"Great View
We haven't stayed at Spanish Main for a few years but it is still a well maintained building in a convenient location.
However, the pictures posted on the website for this unit are misleading as for one the furniture is not as advertised. The overhead light in the dining area is a disgrace with rust and disjointed parts. The mattress on the main bed is very uncomfortable. The kitchen utensils are barely useable. A set from a dollar store would be an improvement! The balcony furniture is old, weathered and should be discarded. Clearer instructions should be provided such as how to turn the internet modem on.
The unit appears to be clean but the poor quality of prior repairs seems to make thorough cleaning difficult. There is mold or mildew on things like shower curtains and don't walk around barefoot!
In summary, this unit has great views but it requires significant updating that should be properly done.
We would return to Spanish Main, but would not choose this unit. "

"Great location and unit, needs a few things!
I love Spanish Main, and the garage is a real plus. I stayed in a different unit last year. I think this year‘s unit was recently purchased by the new owner, who is probably in the process of upgrading it when the season for renting came up because they have done a lot of nice things, however the ceiling fan and the second bathroom is on its last legs ; the dishwasher soap dispenser does not open properly; we tried new batteries in the large dining room wall clock, but it still does not work; two of the beach chairs are broken, I left them in the garage, the other three are really not good for adults, and need to be upgraded, as well as the porch chairs could be nicer. The clocks attached to the headboards in the second bedroom are really nice, but all of the batteries were dead, I replaced batteries in one, but not the other. The local contact, Kathy, was very helpful, and it has been a pleasure working with her. Overall, this is a very nice unit."

"Great value beachfront!
The view from the balcony is worth it all. Nice condo with plenty of room, and well equipped. Beach or pool is only steps away, and very convenient to shopping and dining. Bring a pair of binoculars to fully appreciate passing ships and marine life. We would stay again!"

"Ocean front getaway
The location was everything. So close to the beach and that oceanfront scenery was beautiful. Close proximity to all restaurants and bars.
Great spot to watch launches from NASA too. Watching cruise ships heading out to sea. All around perfect. "

"thanksgiving weekend
Awesome view and location was perfect. Condo is clean,some furnitures were outdated, afraid to sit on the individual accent chairs, legs were wobbly. Patio sliding door did not have a lock but functional. Overall would recommend this place and stay here again."

"Great Cocoa Beach Vacation
Excellent and affordable 4 day visit to cocoa beach. When looking for accommodations we discovered that this place was similar in costs to a hotel. However we had beachfront views and access plus all the amenities of a condo. Hands down he best way to go! The management called me right back when I reached out. Will do this vacation again and again. "

"A bit disappointed
Overall we were generally satisfied with the unit and the decor. We normally stay in another similar location in Cocoa but were a little late this year so we had to find a location with availability. Location is great, easy access to the beach. Rooms were very comfortable and pleasantly decorated. We were there during an unusually rainy/windy period and were disappointed that the bedroom windows leaked badly (pool on the floor 5 nights) and the living room slider whistled loudly due to the wind. Manager indicates they are both due to be replaced next month. Appliances were older and out of date, dryer squeaks loudly and needs to be repaired/replaced, but they were functional. We had most of what we needed there so we were pleased with the setup and the property did stay in contact. With a few upgrades I think it would have been a much better stay but still enjoyed our time there."

"A great stay in Coco Beach
Some minor maintenance items could be addressed, but a great stay. Let's sum it up with...
We arrived after 11pm. While unloading the car the neighbor introduces himself and says, "You know, there's a rocket launch in 6 minutes."
...which we watched, front row, from our deck."

"Dated & almost perfect
The location,the proximity to the sea, the view from the balcony, the cleanliness of accommodation and the seashore were spot on.
However the couch and ht mattresses need an upgrade.Too lumpy. Overall I'd say 8 out of 10. Thanks "

"Cocoa Condo
We liked the view and the easy access to the pool and beach at this condo. The kitchen has the basic necessities to cook but a knife sharpener is needed. One kitchen drawer is broken. The cabinets are peeling but are supposed to be replaced. Overall it was clean and the walls were recently painted. It included one roll of toilet paper for each bathroom, a roll of paper towel, 2 trash bags and 2 dishwasher tabs. It would be helpful to install some hooks in the bathrooms to hang towels. In the front closet there is one beach chair. Most people won't deal with this issue but they were painting the walkways while we were there. It interfered with 3 days of our vacation because we couldn't use the walkways from 10:30am-3pm for all 3 days. The owner should have provided that information so we could have planed accordingly. I did contact (Property Management) 2x regarding this issue but never got a response back from them. "

"Fabulous view!
The view was breathtaking! The place outside was nicely kept!
The unit I had could have used a little work! Example: paint peeling under window in master bedroom, cabinet door and drawer in kitchen needed repair, honestly nothing horrible! The balcony view was priceless!"

"COCOA STAY
We loved the location, but the neighbors are groucy.
we had our granddaughters over to go to the beach and the old lady next door said they were giving her a migraine and we needed to make them be quiet? one thing i was not very pleased with was when we arrived, there was a note on the fridge for us to leave all the food in there alone because it belonged to the people that had a reservation for after we left! I dont think we should have had to deal with someone elses food in our fridge, during our stay that is OUR fridge. very strange."

"dissapointed from 1st moment
upon openning the door your hit with a strong moldy smell, that stayed all week ,the air ducts are full of mold so when the a/c comes on you get a fresh blast of mold . the kitchen faucet is worn out and leaks and filled the cabinet up with standing water . there is peeling paint and peeling wallpaper thruout the unit. the ice maker does not work , the smoke detectors did not have batteries . the door lock does not have a code that gets changed , so anyone who ever worked on or stayed in that unit has access when your not there. the list goes on and i have pictures. the unit needs work and is not truly safe or healthy to be in. therefor should not be rented till fixed. as for management, i emailed and called every number i could find, leaving 3 voicemails, till i finally found a phone that got answered-she said she would be there in an hour, 4 hours later i got the call she would be there in 10 minutes- ageed with poor condition- her only responce was when owners dont want to put money in -what should they do? simple dont rent it. anther big thing, we did not think sheets were changed, management said they were. when she left my wife took them off to wash them and found sand and hair along with a spotty matress pad.[discusting ] so we had to wash the sheets and blankets before we could sleep in the unit"

"Comfortable and laid back
Nice location as cocoa beach exceeded my expectations. Fun place to be with many options for dining. Beach access was easy and spacious. Condo was comfortable yet dated. Basics were covered yet not luxurious. Excellent location and view though. Everyone seemed friendly. Fairly clean. Towels were old and the entire condo could use some TLC. A little bit of paint and cleaning would clean it up nice. Enjoyed my stay overall. Pay for the location. "

"Great location
The condominium complex is ideally located and the view from the balcony can’t be beat:
Pros
1) location
2) steps from the beach
3) complex is ideally located and the people could not be friendlier
4) a/c and hot water work great
5). Has a washer & dryer in unit
6) kitchen is stocked with all the kitchen items you could need
7) management team was very responsive
8). Rooms are large and each bedroom had its own bath
9) had plenty of towels and linens
10). Other guests have left plenty of beach items to use from boards, floats, umbrellas and coolers
11). 2nd bedroom has foam toppers on the twin beds so they slept well
Cons:
1). Unit is very dated. Needs updating with at least a coat of paint
2). When we first arrived we had to put a blanket over the master bedroom window since it was missing so many slates. However, the management did come and replace
3) living room blinds are missing most of its slates and the door whistles when there is a high wind
4) master bedroom mattress needs to be replaced and the bed frame itself needs to tightened
Overall great place, but does need some TLC"

Ocean front view from balcony and bedroom is the best quality of this unit. That alone can make up for many other less nice things about this unit. Bedrooms windows impossible to operate. Blinds that fall off. Peeling paint, old and uncomfortable bed, bed linen frayed and worn needs replacing. Mattress and bed toppers are stained so they appear unclean. Bathrooms work but need seats soap holders to improve old appearance. Washer becomes unbalanced and dryer needs new belts. Great frig and dishwasher and kitchen stove were good. Rugs are very dirty and give a poor image to the eating sitting areas. Heat and air worked well. These deficiencies can go unnoticed by weekly renters but over a 6 week stay they begin to detract from the quality of ones experience. Such a beautiful view deserves a complementary living arrangement. "

"An Oldie, but a Goodie
This was our first time at Cocoa Beach, but not our first with VCF. We've rented in the Orlando area many times and have always enjoyed working with them. This complex is older, but clean and well-maintained. I love the easy access from the pool to the beach. The beds were great! My only complaint is that the couches there were not the couches pictured (reclining/tan-colored). I choose this unit over the other VCF ones b/c of them. The couches in the condo were fine, but did not recline. There is quite a bit of "owner stuff" in the condo - books, toys, extra tables - that can be easily moved out of the way. We liked having an extra table to set up as a desk since we had to work a few days. There is lots of storage in both the kitchen and master bedroom. "
