18.) CANCELLATION POLICY- For a refund of moneys, cancellation must be in writing and received 91 days prior to your arrival date. The cancellation fee will be 10% of the rental rate. Cancellations within 46-90 days will result in the loss of the 40% deposit unless we are able to re-rent the Dwelling for the same rate and time period. No refunds will be made for cancellations received 45 days or less prior to arrival unless the Dwelling is re-rented for the same rate and time period. If the Dwelling is re-rented, then a 10% cancellation fee will apply. For this reason, we highly recommend that you consider purchasing the optional travel insurance.

"It looks nice from the pictures, but lots of problems
To preface this review i want to say (Property Management) was very helpful and very prompt to handle most issues. We arrived very late and walked into water all over the kitchen floor. The next day Dakota arrived and called a plumber. He had to replace the disposal and kitchen sink faucet. The coffee pot was broke, and there was no iron. Missing light in master bathroom, light over washer & dryer not working, light on screened in deck was out, including ants the last 3 days on deck which we called for and never came, 1/2 of closet door was broken off, and probably the worse thing, furniture in living area was so uncomfortable it was hard to sit there. and to top it off, no cable so we couldn't watch our favorite shows. It was so boring at night! I would not recommend this villa

"Unit in disrepair
The location is great. You can easily walk, drive, or ride a bike to the beach. Walk to the pool in under a minute. The pool is a good size with plenty of seating. Shipyard is a beautiful, private community.
The condition of the condo was disappointing. There wasn't anything that made it unlivable, but it wasn't very clean and there were several things in disrepair. We found clumps of hair in corners, some hair on one of the beds, dishes with some food residue, and my 3-year-old found a lighter and a pretzel in the kids' room. The trash bin outside smelled awful and had maggots crawling on and in it. Most of the sliding door locks were broken. I had to tighten the screw on the master bathroom shower handle because it was about to fall off and wouldn’t adjust water temperature properly. There was a large hole in the ceiling of one of the upstairs bedroom closets and signs off water damage. Upon check-in inspection, I reported the hole in the ceiling and the broken sliding door latches/handles. The property management told me they noticed the broken latches/handles during inspection after the previous stay and hadn't been able to repair them yet. They said the hole in the ceiling was reported by the group who stayed in the unit before us and was due to the HVAC drain pan overflowing and the float switch failing to shut the unit off leading to the ceiling falling through. They said they couldn’t have it repaired before our stay. It wasn't a huge issue, but a heads up would have been nice since they were aware of it. For the price, I expect the unit to be cleaner and in better condition. With these things addressed, this will be a great price to stay. Until then, I wouldn't recommend it."

"Peaceful
Tennismaster is in good location to many areas of the island not only the ocean but restaurants and all types of shopping. The area was quiet and relaxing. Condo nicely decorated."

4 adults 3 kids fit perfectly in this adorably decorated condo. Pictures don’t do this place justice! Beach (5-10 mins) and pool (1-2 mins) are within walking distance. Would definitely stay here again! "

The amenities were perfect at Tennismaster. The place was clean, and the kitchen was stocked with all that we needed. The walk was a little longer than I expected, but it was doable. I would stay at this property again."

"Close to the beach
We loved staying in this fun little condo. It was on the end of the unit and felt private. I also love how it was a short bike or walk to the beach. Plus, you get a free tag to park at the beach if you want. We loved how close it was to restaurants and shops. The pool was right outside the front parking spot and the kids loved that perk too. As a mom I appreciated the well stocked kitchen with all the pans and utensils I needed to enjoy my time. I could not have asked for a better place to hang out with my 6 kids. I would rent this one again."

"February stay at Tennismaster in Shipyard
1106 is a very attractively decorated townhouse with very nice personal touches .
We particularly liked the size of this unit with a large living room and eating area, downstairs master and two upstairs bedrooms with tvs and ajoining ubathrooms.
The unit is an end unit with good privacy.
It is only a short walk to the beach or a bit longer walk to Wexford shopping with stores and restaurants.
Parking in front of the unit was always available and the area was quiet.

"Bittersweet Experience
The property is beautiful and provided ample room for our family. Unfortunately, there were several live large roaches everywhere from inside the washer, kitchen, bathrooms, and living room. One even crawled on my brother just sitting on the sofa watching television. Once pest control addresses these issues, it would be a paradise."

"Nice stay
Great location, walk to the beach. Lacked detail to cleaning. There was dirt under the table and no cleaner to clean stove or floors. Regular soap for that type of stove will not properly clean the stove. Soft scrub or ceramic cleaner should have been left. Guests must bring their own toilet paper and trash bags. 2 trash bags were left and guests must separate the recycles from regular trash in bags. Trash was piled up from the previous guests due to it not being in bags."

"Nice place, needs a new cleaning service.
We enjoyed our stay. However, would have enjoyed it more if we had not had to call the management company several times to handle cleaning issues. Examples: Dirty deck and deck furniture up and down stairs. Dead bugs on the upstairs carpet. Long hairs stuck to wall tile in shower upstairs. Fortunately, the management company responded promptly to our calls. As we were checking everything before we left, we discovered several items of dirty clothes from previous guests upstairs. Some found under one of the beds and some in dresser drawers."
