Welcome to this distinctive vacation property managed locally by (Property Management).

Lots of natural light shines throughout this 2-bedroom, 2-bathroom villa, just steps away from the Salty Dog.

You’ll love the recently renovated kitchen, which is located just off the foyer. All overlooking the open-concept living and dining room and out to the Calibogue Sound.

The master bedroom consists of a king bed, a walk-in closet, and an attached master bathroom. The master bathroom is nicely renovated with a custom tiled walk-in shower. The guest bedroom consists of a king bed. The guest bathroom is also fully renovated and has a cute tile with a tub and shower combination. Both bedrooms have views of the water.

Please note, there is no elevator access to the villa.

Please Note: The complex is currently replacing balcony handrails throughout the complex. While this unit is not directly affected, there will be construction activity and noise during this time. The project is expected to be completed by the end of October.

Walk to the tennis, pickleball courts, and the beach. Or simply enjoy the views from the balcony, watching the wildlife and boats on the water, while listening to the music from the South Beach Marina!

• Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. (Property Management) is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

"Wonderful villa in the best location in SeaPines
The location literally couldn't be better and the villa was very comfortable for our family. Nothing could beat the lazy mornings looking out at the sound, or the two minute walk to Salty Dog every evening. Highly recommend this villa!"

"Heritage 2025 Trip
The Unit is very nice. Everything is up to date and very clean. The unit has nice views of the Marina and is located steps from the Salty Dog Cafe. It is also located steps from a Trolleu stop that provides service to the Heritage Tournament. (This was important to us for this trip) You are also a very short walk to the Beach which had many dolphins close to shore. Nothing is perfect and there was a downside to this unit also related to its location. Being steps away from Salty Dog also means you hear the music inside the unit. During our trip music ran from 5pm to 10 pm so it did stop early. The most annoying was something also outside the control of the unit ownership. EVERY MORNING BETWEEN 6:00 and 6:30 am you WILL be woke to the sounds of Garbage Truck reverse beeping and the sonic boom of dumpsters being shaken as they are emptied. So, do not worry if you forget to set your alarm. This unit served us well for our purposes this trip."

"Good family vacation
We loved the location, near the beach and next to Salty dog cafe. It would be nice if there is a pool for us to use without paying exra.The toilet was making noises for the first couple nights, but it was gone about mid way through our staying. I called maintenance line to check on toilet noises, they were very responsive, thank you. Inside condo, very musty smell, not sure where it is from. Overall, we enjoyed being at the condo and would stay there again."

"Piece of Heaven
Excellent location for morning and evening walks. Fishing near the sound was awesome. We liked to go at low tide. This is also a great location, not just for the beach, but for close shops, restaurants, and tennis or pickleball. We easily biked to the lighthouse in extreme heat due to the shade of the trees. The condo itself was immaculately clean! No traces of other guests such as spices or food left in cabinet. Even the kitchen towels and potholders seemed brand new. Very quiet location and away from crowds. We would love to go back!"

"Great location, disappointing condition...
The unit is in a great location, and the interior furnishings were adequate... however, the floors were filthy dirty, the sheets and comforters had stains on them, and the unit had a horrible odor of mustiness - mold/mildew. The smell would not go away, even after I had 4 Febreze Air Fresheners delivered from Amazon! Would not stay here again. Highly recommend management/owner to investigate the origination of odor and have it corrected."

"Fall Break Trip 2023
We have traveled to HHI for several years and this condo was perfect for 2 adult couples. It was in a great location, walking distance to the Salty Dog, South Beach Marina, and the beach. We rode bikes, drove to the Sea Pines Beach Club and ate at many restaurants around the island. Condo was well stocked. Only neg was I wish the management company would mail out the Sea Pines Gate Pass to us prior to arriving. That would eliminate a step of stopping by the management company to pick it up. But the management company was very professional and even follow-up with us the day after we checked it to see if everything was to our liking. "

"Great location
Great location with a lovely view.
Perfect size apt for family of 4. The kitchen had all you would need and starter pack was handy. Two king size beds, although found the master mattress was very soft. Couple of recommendations: Master bedroom could use some blackout blinds and the sofa could do with a clean. Other than that, the perfect holiday rental and ideal location where you can cycle to the beach!"

"Awesome Experience
Island Time was outstanding. The staff is friendly and very helpful they made everything easy and check on you during your stay to see if you need anything. The Bluff Villa condo is located in our favorite location in South Beach close to beach, bike rentals, tennis courts and Salty Dog Cafe. It was equipped with everything you need. It is very clean, nicely decorated and beds were comfortable. We will rent this condo again. "

"Great location to enjoy sea pines (but need blackout shades)
We (2 adults and 2 kids, 8 and 10 y/o) had a great stay. Location was QUICK walk to south beach (sound) and 3-5 minute bike ride to UNCROWDED ocean beach (tower beach -only residents can park cars there- but walkers/bikers can use beach). The rental was quiet- even though right near salty dog and other establishments, they all close early so no difficulty with trying to fall asleep. View of the marina was really pretty, too! Kitchen was adequate and reasonably stocked with cookware/dishes. We enjoyed vanishing island boat tour (through a group that's located at walking distance in south beach marina), lots of beach time, getting ice cream at salty dog.
in terms of dinner, recommend trying Coast or some great restaurants outside of sea pines.
we took advantage of rental credit from Island Time that helped cover cost of bikes/carts. that delivery process was smooth.
The MAIN PROBLEM with the place was that the windows face east and the curtains do NOT keep out light, so it's really hard to sleep past 5:30 in the summer, even when exhausted. we started our days earlier than planned because it was just that hard to sleep in the mornings. blackout shades would make all the difference! this was otherwise a great trip, but honestly, this made it impossible to give 5 stars.
One last pointer- the grocery stores are INSANE on saturday/sunday. we tried to do an instacart order that didn't get shopped and the store was pandemonium that night. so just be aware and plan accordingly."

"Nice location
The condo was nice but the mark was missed.. The master bedroom mattress was not good, the master bed fell apart.. no screws in the frame. No mattress cover and only 2 standard pillows for a king size bed.. Also this condo sleeps 6, but you only get 4 wash clothes.. they did bring 2 more.. so we washed them every day (which is crazy).. the location was good and the condo was clean."
