We rented 2 condo 303 and302 next to each other, 4 generations of our family from age 2 to 86. The weather was a little overcast and rainy, water was rough but we got out on the beach more days then not, and still had a great time. Condos were excellent, plenty of room for the 4 families who were there. We'll stock with what we needed, plenty of seating for morning coffee on the balcony and game nite at the dining room table. This is the 4th year I've booked thru brooks and shorey, always has been smooth and easy with no problems. Location is wonderful. I will be back again next year."

"Sisters beach trip
We’ve stayed in this condo a couple of years because we get it and the one next door. We love the location and Marianne is amazing. I would like to see some upgrades to this unit before we return next fall. It’s adequate and clean but could use some TLC to the furnishings. "

We love staying at Gulf Dunes in Ft. Walton. Very nice white sand beach that is not too crowded. Love sitting on the balcony watching the dolphins every morning. Wouldn't want to stay anywhere else."

Unit set up was exactly what we needed. It was clean and well equipped with enough towels and even extra which isn't always the case. Condo sleeps 8 and you could actually cook for 8 with the pots and pans on hand. Loved that it had a washer/dryer and the beach service seals the deal!"

"Wonderful Stay
This condo is very nice. The view is incredible. We spent a lot of time out on the balcony. The balcony furniture is very nice and set up perfectly. The condo was comfortable with plenty of room. Well stocked kitchen, comfortable beds, (even the sofa fold out wasn't bad.) Everything was in excellent condition. The condo was very clean. All we needed were extra blankets and Brooks and Shorey were there within an hour of our request. Our first time to stay at Gulf Dunes and the building (s) are so nice, also close enough to walk to a few restaurants. I would highly recommend this condo!"

We enjoyed our first stay at Fort Walton Beach. The condo was ready for our check-in and spacious enough for our needs and comfortable overall. Perfect location and loved having the beach chairs included and the no-key entry. Also appreciated the wifi and the programmed Alexa. A bit of updating (smart TV being the most needed) would make this condo perfect. Missing a few useful items in the kitchen, (no dish towels, no ice cream scoop) and needs a new large frying pan, but otherwise pretty well supplied."

"OK but security questionable
Although our general visit was good, we noticed some things from the start that made us feel less than secure about staying in Gulf Dunes 303. First, both window screens on the breezeway were bent out at the bottom as if someone had tried to get in. Upon entry to the unit I did a security check and found both windows off the breezeway from the inside had the window latches unlocked. I found the sliding doors on the Gulf side both unlocked. It started our vacation with the feeling we could be being set up for a theft. I tried to lock both breezeway windows. One room's window latched successfully while the other would not. I found the sliding doors in the master bedroom and living room would not lock properly, although the living room had a bar you could place in the track to lock the door. The master bedroom did not. I reported these problems to the front desk, the lady told me she would have it checked out. She said she would call me back and let me know what they found. I received no followup call,and did not see these issues clear up by the end of our visit. I would think the property manager would take issues like this more seriously and it will affect our thinking about using Gulf Dunes in the future when we choose condos. Other than that, Gulf Dunes was reasonably comfortable."

Great set up and view! Loved the bunk room for our 2 year old. The two beds in the guest bedroom was also a wonderful addition. Furniture and beds were all nice and comfortable. Two sinks in the master bath was also an added bonus. The only complaint that I have for this condo is the quality/lack of decent cutlery and kitchen supplies. The stove was a little lack-luster but we only used it once. Definitely recommend this condo!! "

"Not my favorite stay
We enjoyed our stay, but I think I’d choose another condo unit next time. The patio chairs were horribly cheap broken plastic and dirty and made sitting on the patio not pleasant which was a bummer. The kitchen utensils need to be replaced. The scissors didn’t work at all. The fridge never fully cooled so we left our things in a cooler with ice instead which was the most frustrating thing for me. I even called about it and was told it just takes time to cool properly, but three days is obviously too long. The unit wasn’t cleaned well before we arrived either. Chips were still under the coffee table and the bathroom floors were very dirty. I like gulf dunes, but wouldn’t stay in this unit again until many things are replaced. "

We had a wonderful time. The only recommendation was that the patio door on the master suite did not work and the patio door in the living room was very hard to manage. It was a chore to open and close it. otherwise, fine."

"GREAT LOCATION! GREAT SPACE!
We loved the location! Not super excited about walking throught the parking garage to get to the pool and the beach, but it worked. Loved the 3rd bunk room! Not large enough to call it a BR but big enough for 2 teens boys to sleep at night. I was not impressed with the clenliness of the condo- the carpet was FILTY!!!!! So Gross! Other than that, we liked the condo and the location!"

"Another Excellent Stay at Gulf Dunes!
We have stayed in Brooks and Shorey units at Gulf Dunes for about 5 years and we have been very satisfied with the units and the overall property every time. Unit 303 was very nice though some of the furnishings were a little dated. Having said that, everything was clean and serviceable so the age of the furnishings had no impact on the quality of our experience. Brooks and Shorey have always been very professional in our dealings with them and their properties are exactly as advertised. We will definitely be returning in years to come."

"Perfect place to stay
Love this unit at Gulf Dunes. We have stayed there for the past 2 years. The only problem we have had is the room with the bunk beds gets really cold. Love that there is 2 beds in the second room. Clean and perfect location. Mary( I think her name is correct)at the desk during the week is personable and will do as much as she can to accommodate and help your stay go smoothly"

"Perfect
I could not have picked a better place. Right on the beach and pier was close enough for the kids to walk to. Destin was less then 10 minutes away to go to boardwalk. Room was clean and comfortable near elevator. Parking was easy and room had code on the door so everyone could come and go. Will be back!!"

"Relaxing and Revitalizing Beach Vacation
We absolutely enjoyed our week long stay at this condo. It was clean, comfortable, and a perfect fit for us (2 adults and 2 children), my brother, and my parents! It was spacious enough with a kitchen that served all our needs. However, the best part of the entire part was the location. The beach was our backyard and it was the easiest and shortest walk to get there. Another perk to the location is that it isn't ridiculously busy and just a short drive to Destin (which was super busy). We were able to utilize the awesome perk packages that came with our stay and loved the beach side service. I can't say this enough but we truly loved our time there and can't wait to vacation there again. I left feeling relaxed (which is saying a lot since I have a 4 year old and a 2 year old)!!!"

"Met Expectations and more
We have stayed at the Gulf Dunes several times and have not been disappointed. The location and proximity to restaurants, beaches and shopping is perfect for our needs. The beach access is just right. Some of the other resorts offer more amenities and pools but that comes with a price of overcrowding and overpricing. Our unit was comfortable, clean and well furnished with all the necessities. The beds were comfortable and had quality linens. I had cheap bedcovers that slip and slid off...these were not like that. There were plenty of towels and kitchenware that made our stay comfortable. I would definitely rent this unit again."

We had a great time staying here. Everything was clean and tidy when we arrived. Plenty of room for a family of 6. Couldn't get much closer to the beach! Loved the free beach chairs. The kids loved the pool, the only down side was the pool was a little small but they still loved it and it was not too deep so they could touch. We enjoyed the free movie rentals and the free pass that we used for the dolphin cruise which was very fun. Overall we had a great time here at Gulf Dunes."

"FANTASTIC PLACE TO STAY
We checked in after hours and misunderstood the directions on how to get our code for the room. I called the emergency line, left message and she called me back within 3 minutes....very impressed. We got the code and walked into the condo. It was beautiful. Looked exactly like it was described. Lots of towels and everything we needed for our vacation. The view from the room as amazing. Checked in the next morning and Marianne was super informative and accommodating. I talked to her about booking again and she gave me her direct line. I will definitely be staying here again. Thank you for a memorable trip."

"Great Vacation Spot, but Condo Needs Updating
My family had a wonderful vacation experience this past week. The location of the Gulf Dunes Condominiums is amazing! The view of the ocean is perfect and the pool worked out great.
The condo itself could use an update. We have stayed in six different condos in the area over the years and this one needed the most updating. However, the unit was clean and we had everything we needed. The management company was great too.
The main things someone considering this place should know are that the beds are older and had lost a good deal of cushion and the internet is very slow. "

Gulf Dunes is great location, nice view from living room and master bedroom.
Room 303 need some repair, door knob on guest bathroom still broken, also right arm chair on dining table. Dryer is kind of old and is not drying properly, take long time waste electricity, but it works after Management people fixed it (eventhough still take long time to dry.),ceiling fan and carpet in living room need to be cleaned.
Patio floor is sandy: understandable because it's right on beach
Condo's furniture looks nice, it seems the condo was super nice when it's new.
Management personnel & customer service have excellent services, quick response and take care their business.
Over all, is not a bad condo, specially when we are looking for 3 nights or less than a week stay in summertime. "

"Good Location but needs TLC
I have stayed in a lot of properties in this same price range and never have I seen one that needs this much work.
The carpet was GROSS, the stove was covered in grease, you could still smell where someone had cooked bacon, the bathroom door lock was broken, sand or salt was all over the back of the sofa. The Carpet is the main thing, but the entire condo could use an overhaul the counters are worn. I wiped the tile with a damp paper towel it came up black with no soap, I found a coffee cup in the cabinet with lipstick and coffee all over it, there was a spill on the wall that simply needed wiping. Someone is not cleaning the place and if I am not mistaken we paid a separate fee for cleaning.

This is our fourth stay, we were very dissapointed in the condition of the unit...the carpets need to be replaced and the beds are very uncomfortable...the phone in the unit did not work...we contacted the co. because tropical storm Lee hit and the beaches
closed...we could not even sit on the balcony...we tried to contact the ins co because we left one day early...we were told we would have to file a claim...will not buy travel ins again due to the difficulty of obtaining information...waste of money. Don't
know if we will stay again..."

The carpet was DISGUSTING and very stained with black masses(they really should replace it with tile) and the drapes had layers upon layers of dirt on them. "It was OK...
The condo was just OK. The photos definitely made it look a little better than it was. The carpet and tile were just gross. The kitchen was well stocked, but gross - awful rust in the sink, the pantry walls were so yucky that we didn't keep food in there. I really think the whole condo simply needs new flooring and a coat of paint.
The view and the location can't be beat. Loved having a balcony off of the master. Tons of room.
My last complaint is this: we felt like we were on spring break. There was a huge group a couple of floors up that played LOUD music on their balcony and played the same loud music all day on the beach. There was another group of men who played country music so loudly by the pool that we had to shut our balcony doors. There was a group directly above us who weren't particularly rowdy but it was a large group and they spent every evening on their porch until about midnight - their voices and the sound of furniture being moved around was SO loud in our master bedroom. We contemplated going to a hotel or even going home early. We had so looked forward to listening to the waves and relaxing but the noises all around made that impossible. When we return, we will stay somewhere else. Oh, also? The pool sucks. Small and not attractive. We would love a larger pool area with palm trees, etc.
This condo was not for us!"

"GREAT VIEW, room could use an update!
The location right on the beach was PERFECT. You can look out your balcony and see & hear the Gulf. It was sooo peaceful. Even though the view was fantastic, the room was a little dirty when we checked in. I had to have the cleaners come in & wipe off the "inch" of dust on the fan blades above the bed. Also the carpet and chair cushions were stained and the furniture & color scheme was dated. BUT, THE VIEW. Overall, the front desk was extremely helpful and the experience was EXCELLENT. "Beautiful Gulf Dunes 303
We were all very happy and comfortable in this condo. The kitchen was large and well stocked-even a big pot for boiling fresh shrimp! All six of us felt that we had plenty of room and plenty to do. Everything was clean and in good shape-inside and out. The use of boogie boards, floats, and sand toys was a plus. We liked the free DVD rentals. Since the bunk room had its own door and TV, it was really like a 3 bedroom condo. The second bedroom could use a little redoing, but overall, we were very happy with the look and usability of the whole place. The carpet and flooring were perfect for a beach place.I would definitely stay here again. This was one of the easiest, most carefree vacations we have ever taken. All of us could do what we liked best and just relax. "

The property had a great view and goog space, but the carpet was dirty,as was a lot of the other things in the condo, the master bath could really use some work, the sinks were sluggish, the washer and dryer were nasty looking and it had a musty or dirty smell. I was disappointed because online it appears so much cleaner. Everything else seemed fine except for the lack of cleanliness and upkeep. Location was good."
