"Summerlin 305 vacation rental on the beach
We loved the condo! It was very roomy with nice comfortable accommodations. It was steps away from the beach and our balcony provided a great view. We enjoyed the pool as well as the umbrella and 2 chairs on the beach each day. I would definitely stay there again!"

We have stayed at Summerlin 3 times now as we love the location and quietness of the area. We love the smaller sized condo building. This unit was wonderful! Very clean upon check-in, no issues, very well-maintained and updated. It was perfect for our family vacation. We loved the beach service included. "Another great vacation
We have stayed in unit 305 several times and are already planning our next stay. It is clean, quiet, and very comfortable. We do not cook while we are there, but there seems to be plenty of cookware available. This trip was the first time we have come without kids or grandkids and we have decided to come back once every three to four months. We will try to stay in this unit each time. "

"Almost perfect
Its a wonderful complex beautiful condo but there was a couple of things we did not turn in till we left they were minor but a little annoying plus in master did not work so i had to dry my hair in living room and toilet in master did not flush good the condo was so clean upon arrival and we were very pleased with it. WE have stayed at the summerlin at least five times if not more and are always pleased

"Great Condo Experience
We so enjoyed our Summerlin Condo experience ..the cleanliness, decor, attention to detail, THE VIEW, ease of booking, check in, extending my stay because I didn't want to leave��.Every communication with Brooks and Shorey was pleasant, helpful, and promptly attended to...all the things!!! Elizabeth was sweet and so personable. She obviously loves her job which is so refreshing.

"If it wasn’t for the smokers it would have been perfect!
This is our fourth time to stay at the Summerlin through Brooks & Shorey. We’ve always been so happy with the condos because they are clean, roomy, and right on the beach! This time was no exception. The only problem was that the people below us were smokers so every time we went out in the balcony all I could smell was cigarette smoke, which I’m allergic to, so I’d wind up nauseated with a headache. There was also a woman who was staying in the same condos smoking on the beach so I kept getting a face full of her smoke while trying to enjoy the beach so we didn’t stay out there long. Spent some time in the pool, which was great, but mostly hung out in the room because of the rain. It was beautiful as always, even with the rain, and we had a very relaxing vacation! We always recommend the Summerlin and Brooks & Shorey to our friends who are thinking about a Florida trip!"

This is our 3rd stay in this condo, 5th stay at Summerlin. This condo has been recently updated with new furniture and it is beautiful. The staff is always so kind and helpful. "Overall, great stay
Toilets were small, something you would find in a camper, and had to be plunged frequently to flush. There were no screens on doors so it was difficult to open doors and enjoy the sounds of the ocean in the evening. The bed in the master is comfortable, although the pillows were flat and hard. I would highly recommend new pillows. The guest room bed was very firm. If you like to cook a lot you might find it difficult to find enough cookware for your meal. Overall, the Summerlin is one of our favorites because it is away from the hustle and bustle; however, this condo was probably not our most favorite that we have stayed in. With all this being said, I would stay here again. It was clean and it was nice having a reserved covered parking spot. This property is safe and you never feel crowded on the beach. "

The storm took are electric out and we only had partial electric for 3 days so could not cook do laundry or have air conditioning! We loved the condo but do feel we should get some kind of refund under circumstances "

"Encountered some Jurassic sized roaches.
Was going great until we encountered 2 Jurassic roaches. I was able to kill both. Probably just needs some spraying. Unit appeared to be clean. Wife says she won’t be staying at this unit again. She hates roaches, it didn’t help that these were big ones."

"Very Nice Condo
First< I give high marks to Summerlin. The building and grounds were always clean, everything worked, and there is more room on the beach in front than any other condo. Second, Brooks and Shorey is a great rental agency with whom to work. Room 305 was a very good condo, appliances seemed new, cookware was sufficient, the chairs and couch comfortable. The balcony holds an expansive Gulf view, we could see dolphins and other wildlife. The bathrooms were clean, everything worked, good water pressure, everything worked. We met a couple condo owners and they sounded very proactive in keeping the building in great shape. I would recommend this condo very highly."

"Summerlin 305
My wife and I and another couple stayed at the Summerlin condo, room 305 in late June 2019. The condo was excellent, very clean, nice furniture and great view of the gulf. We chose this condo as it is equipped with king beds in both bedrooms.
The check in was flawless. We received a call about 4 hours before we arrived with the door code and phone number if we had any issues, which we did not.
The beach was never overly crowded. A beach umbrella and 2 chairs were complementary with the condo, just walk out on the beach and reserve your umbrella and chairs.
I will definitely keep this condo information handy for our next vacation to FWB.

"Love this location!
We come to Fort Walton Beach every Fall and love Summerlin’s size and location. Brooks and Shorey agents are always very helpful in the booking process, checkin and checkout are very easy and it is much more quiet being further down the island away from Miracle Strip Pkwy. The size of the two bedroom/2 bath condos is perfect for 4 adults. Thank you again, Brooks and Shorey, for another perfect relaxing getaway!"

"Pleasant Stay
Great location and nice floor plan. Would've given 5 stars but the master bedroom could use a new comforter and the chair in the living room needs replaced. Wasn't as clean as we like but wasn't a dump either, so only gave 3. We had a great stay this week. I did notice the umbrella guy was playing favorites with certain guest by saving them chairs, he actually asked us to move, says the chairs we sat at went with the condo next door, but I quickly learned this wasn't the case. Because about 2 couples got whatever they wanted from him. Beyond the couple things and the beach guy, it was a wonderful stay. I recommend brooks and Shorey everytime, we have been staying with them the last 7 years."

"not what I expected
We have stayed at many properties over the years at FWB and this by far was the least stocked of anywhere we have stayed. No start up for dishes, dishwasher, no cleaner whatsoever even for the glass top table. It was like staying in a hotel....what happens to everything left from previous visitors? Extra dish soap, laundry detergent, etc. in the much waste. Obviously you have everything down to bare bones. The most ridiculous was that there was not one hanger in the entire unit. We bought and left them there but I am sure that they will also disappear for the next guests. is dealing with the owner, not a realty company. Still not sure why I had to go to the office twice..once for late check in to pick up what you said was the key when in reality it was a code to get into the unit. This could not have been given day of arrival via email or text message? Then again by noon the next day to sign papers? Just very disappointed compared to other experiences. Would I recommend? Not sure, but that is not a choice."

We had a great time at Fort Walton Beach! The condo was lovely, a little dated but very nice. The beds were comfortable. The view was spectacular and the beach was amazing. Our complaint was with the refrigerator and our 2 phone calls to report the problem were ignored. The TV in the main bedroom did not have the channels the rest of the TVs had, but I wasn't there to watch TV anyway. Overall it was a great time."

"Wonderful Family Time
We have been to Summerlin 3 times and the first in this unit. The first day we killed a roach, but never saw any more. The furniture was a little worn, the main bath didn't drain well and the water pressure was low. The keyless entry was much easier than carrying a key to the beach. The pool was another issue, the filters were not working and we never saw any maintenance men cleaning it. Maybe its not taking care of after Summer. Overall we had a fabulous time. The views were awesome and it was an easy drive to all the local restaurants. Enjoyed the reserved spot in the underneath. We definitely will be back and have sent many of our friends to this area. "

Perfect location if you want to be further away from the busy corner, and souvenir shops, but close enough to get to them in 2 minutes. Clean condo!! Also, nice pool but I would suggest having someone clean around the pool area morning and evening. Brooks & Shorey Staff was GREAT to work with. Very Friendly. I definitely recommend this Unit. "

"Summerlin Unit 305
We had a wedding to attend that Saturday and the rental office was great to get us in the condo as soon as possible on that Saturday. They were very friendly and nice to work with. As far as the condo, we liked the layout of the condo and it was furnished with everything we needed. The things we found that needed attention were: The dryer vent outside needs to be cleaned. It takes two cycles to dry anything and after looking at the outside vent, I can see why. Also, the ceiling fan in the front bedroom is about to fly off the ceiling. We couldn't use it in fear it would fly apart. Also the oven light was burned out, but that wasn't too terrible. The main thing that we didn't like about the condo was that it needed a deep cleaning. Lots of dust around the baseboards and headboard of the ocean front room. The cleaning company looked to dust the main areas but lacked the deep cleaning it desperately needed. The furniture including the bedding in the two bedrooms needs to be replaced. Very dated, beat up and the mattresses were like a wash board where they needed to be updated. We loved the balcony! Ate all our meals out there overlooking the beach. It stayed shaded most of the time we were there and that was nice. The beach area and location was great. Not in the busy strip area so at least you felt relaxed. The beach chairs and umbrella guy (Matthew) was super. Over all I would give this condo a 3 out of 5."

"Great vacation
We are big into cooking fresh seafood on the grill when we are at the beach, so the fact that all the spatulas were plastic, we had to go and buy some grilling utensils. The only other thing that could have been better is the water pressure in the shower. Regardless of these two setbacks, I would still stay here again."

"Fabulous Fall Break Stay
Overall excellent vacation. We have stayed in Condos on Okaloosa numerous times over the past 5 years, with various different rental agencies. This was our first stay with Brooks and Shorey and we were truly impressed them. We took advantage of the beach set ups, dvd rentals, dolphin cruise and snorkeling adventure amenities (in fact we went snorkeling twice!)The condo was very clean and well appointed - the only thing we couldn't find was a pizza cutter - and if that's our only complaint - then that's not much to have to complain about. LOL. We loved the keyless entry into our condo and the location and size of the Summerlin Complex was perfect for us. We hope to visit again soon! Thanks Brooks and Shorey for making our Fall Break Vacation a great one!"

I did a lot of research on where to stay. By far it met all my needs...Beautiful.. Uncrowded..Family atmosphere..Perfect & Huge Balcony which fit us all! Can see the kiddos at the pool by just looking down, No worries there* Covered Parking and free amenities added. Saved the Best for Last...The Condo Was Absolutely Perfect, Beautiful Decor..Stock With Everything...Had it all! Washer & Dryer Was Used The Most..Thank God Not The Kichen~ But, If That's Your Thing..You fully Covered On That Too* I was Really Pleased With...The "WELL Seperated" King Size Bedrooms! We Took My Parents With Us and I Was So Thrilled That They Got to Have There On Little Honeymoon Suite & Was Very Special Them...With an added Bonus...The Place Was So Huge, That My Two Teenagers Had Their Space As Well!
