18.) CANCELLATION POLICY- For a refund of moneys, cancellation must be in writing and received 91 days prior to your arrival date. The cancellation fee will be 10% of the rental rate. Cancellations within 46-90 days will result in the loss of the 40% deposit unless we are able to re-rent the Dwelling for the same rate and time period. No refunds will be made for cancellations received 45 days or less prior to arrival unless the Dwelling is re-rented for the same rate and time period. If the Dwelling is re-rented, then a 10% cancellation fee will apply. For this reason, we highly recommend that you consider purchasing the optional travel insurance.

" Facilty was nice... But :
The drier did not dry clothes.. The refrigerator did not keep food cool, nor the freezer. The AC did not cool well. The Condo was nice and very clean. "

"Review condo
I’m afraid this was the dirtiest condo I’ve stayed in in my life. I was forced to clean with bleach, the door knobs, light switches, the knobs and handles on all kitchen drawers and cabinets as well as bathrooms. The staff came in and ran a cleaner through the dishwasher but I used no dishes while there because they had remnants of coffee and food still on them. Staff also came back to clean master bath and kitchen floor. Left 2 days early because I couldn’t handle the nastiness anymore. Very disappointed overall. Sorry to have to look for another rental company."

"Nice
Although the area was nice the condo was roomy. The condo was a disappointment. It was not very clean and in the description it said the beach was a two minute walk. It was more of 15-20 min walk. For older people this was difficult. The view of the golf course was nice. We did enjoy our first trip to Hilton Head. "

"I can ́t recommend this apartment or this company!
We have not had a good experience with (Property Management). Only hours before we arrived, we got a call. The woman on the phone told us that we can not move into the booked apartment because the air conditioning does not work. We only had the choice between two other apartments. We opted for the one that was looking on the pictures better and called again. Suddenly the lady wanted $1000 more although she had said before that her company would cover the extra costs. After long discussion she gave us the apartment. When we arrived at the apartment hit us the blow. The door of the apartment was covered with spider nets and totally filthy. Also in the apartment it was not clean, neither the sheets nor the towels. Everywhere was thick with dust and from the previous tenant still the remains of toothpaste in sink. The water in the shower ran very little. It was very late and due to the Labor Day weekend everything was booked, so we slept in the house. The next morning I called the lady and told her that we do not want to stay in the apartment, because it does not meet our standard and we have only one vacation a year and want to enjoy this and not spend with cleaning. The tenants before us have also already noted in the guest book that this apartment is very dirty, so this is not just our opinion She again discussed with us and charged us more than $300 for the night and wanted to have from us even a cleaning fee. All in all, we have not received our refund yet, even though the lady claims to have transferred it. We are very unhappy with this company, not only because she ruined our vacation, but because we now have to pay much more because of the sorth time we have to rental of another apartment. I can not recommend this to anyone. Vacation is the most important part of the year and should not start like this."

Great location but the unit itself was dirty and in need of several upgrades. Screen door to patio kept sliding off rails. Patio itself very dirty. Air vents stained. If they spent little $$ to clean up would be great unit. "

"Nice trip
I have been vacationing in Shipyard on Hilton Head my entire life and found this unit to be great! The experience was easy and low impact with the manager. To be honest, I have yet to find a rental there that I would go out of my way to rent again until this trip. I look forward to renting this unit again."

"Property was not ready for guests
This propriety has not been maintained and should not have been rented out in its condition. We arrived at the property to find a that the refrigerator, TVs, and internet where not working. It took three days for the internet and TVs to bet fixed. The management company brought an extra refrigerator on the second day and put it in the dining room. Then they came back and replaced the refrigerator while we were trying to move out. We picked the condo to social distance in the middle of the pandemic and 6 people were in and out for hours with no masks. The condo smelled slightly like cigarettes smoke. Paint peeling in the master bedroom walls. The dishes had been washed and put away with stuck on food. Hair in the shower and two towel bars fell off when we tried to hang up towels. Just seems like no one was taking care of the unit is cared that the rental was ready for us. The location of the complex was quiet and older. Close to the beach and peaceful. "

"An Oasis in August
We had a wonderful time. The condo was clean, charming, bright, inspirational and afforded a beautiful view. The condo was at least 1/2 of our joy. I loved coming back to the villa and cooling down after beach activities and walking. We enjoyed the egrets, herons, lizards and turtles. Everybody was helpful and friendly. I have been vising Hilton Head since 1958 and it is always fun to visit beaches, historic sites and Harbour Town.

"Good not great
The property and location was great. Half from the beach and half for a short bike ride out of shipyard. The condo was in mild condition. It was nice, clean and had beautiful spacious rooms. The living room and outdoor, screened in back porch were wonderful. But as we stayed for our 10 days, things were falling apart that were broken previously. So to fix, you can tell they only put band aids on things that needed some serious repair. The kitchen appliances being an example for things falling apart. There was hardly any kitchen accessories (bowls, blenders, pots and pans, cooking sheets etc.) The surrounding residents were also quite rude to us vacationers and felt entitled to the whole property. The hotub also went down for overheating half way through our trip which was a downside as well. We had family stay in the other part of colonnade during the same week and had an opposite perspective, so I’d recommend that half of the club. "

"Hilton Head Stay
This property is in a terrific location and has great access to the beach. The pool is nice and there is plenty of parking.
The unit itself needs a new carpet. Housekeeping didn't do a very good job cleaning. There were stains on our sheets and quilts, dirty bathroom rugs, and food crumbs in drawers and stuck on plates.
The kitchen was well supplied with basic necessities and that made it easy to cook occasionally.
However, when I called to address a few issues the reply was prompt and very polite.
The front desk is fabulous and could not have been more helpful when we needed to get bikes or have a question answered."

"Good Memories
Delightful, beautiful Memorial day weekend with my family. I travel weekly for work. Instead of going home I flew to Savannah and took an uber to HHI.
I was so happy to come back to Shipyard and to this property. It was clean, spacious and right on the green. The views and location were ideal. We stayed for 4 days and enjoyed family time, the comforts of home, great food and the beautiful beach. We can't wait to come back!"

"Love the location not the place
My family has been visiting HHI for 20 plus years. 18 of those we have rented in Colannade. This condo was the worst. The air didn't work, there were bugs crawling around and the Jacuzzi didn't work. I notified the property management and was told these things would be taken care of. The air conditioner personnel acted as if wee were stupid. We purchased some oscillating fans to keep cool. The air would be at 72 till about 9 then rise to 80, but we were crazy. The exterminator never showed up. We found food under one of the beds , guess we're the bugs were coming from. The Jacuzzi was never fixed. We learned later that it b had been our of commission for a year already.

It was a nice family vacation , but would not come back to this unit. Furniture is old, the condo was not very clean upon arrival . Spiders and spider webs throughout. Cockroaches everywhere... balcony furniture old unstable, discolored. Layout of condo was great with 3 bedrooms having their own bathrooms. I understand its vacation and you not suppose to cook :) but we love home made food ! Dishes had food scraps on. Old pans and pots. We even went to store and purchased the frying pan since the one there was so old ... loved having washer dryers in unit.
For the price paid we were expecting a neater place. Location is great but everything else is not good.
We will be back to hilton island but not sure if I would ridk another vacation in colonnade complex."

The unit was not clean. The rug was very dirty, I had to go and get a rig cleaner to clean many spots. The tile floor was dirty. The mop that is in unit was also dirty. I washed it on hands and knees, the broom was so old ,they did bring a new one. Not enough silverware. Towels are so,thin. Many other items need attention. Light bulbs were out. We went and bought new ones.moutside light does. It work this could go on and on. The vacuum wa so stiff with dirt it did. It work. We cleaned it out every time we used it. No asses to mailbox.
