Gulf Dunes 603 is absolute perfection. Everything was super clean and comfy. The view is awesome. The property was exactly as pictured, we loved that the master bedroom has it's own beach view. We had fabulous week. Gulf Dunes location is perfect for walking to many of the Islands dinning options and attractions. I will always recommend Brooks & Shorey Resorts to friends and Family! Five star Stay!"

"Great Gulf-front view
Had to "man" the coffee pot so it wouldn't overflow (after cleaning the coffee grounds out of it), but the k-cup one worked fine. All 3 electrical outlets around the dining table did not work, regardless of which light switches were on. They just need to be replaced. The balcony furniture was great! The 2 front bedrooms REALLY need black-out curtains! Just wish we'd been told that the bridge workers would be pile-driving at 8am! Go to Fubar for great pizza; AJ's for great karaoke & the Shack for great fish!"

"First Time in Unit 603
The Brooks and Shorey staff, particularly the lady working in the Gulf Dunes building, have been great to work with each year. This was the first time we rented the unit and we were a bit disappointed in the comfort of the sofa and loveseat. The kitchen wasn't as well stocked (4 teaspoons as versus 8 or more) etc., but the beds were very comfortable and the balcony furniture was very nice. The cleaning crew left the kitchen cabinets very disorganized and the cookware was missing a few sizes of pots and skillets...otherwise, our stay was very pleasant."

"Summer Vacation 2023
We enjoyed the location of our Rental. The view from the balcony was beautiful. We were very disappointed in the furniture and cleanliness of the property. When we turned the ceiling fan on in the master bedroom dust bunnies covered the bedspread. The furniture was dusty and the baseboards looked as if they’d never been cleaned. The sofa and loveseat were worn out and very uncomfortable. We ended up using the outdoor furniture because we couldn’t get comfortable otherwise. The unit is in desperate need of updated furniture and a deep cleaning. Also, the sliding door leading to the balcony was so hard to open and close that my husband couldn’t open it on his own. The ball bearings on the rollers on the door are gone or worn out. On a more positive note the unit was very quiet. For the money we paid we were disappointed. "

"Gulf Dunes Unit 603
The location is perfect, however this unit was not clean. The floors inside were not mopped, the outside patio tile was also dirty. The master bathroom:
only one small towel rack, we were having to dry our towels on hangers from the closet. The master door knob would stick constantly, the rugs in the master could use a cleaning. The sliding glass doors were dirty as well as being very difficult to open. The Master bed was old and uncomfortable and the mattress was dirty. The pillows old and flat, we could not get the TV in the Master to increase volume and then it would not shut off, with us having to unplug it, hair in the nightstand as well. This is our 4th year coming to Okaloosa Island and twice renting from Brooks & Shorey, and we love it there, however this was by far was a huge disappointment staying in this unit "

A couple of suggestions: extra blanket in 2nd bedroom and drapes on the window. The light outside makes it difficult to sleep well with only blinds on the window. Also hand soap in the kitchen would be helpful."

Our extended family rented 6 condos at Gulf Dunes. Ours was okay but not the best in comparison. The stove and frig were older and the TV in family room small. The decor was southwest instead of the beach look. Beds were comfortable. Needed a new skillet and had only 2 teaspoons"

This is a nice unit with great view and well located to everything. The two beds were great but bunk beds were very hard to sleep on. The unit was clean and has what you need. You will need to bring your own tp and paper towels ect. We loved and used the free activities that come with this rental. This was a wonderful perk! Overall it was a lovely stay. "

Our room was average. It didn’t have the cleanest appeal as it appeared in the pictures but it was a great location. Wish we would’ve known sooner that our room would not be ready for 4 to check in and when we contacted before we headed out to get cold foods we would’ve been told that I wasn’t going to be ready till a lot later. Never offered us a code to get access to the beach or pool prior to late check in. "

"Beautiful beach
Family enjoyed the beach and pool.This is the first time I have encountered issues at a condo rental, and I have to lay the blame on the management. The sliding door from the great room to the balcony was broken and of no use for the entirety of our stay. All access was made through the master bedroom. Refrigerator leaked, ice maker not working, which was resolved a few days later.
One of the two pools had no access during our stay due to painting overhead, this was on July 4 week.
We were not told of any problems afore hand. "

"Living in a construction zone.
The rental was adequate, clean and well stocked, but one of the pools was wrapped in blue paper and closed for repairs. In addition crews were using sanders to remove paint from balconies. This created a constant high pitches buzz from morning until 5 o’clock. Our vacation was ruined. On several occasions we were forced to leave. Customers should be warned of construction on this scale. Had we known, we could have easily stayed elsewhere. "

This condo is beautiful. The views were amazing, and their was plenty of room for everone. The little kids loved the bunk area. The balcony was very spacious. This condo was very clean and well stocked with plenty of dishes which was great for cooking. I would love to come back to the ft Walton area and stay in this condo. The master bathroom is huge and jets in master bathroom were a huge plus. Plenty of closet space and beds were comfortable. I highly recommend this condo for a big family. We have been staying in the same condo for at least the last 5 years. Since that time the furniture has not been updated and both the couch and love seat sink in when you sit on them. Also the mattress in the master bedroom is starting to show wear and is very soft. We had maintenance come fix the cable when we got there and it worked for a day or two and then went out again. We just decided to watch movies instead of calling maintenance again. Before we arrived we recommended this unit to our friends which came on May 9th for 5 days. I feel bad after seeing how it has gone down. When we come back again we will try another unit."

The condo was just as described! The 2 main bedrooms were spacious and somewhat comfy (think Druiry or Holiday Inn Express Quality) but the bunk beds were extremely uncomfy. The view is gorgeous, living room is comfy and the kitchen is spacious enough for 3 women to cook and clean. It was a fight every morning to get good chairs. We would wake up at 6:45 to claim our chairs. If not, you would not get good ones. "

We really enjoyed our stay. Everything was as stated on the rental website. Beautiful condo with great furniture and decor. Wonderful view with plenty of space on balcony and entire condo. The only reason for the 4 stars on property being clean, is the bottom of your feet turned black as soon as you start walking in the condo. That was gross and I had to make kids wear their socks or slippers at all times. Other than that hiccup it was a great stay."

Unit #603 is a beautifully decorated unit, great views, however, there were cockroaches in the dishwasher. We know Brooks & Shorey will get the exterminator to treat these awful bugs, but now we are reluctant to return to Gulf Dunes Condominiums. "

Overall the condo was very nice and had everything we expected. It was very nice having plastic bowls for the kids to eat out of and not worry about breaking them. The master bed was super comfy.
The location is almost perfect. Nice and quite location.
The only thing we had a problem with was the Jacuzzi tub in the master bath. We filled the tub up, put our two year old in and turned on the jets. Black stuff came shooting out of the jets. I drained the tub, rinsed it out and filled it back up to run some clean water through it.

The condo was very spacious and clean. The kitchen was also well stocked. We arrived a little after 4:00 and the room was ready. Love that this condo is smaller....the wait for the elevators was almost nothing, the luggage carts were always available, and the beach isn't over crowded. And the number one best thing is the view! Although, I would have liked to see the sunrise and sunset from the balcony, but you really can't complain when you can sit on the couch (or lay on the bed) and just stare out at the ocean!"

This was my third annual rental of the same condo. The location is beautiful. It's a very short drive to the grocery and restaurants. The inclusion of beach service was great. I rent the same one each year because I know what to expect and know it is always in great condition. The on-site management is important to me and they are always helpful. When the ice maker did not work in the condo there was someone there the very next day to repair it. Hope to be back same time same place next year. "

The unit itself was as advertised, and meant our expectations. Maint.issues would be the slider onto the balcony from living room area was stubborn and may have a flat spot on the roller. Maybe an all-over unit paint job is necessary in the off-season. I was impressed with the cookwear as the skillet was useable and actually may have been newly purchased. Now, I know that may not sound like much, but from my experience elsewhere, let me tell you, a decent frying pan is hard to come by in the vaca rental world. Kudos to the Brooks and Shorey staff~ your rental/check-in/check-out process is seamless. Lastly, we love the area, white sand, calm waters, and look forward to returning soon."

My family enjoyed our room and all it had to offer. We had a super view of the gulf! I thought the bunk room was perfect for the kids. The kitchen was sufficiently stocked with all the needed supplies. The kids loved the pool while we were there. Providing umbrellas and chairs at the beach each day was great! Loved sitting there and relaxing. The only negative feedback I have about our entire experience has nothing to do with our accommodations, but the seaweed in the water while we were there. It was pretty bad. Thank you."

Everyone at Brooks and Shorey Gulf Dunes were very nice and helpful! We loved the Golf deal that came with our rental and the free beach chairs. Marlee the "beach girl" took great care of us and we really enjoyed talking to her at the beach. I had read reviews that the master bed was soft in this unit but my husband and I both thought it was very comfortable. We also had plenty of bath towels which was appreciated. The ceiling fans in the unit were nice to have and the air conditioning worked great, too. We would certainly rent this unit again! Loved being on the top floor, perfect view. "

Our condo at the Gulf Dunes was very relaxing and the view from the balcony was the best we have had. All the applainces work well as well as the tv and dvd player. "Not what I expected for the money
The patio furniture was falling apart from rust. We actually had to have the management come and remove some of the furniture because I was afraid the kids were going to be hurt sitting on it. The inside was decorated with glass furniture.. not kid friendly. The beach was nice except for the sea grass which is quit creepy. Lots of wildlife which was good to see after the oil spill. Overall, it was good but I expected a much nicer place for the money. The do not provide extra trash bags, soap or towels so be prepared to do laundry every day unless you bring your own towels. The elevator is located on the exterior of the building with no ac.. which makes for a long ride with no air in the summer. Also, be mindful of others on vacation. We were awakened by little kids screaming and playing in the pool at 5am. Not a good way to start the day."

"Family vacation
Condo was fantastic, view from balcony was amazing,close to activities and restaurants. Check in and out was quick and front desk was very professional. Condo was well stocked and clean upon arrival. Would recommend this condo for large families. Looking forward to next year."

"Wonderful Holiday Vacation
We stayed at Gulf Dunes for 10 days in December. The facilities were wonderful - spacious and clean. We stayed in a 2 bedroom unit with an extra bunk room. It worked well for our family as each child got their own room. The condo was well stocked with cooking equipment and amenities. The location is excellent, close enough to provide everything you need yet far enough away from all of the traffic of Destin. The view was wonderful and beach in front of the condo is excellent."

"Gulf Dunes
My mom arrived first and was a little early, the proptery manager was extremely rude - asking her "Can you not read?" in a snippy tone. i was still on the road and already a little unimpressed.
When we did arrive, we found that bathmats had been left, unwashed and full of sand, on top of the master bedroom bed cover, leaving the top of the bed fairly gritty and unwelcoming. There was also quite a bit of dirt and debris under and around the tables and furniture in the living room. The glass top of the coffee table in the living was missing completely.
Overall, with the exception of the housekeeping, it was a great week at the beach. The location and layout was very nice. The elevator was super slow and super hot, and both it and the lobby smelled like dead and decaying fish for two days, but i think someone had put a fish in the recycling bin or something. It was atrocious.
This was our third stay in a B&S property and the only time we've ever not been completely happy. But in the end, a week at the beach is better than a poke in the eye.

"Vercher Labor Day Weekend Getaway

Thanks for a wonderful vacation. The people at Brooks & Shorey are the greatest. Our first condo suffered AC failure soon after we arrived. The great folks at Brooks and Shorey found another unit with all of the features that we had wanted. A.J. was helpful in suggesting good places to dine-out. Wonderful vacation.
