can be noisy and there's a hallway light outside the door so hard to get dark in room if that's important."
