18.) CANCELLATION POLICY- For a refund of moneys, cancellation must be in writing and received 91 days prior to your arrival date. The cancellation fee will be 10% of the rental rate. Cancellations within 46-90 days will result in the loss of the 40% deposit unless we are able to re-rent the Dwelling for the same rate and time period. No refunds will be made for cancellations received 45 days or less prior to arrival unless the Dwelling is re-rented for the same rate and time period. If the Dwelling is re-rented, then a 10% cancellation fee will apply. For this reason, we highly recommend that you consider purchasing the optional travel insurance.

"Family get-away
Who doesn't love Hilton Head! Very convenient location. Management company very responsive to our needs. Housekeeping needs improvement and tv was not working until the day before our departure. Additionally, codes to pool and gates not provided. Inconvenient oversight.

"Needs better housecleaning
Unfortunately, we had a late check-in (after 4 pm) due to the housekeeping staff being late in getting there. Upon entry, we discovered many (8) housecleaning issues (for example: counters and table not wiped off well, floors not vacuumed and swept well, dead cockroach near sliding door, etc.) so we alerted (Property Management). Heaven knows if they even mopped (doubtful). The housecleaning staff was not happy about returning to say the least and put forth minimal effort, so we were delayed even more.

Cleanliness is very important for a week-long stay, and dirty floors, bathrooms, etc. are not acceptable.

As far as the villa itself, it could update the bathrooms, washing machine and dishwasher. We had to plunge the bathroom sinks and bathtub numerous times because of bad drainage.

The deck and steps were in need of pressure washing too and should be at least swept before rentals. The housekeeper said she does not do that.

I would suggest future renters inspect the property upon entry. Hopefully management will employ a different housecleaning service.

"Lovely beach stay
We very much enjoyed our stay - bright, clean, well stocked. Only thing - we would have loved to have a few more basics on hand (i.e., kleenexes,foil, etc) that we didn't need to purchase. But otherwise, we really loved our stay as a family of 5...plenty of space, quiet, relaxing!!"

"Nice Rental
We have stayed in Night Heron many times over the last 15 years, both in the smaller units and the larger houses. This house was the perfect size for our 2 families (4 adults, 3 kids ages 9-13) to spend the week together in beautiful Hilton Head! Night Heron is a great location, just inside the Ocean Gate to Sea Pines and a short walk to the beach. You cross the street and use the paved, narrow path (approx. 5 min.) Start to finish from your door to the beach, probably 10 min. total. Night Heron has a nice, large pool and usually is not too busy. Harbour Town, South Beach (Salty Dog) and Coligny are a few of our favorites and are all a short distance away. The unit itself is clean, comfortable, and nicely decorated. The space under the house is very nice compared to those that we have rented before. It is paved (great for storing bikes, beach toys, etc.) and has a nice shower for rinsing off sand. The only downside to the unit was that there were a few more bugs than we would have preferred. There were ants on the kitchen counter/wall our entire stay. The first night we also saw a rather large palmetto roach inside the unit crawling up the wall. (Large as in we thought at first it was a frog.) That was the only one we saw all week, but it was a little startling. The loft had its fair share of spiders as well. We immediately called the rental agency and left a message (it was Sunday) asking that they contact pest control. I can't say for sure that they were contacted as we did not receive a call back and the ants/spiders continued throughout the week. We kept food off the counter (cereal, bags of chips, etc.) as best we could just to be safe and did buy a can of Raid. Overall, we were very happy with the unit and would most likely stay again. "

"Over priced
The property was overpriced based on the condition. A burner on the stove didn’t work. The washer and dryer are in bad condition not to mention I needed a chair to be able to turn the dryer on. The pillows were filthy and should definitely be replaced. There was not a full size ironing board. "

"It would have been 5 stars except....
We LOVED the neighborhood, very natural. Very quiet and active. My kids loved the pool and the beach was close. The house was cute and comfortable. However, there were NO trash bags, NO hand soup, NO dish soap, NO dishwashing soap, NOTHING. Also,the house was a bit dirty in general. "

"Good place to lay your head, but in need of cleaning
Overall we really enjoyed staying here! The locate was a short walk to the beach and we had a nice semi-private deck that made you feel like your in the jungle! Our biggest issue though was a lack of cleanliness. When we pulled up the window blinds, hundreds of dead gnats were just laying on the window panes. There were lots of cobwebs on the chandelier over the kitchen table and in the corners of the rooms. But as I said above, it really is a great location! Just needs some extra cleaning love! "

"Good Value
The property was as described and, for the price, is a good value. The location is very good and we were able to enjoy easy access to bike paths, the beach, etc. It is well supplied with kitchen supplies, towels, and linens.

The house is definitely functional, though somewhat dated. It could use some general maintenance (paint peeling in master bath, soft spots in floors, no stoppers in sinks and bathtubs, and the banister is a little loose). It was generally clean, though cobwebs were present along the ceiling beams, and there is substantial buildup in HVAC vents/returns.

While we spent most of our time outside, the house was sufficiently comfortable for our stay."

"Great area, close to beach!
Nice older villa, quiet area, accurately described by rental agency and easy walk to beach! Plenty of room for family with children. We enjoyed all the biking and walking trails in Sea Pines. Literally 4 to 5 min walk (paved walkway) to beach. Covered area under deck to park bikes and beach chairs, etc. Very pleased with bike rental set up thru (Property Management), bikes were there before we even arrived. Enjoyed scenic bikes rides to Harbour Town, Salty Dogs and the nearby stables. Several dinning options available close by, enjoyed take out from Sea Shack and Guisseppe’s Pizza. Had a delicious breakfast at Harbour Town Bakery. We also recommend Skull Creek and The Oyster Factory. "

"Nice quiet location
The property is very close to the pool, and about 10 minutes walk to the beach. The beach was not crowded, compared to nearby Coligny Beach Park, which suited us.
The property needs attention to some maintenance issues and some general sprucing up. For example, the kitchen faucet is loose, there is some rotting wood on the exterior, AC vents are rusty.
The kitchen is well stocked, living room furniture is comfortable, and everything was generally in working order.
Cleanliness was average. Kitchen appliances and bathrooms were clean, but the kitchen table had some sticky spots, the baseboards were dirty, and there were cobwebs around the windows and doorwalls.
The property management staff was very responsive with everything from booking to departure and resolving a few issues during our stay.
We enjoyed our stay, but I would not be comfortable recommending it to friends due to maintenance and cleanliness issues. "

"#1Location for Relaxing in Nature, pool/ocean in walking distance
The Night Heron area is awesome! This house was great for our family! The loft up stairs was perfect for our kids and gave privacy to the 2 bedrooms downstairs. The wooded scenery out the back of the house was awesome and relaxing. We had a 6 min walk to the beach down a beautiful path, and 2 min walk to the pool. Renting bikes was so easy and fun. Our kids enjoyed the trails in the Sea Pines area. You can bike to Harbor Town and the Old Plantation on the trails from the rental. Beach was beautiful and taken care of! Night Heron 64 was clean and customer service was amazing! I highly recommend it! You HAVE TO EAT at the Sea Shack, Duck Donuts, One Hot Mammas, and Aunt Chiladas."

"64 Night Heron
We have been renting in Night Heron for 20+ years, but this was our 1st time in #64. The location is perfect for our needs. Unfortunately, the condition of #64 was not acceptable. We arrived to water running down the walls in the kitchen and master bedroom. There had been a thunder shower earlier, but there was clearly a problem with flashing along the roof lines. The dust build up on the AC vents, ceiling fans and cabinetry was hard to believe! Guest bath shower curtain was moldy and needed to be replaced. Filter in the dryer was so full of lint, it was a fire hazard. The filter has holes in it and the entire vent was plugged. Chair in living room was so dirty, we put towels over it before sitting down. All of these issues should have been spotted by the cleaning crew or Property Manager. "

"We love HHI
We vacation to HHI every year with family. It’s our favorite beach! This location was not our most favorite spot. A little further walk to the beach than we are used to. We knew that when we booked though. We gave it a try but going forward we will look for a closer location. We have 4 kids in our group and it was just hard getting to the beach with them and all the beach equipment. Lesson learned. The house was not the cleanest. Spider webs and dust bunnies all in the kitchen, food under the beds in the bedrooms. Found the food when we were looking for a toy or we wouldn’t have checked. The kitchen floor has a soft spot right in the middle. Made us a bit nervous. There is also a soft spot in the master shower. The house was large enough for 5 adults and 4 kids. The kids loved the loft room. The pool is really nice and very close to the house. The whole Night Heron complex was really nice and taken care of. Just a few mishaps we experienced. Again, we just prefer a place a tad closer to the beach. "

"Cute unit!
this unit is cute, nicely decorated and spacious enough. I was a little worried based on previous comments that it needed updating, but found the unit to be decorated very nicely. There is a narrow spiral staircase to get to a bedroom upstairs that may be difficult for some to navigate. The beach access is an easy walk, and the beach was never crowded. Great location."

"Great Beach Home

"Summer HHI Vacation - dissatisfied stay
We love HHI and the Sea Pines area. This the 3rd time we have stayed in this specific rental property as we love the area and amenities. We wet very disappointed in the property this time as is was not clean and we had several instances with bugs inside the property. To be more specific, the property was in dire need of a deep cleaning. The bathrooms, floors, under the beds, etc. were dirty which was very disappointing. Given the price we paid for the rental, I would expect more. We will not stay at this property in the future. "

"Great getaway!
Great vacation house! Great location to the beach (easy to shop walk or ride bikes). Keypad entry was easy, deck over lagoon was nice and not a lot of mosquitos. Beds were comfortable. Close distance to popular coligny beach and restaurants. Location was perfect. Property was clean. Easy check in and out process. Only complaint was the palmetto bugs/ginormous cockroaches that came out at night and were in the trash. They mainly would pop up in the living room and cross me out but did see one in the master bedroom also. "

"Perfect Location with Beach Access
Right inside the Sea Pines Ocean Gate, the Night Heron Lane community and property was ideal for our group of 4 to stay for the week. There is a short walk to the beach on a nicely laid concrete path, and it's not as crowded since it's in the Sea Pines plantation. Staying inside Sea Pines, I received a Sea Pines pass, which was great since it costs money to go onto the plantation without one. There is 1 master BR on the main floor and a second bedroom on the main floor with 2 beds and a bathroom off suite. The other rooms on the main floor include a kitchen and family room with a TV. There is a shared pool a short walk from the property, which is well kept. The only comments that I have would be that the washer/dryer are old and I wish that there were more cleaning supplies provided onsite. Otherwise, we all enjoyed our stay and this is the 2nd time we happily booked through (Property Management)!"

"Great location but...
We loved staying in the Sea Pines community and the beach was a 5 minute walk away. The staff at check in was so friendly and helpful. The place itself is a bit dated although it does appear some updates have been done (cabinets, painted walls, and floors). Base boards in the guest bathroom are disgusting and this place needs a major, deep cleaning, particularly the air vents. Cobwebs on lighting fixtures, layers of dust on fans that fall onto the bed when you turn them on, and dirty vents were a turnoff. The guest bathroom shower head is either broken or just old and needs to be replaced. Worst part about this place was the 20 plus roaches we killed while there. We reported it a few days into our stay but if they did spray for them, it didn't work. They were everywhere. I recommend bringing your own towels too. The towels provided were worn and thin."

"family get away
the staff was helpful when we checked in and the house was in a great location. it was describes as a short walk to the beach and it was very easy to get to. the house number for parking was broken and on the ground when we arrived so we were not sure where to park until we got out of the car. the house was clean somewhat....let me explain, there were spider webs hanging from the loft, the kitchen table was dusty and the floors felt a little sandy when you we barefooted when we arrived. we knocked down the webs and cleaned off the table and swept the floors. there were NO trash bags in the trash cans in the house nor were there any dish detergent or rag to was dishes with we used wash rags to clean off the table. I understood that there was supplies there that we needed more than was available we were to get for ourselves. which we did from the get go. the Wi-Fi never did work while we were there and we were only in the house late evenings so the office was closed for us to call for help with this matter. just an FYI I will tell my friends about your locations and kindness thanks again for a great week!!!!!!"

"Perfect for our Family
We really had a great time at Night Heron 64 and it was perfect for our family of 8. The house was very clean, and had everything we needed. We have rented houses all over the place and my husband and I agreed this was the best. The owners have done a great job stocking the house with supplies- we cook on our trips and you have everything we needed! All the views are lovely, the home was great fun for our kids. My only suggestion would be to hang some more towel bars downstairs by the basement area for guests to hang beach towels. We read that we couldn't hang them on the railing outside but that meant brining wet and sandy stuff indoors and it might be easier if there was a good outdoor place (even a clothesline) to hang things on to dry. "
