This 2,678 sq ft luxury condo is one-half of a duplex (shared wall format with extra thick/soundproof wall.) But everything about the condo is private, not shared. Every upgrade imaginable is present in this condo, which is why guests often describe it as a “palace!”
Most recently, the Beach Palace has been updated with a new private heated pool (heated between Thanksgiving and April 30), a covered alfresco dining area, a new private wet bar, a new private built-in gas grill, and new private full outdoor kitchen with granite countertops and a wine fridge! Living:
This bright, spacious, open-design living room has hardwood floors, a Persian-style rug, large windows, an elegant curved sofa and loveseat, nicely arranged around a large coffee table, and an entertainment center with HDTV. There’s cable TV, a DVD player, a selection of DVDs, and plenty of family-friendly games! Volume ceilings, clerestory windows, and sliding glass doors that open out to the large lanai-balcony, allow for plenty of natural light in this coastal-style room.
This living room has an upscale but comfortable vibe; a family-friendly gathering space for easy conversation, cozying up with a book or kicking back to stream your favorite shows or movies. Envision gathering for family game nights or reading bedtime stories on this comfortable sofa beside extraordinary window views.
Kitchen/Dining:
The open-concept design of the kitchen/living/dining area makes for easy entertaining. The chef’s kitchen has a distinct French-country ambiance, with plentiful, French cream color hardwood cabinets, rich and dark granite countertops, and stainless steel appliances including a French door fridge/freezer, an electric range, and oven, a hood-mounted microwave, gorgeous apron-front porcelain, Farmhouse-style sink with oil rubbed bronze fixtures, and a dishwasher.
This fully-equipped, French-Country gourmet kitchen has cookware, pots, pans, baking sheets, wine glasses, mugs, utensils, cheese board, service for 12, a toaster, blender, Keurig and drip coffee maker, as well as chef’s caliber sharp cutlery in a designated drawer.
The kitchen island boasts a granite-top bar with stool seating for two, below stylish pendant lamps. This island bar seating makes the kitchen space much more dynamic, social, and fun! Guests can join the chef for a cocktail or conversation during meal prep.
The kitchen flows into a dining area with hardwood floors and a beautiful tropical ceiling fan with natural palm blades, which circulates fresh air throughout the main living space. The formal dining table is located here. This rustic, distressed-style table, with its white, upholstered, high-back chairs, enhances the French farmhouse ambiance of the kitchen/dining space. This formal dining room offers seating for eight to ten guests.
If the weather is nice, you may also choose to dine outside, on the covered lanai, just off the kitchen/living area. This kitchen/lanai dining area offers seating for four.
Bedrooms & Baths:
This luxury condominium has four bedrooms, and three bathrooms, and sleeps 8 guests. The spacious bedrooms all have walk-in closets, silent ceiling fans, SmartTVs/HDTVs, and are painted in soothing, fresh tropical-style coastal colors.
Beds have luxury mattresses and sumptuous linens. There are bath towel sets, hairdryers, and toiletries in each bathroom. There are blackout shades on all bedroom windows and patio doors to make it easier for children and adults to fall asleep or sleep in and wake refreshed.
On the second (main) floor, just off the kitchen, bedroom #1 has a Queen size bed, and bedroom #2 has two twin beds. These main floor bedrooms share access to a hallway full bathroom with single-sink granite vanity, and tub/shower combo. (The other two bedrooms are located upstairs on the third floor.) Also on the second (main) floor is a laundry room with a state-of-the-art washer and dryer, iron/ironing board, utility sink, and granite counters.
The Primary bedroom (third floor) has a King size bed, gorgeous hardwood floors, elegant matching nightstands, reading lamps, an oversize divan, fine art, a bureau, and walk-in closet. Sliding glass doors from the Primary bedroom opens out to the tranquil, private balcony/covered lanai with a sitting area and dazzling views of the turquoise Gulf of Mexico. Just the spot to sip your morning coffee or fresh-squeezed citrus juice!
The Primary bedroom has a grand, spa-like ensuite bathroom with a large double-sink granite vanity, huge well-lit mirror, marble floors, oversize jacuzzi soaking tub, and separate walk-in glass door showers. (The oversized primary and twin bedrooms can accommodate a cot or inflatable bed for extra guests)

Outdoor amenities are a highlight of this Beach Palace! The first floor/ground level features a garage with parking space for one car. You’ll find extra supplies like beach chairs, coolers and pool floats, and plenty of kid’s beach toys in the garage storage area.
There’s also a small yard and patio area with graceful young palms, fragrant flowers, and tropical landscaping, as well as a covered paver-patio/courtyard with a heated pool, stylish, covered, alfresco dining area, and full, outdoor gourmet kitchen with a gas BBQ grill.
This brand-new pool & patio area makes a wonderful addition to the living/entertaining spaces of this home. Relax poolside in a shaded, sophisticated environment after a hot day at the beach. Grill fresh-caught seafood, steaks, or portabellas! Add tropical flavor with grilled pineapple, a dash of mango or citrus, or homemade guacamole. Serve a gourmet meal alfresco while the kids splash in the pool and adults savor the sunset.

There is plenty to do here. The restaurants are great! Want to explore the Island? Everything on the Island is accessible via the free air-conditioned trolley running every twenty minutes, or by free jitney services. Historic Bridge Street, with its restaurants, bars and grilles, live music, shops, and historic pier, is a 20-minute walk from the home. Don't want to drive on a night out on the town? Free jitney services will take you to and fro day or night. They work for tips. For those who want to fish.
Anna Maria Island is known as one of the best fishing locations in Florida. There are fishing piers and party fishing boats down the street. Serious about catching fish? Consider chartering a private fishing boat from one of the Island’s licensed captains (it is often said they know where the fish are!).
Like to shop? World-famous St. Armand's Circle and Sarasota are minutes away. Prime Outlets (130 designer and brand-name outlet stores) is nearby, but not too close to threaten your vacation budget! The Beach Palace is located within walking distance of Anna Maria Island's best waterfront restaurants including the Beach House Restaurant where you can walk over for dinner and listen to island favorite Chuck Caudill perform live, singing, playing the guitar and keyboard.
You can also walk to many of Anna Maria Island's best restaurants including The Sun House Restaurant, The Beach Cafe, Oma's Pizza, Banana Cabanas (where Denzel Washington eats when he is on the island), and The Bridge Tender Inn.
The Beach Palace is also located within walking distance of Anna Maria Island's best beach shops, gift shops, shell shops, boutiques, and the new shopping village on Bridge St. that leads out onto the Bridge St. pier famous for strolling, fishing, and eating where you will find the newly built Rotten Ralph's restaurant at the end of the pier.
There is a great grocery store right on the island and a fantastic Walmart SuperCenter 5 minutes from the house. There is also a great mall with all the big department stores as well. This seven-mile barrier island is Florida’s best-kept secret. There’s a saying here; “when you're on Anna Maria Island, you don’t go to the beach… because on Anna Maria Island, you’re already at the beach.”
The Island in the Sun is Florida’s best-kept secret. With Gulf temperatures averaging 84 degrees and 360 days of sunshine per year the surrounding waters of AMI are known as “the nursery” because of the large number of dolphins that raise their young here.
With the island’s laid-back charm and leisurely unhurried living, speed limits are restricted to 25 mph - 35 mph throughout most of the island. This tropical paradise also offers free trolley service for both tourists and residents.

Be sure to visit Anna Maria City Pier! Built in the early 1900s, this 700-foot-long pier provides a great vantage point for watching sunrises and sunsets, bird watching, and dolphin watching, and provides views of Tampa Bay and the Sunshine Skyway Bridge. You can also fish off this pier. Bring your boat, bring your fishing gear to cast a line off the pier, or rent a boat to get out on deep water and fish.
Bridge Street Pier, located on the southern end of the island in Bradenton Beach, honors the past while still embracing the future with its ‘Old Florida’ charm mixed with new restaurants, shops, galleries, and more. Enjoy the architecture and charm of Historic Green Village. Most of the restored buildings now run on solar panels and other modern energy-saving methods.
The island, surrounded by water and interlaced with canals, is host to many amazing sea creatures - among them are Loggerhead Turtles, Manatees, and dolphins. Loggerhead turtles are a protected species and we have the Turtle Watch - a group of wonderful folks who search the beaches for nests and protect those nests until the eggs hatch (it is illegal for anyone to tamper with the nests). Manatees are also protected here in Florida - they are commonly seen in the summer when they leave their winter warm waters and migrate south.

Terms And Conditions:The aim of Anna Maria Island Beach Rentals, Inc. is to provide accommodations that are clean
and comfortable and fully equipped so that you can enjoy your vacation to the fullest. The
following terms and conditions are to ensure that our properties are kept in the condition equal to
the time you arrived.
PAYMENTS
All reservations require a 30% deposit payable via credit card. A deposit is required to confirm
your reservation and your deposit is applied toward your final balance owing. Please note all
rates are United States Currency.All final balance owing payments are due 60 days prior to your
arrival date. All reservations made 60 days or less prior to the arrival date, the full payment is
due and payable immediately via credit card.
CANCELLATION POLICY
Cancellations received 61 days prior to the arrival date will receive a full refund less $300.00
administration fee. Cancellations received 60 days or less prior to the arrival date no refund will
be issued and the balance is due in full. We encourage all guests to purchase the cancellation
insurance offered to all guest reservations.
You are a valued guest and we want to do everything possible to make your trip enjoyable and
worry free. Because the unforeseen and unexpected can occur before you leave or when you’re
away from home we recommend CSA’s Vacation Rental Insurance Plan. You can protect your

OCCUPANCY
Occupancy can never exceed the number of people indicated on the lease agreement including infants,
children and visitors. Violation of this policy will result in immediate eviction without
compensation as per condominium association rules.
NOISE ORDINANCE
The Island does have a noise ordinance that goes into effect after 10 pm, this ordinance pertains
to any loud music or loud sounds coming from the accommodation after this hour. If the police
or the Management Company is called due to the renters disturbing the peace we do reserve the
right to terminate the rental agreement immediately without refund in certain situations.

Check in time is 3pm - Check out time is 10am.

Most properties have landlines All local calls are free. Most properties offer unlimited long distance
calling free.
PETS
No animals or reptiles of any description will be kept in or on premises. Violation of this policy
will result in a $500.00 special cleaning charge applied to your credit card on file and immediate
eviction without compensation.
SMOKING
The guest agrees to restrict any smoking to the outdoors. Smoking inside the condo, house or on
the balconies is not permitted. Violation of the policy will result in a $500.00 special cleaning
charge applied to your credit card on file and immediate eviction without compensation.
KEYS
All properties feature keyless locks.
SECURITY DEPOSIT
This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that
occur during your stay, provided they are disclosed to management prior to check-out. The
policy will pay a maximum benefit of [$3000.00]. Any damages that exceed [$3000.00] will be
charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured
Person causes any damage to real or personal property of the unit as a result of inadvertent acts
or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such
property up to a maximum benefit of [$3000.00]. Certain terms and conditions apply. Full details
of the Vacation Rental Damage coverage are contained in the Certificate of Insurance or
Insurance Policy (www.vacationrentalinsurance.com/G10VRD). The Vacation Rental Damage
can be purchased up to, and including at, check-in. By submitting payment for this plan, you
authorize and request CSA Travel Protection and Insurance Services to pay directly [Anna Maria
Island Beach Rentals Inc.] any amount payable under the terms and conditions of the Vacation
Rental Damage.
INDEMNIFICATION:
(Property Management), Inc. shall not be liable to guests or to any party for any damages to
property or for the injury to persons on the premises from any cause whatsoever, including
defects in the premises or otherwise: guests shall indemnify and hold harmless Anna Maria
Island Beach Rentals, Inc. from any and against all liabilities, claims, expenses, fees, loss of use
of actions of any and any kind arising out of renters or their guests use and occupancy of the
premises. The management is not responsible for accidents, injury or loss of personal belongings
of any kind.
ENTIRE AGREEMENT
This agreement shall be governed and enforced according to the laws of the State of Florida. The
prevailing party in any lawsuit to enforce any provisions of this agreement shall be entitled to an
award of attorneys fees, cost of expenses for mediation, arbitration and trialor appellate
proceedings. This agreement contains the entire agreement of the parties. It may not be changed
orally, but only by agreement in writing signed by the party against who enforcement of any
waiver, change, modification, extension or discharge is sought. Renters cannot assign or transfer
this agreement.

MEDICAL AND EMERGENCY
Do not leave home without taking out a Travel Insurance that also covers medical emergencies.
Make sure your insurance covers you for travel in America. The excellent Pinnacle Medical
walk-in clinic 941-761-1616 (similar to UK GPs – General Practitioners) for minor accidents and
ailments is just over on the mainland – approximately 10 minutes drive. Blake Hospital comes
highly recommended by many island residents. It is a large, modern and extremely well equipped
hospital that offers a comprehensive range of medical services. Dr Guy Yatros at Island Dental
Spa offers emergency dental treatment for visitors.
GETTING AROUND ANNA MARIA ISLAND
You can travel FREE from one end of the Island to the other with Anna Maria Island Trolley
Service. Operating 365 days a year from six in the morning until ten thirty at night running every
20 minutes you will see green Anna Maria Island Trolleys traveling up and down the entire
length of Anna Maria Island. Daily service runs from the Anna Maria City Pier which is the
northern part of the Island, to Coquina Beach at the south. There are many stops all over the
Island, with a stop right out front of (Property Management). You will find Trolley stops
every two to four blocks and most have covered seating while you wait. Trolleys are air
conditioned and some offer open air-seating. You can continue on to surrounding areas,
including Bradenton, Longboat Key and Sarasota with MCAT (Manatee County Area Transit).
MCAT connects with the FREE Anna Maria Island Trolley and you can get on the Long Boat
Key Trolley and for .75 cents, ride it all the way to Sarasota and back. MCAT (Manatee County
Area Transit) partners with SCAT (Sarasota County Area Transit) in operating the Longboat Key
Trolley from Coquina Beach on Anna Maria Island to downtown Sarasota via Longboat Key and
St. Armand’s Circle. Daily service runs from 5:30 a.m. to 8 p.m. every 60 minutes. Trolleys offer
both air conditioned and open-air seating. The Longboat Key trolley does not operate on major
holidays.
TRAVELLING WITH CHILDREN
Cribs, cots, high chairs and other baby equipment can be arranged. Phone or visit their website to
reserve these items. They will deliver and set up the items and then collect them on the day you
leave. Cribs come complete with set of sheets. Make sure small children wear sun hats, T-shirts
and sunblock to prevent sunburn. Nearby shops sell them, plus a great range of beach toys,
buckets & spades. Walgreens and Eckerd both pharmacies which sell many baby items plus
prescription and non prescription drugs.
SHOPPING
Prices in Florida are generally much less expensive than in Europe. We have excellent casual and
beachwear on the island. For really serious shoppers the nearby town of Bradenton is home to an
incredible factory outlet mall where you can “shop till you drop”. Also really worth a visit is De
Soto Mall just over on the mainland, with three large department stores, diverse small shops,
coffee shops and restaurants. Trainers, sports gear, cosmetics, sunglasses, luxury name brand
clothing lines, jewelry, shoes, CDs, cameras plus a myriad of other items.
CLOTHING
Make your journey easy, travel light. You have a large washer and dryer in your vacation home –
you can buy great beach clothes & swimsuits here on island. Bring a light jacket for cooler
evenings in winter months and wear cool comfortable cottons and sunhats/shades. If you are

ISLAND INFORMATION
We place a local information file in your vacation property with the answer to almost every
question that has been asked of us by our guests. This contains emergency numbers, contact
information, getting around, things to do and places to visit, info on your property, services,
taxis, local restaurants and general island info. Our two local island newspapers can always be
picked up at Publix Grocery store on the island and are a mine of information for visitors on
local events, new restaurants to visit, fishing news and all the local gossip. The Anna Maria
Island chamber of commerce office also has a plethora of maps, brochures and leaflets plus info
on local tennis courts, golf, water sports, boat & jetski rental, scuba diving, boat trips, fishing
trips and area events.
HOUSE KEEPING
Cleanliness of each property is a top priority of Anna Maria Island Beach Rentals Inc. All
cleanings consist of wiping all surfaces from top to bottom, wiping down all appliances inside
and out, removing all perishable items, washing all laundry in the unit, dusting all surfaces,
moving furniture to clean under and around, all windows inside/out, and cleaning each unit
thoroughly. Each property is inspected by trained supervisors. Their work is guaranteed to be
right or they will come back and fix any issues. Additional cleaning services include taking care
of most minor repairs to the property. Check and maintain all light fixtures, batteries in remotes,
grill parts, patio furniture, and ac filters. Our goal is to have each property in tip top shape for
your arrival. Our cleaning people will be the last people in the property before your arrival to
make sure it is perfect.
