Villa Margarita is on the beach at secluded and beautiful Jade Bay, a white coral sand beach on the Riviera Maya similar to Akumal Bay.
Shopping is just a mile walk on the beach or 25 min drive to Playa or Tulum. Privacy and security are superb, yet a huge variety of shopping, restaurants, snorkeling and recreation sites are very near.
Jungle Fish Beach Club restaurant is a 2 minute walk!
Drive to Akumal in 5 minutes, 20 to Tulum, 15 to Puerto Aventuras and 70 to Cancun airport.

Upstairs you have 3 large King bedrooms with patio and a third King with patio that can separate into 2 twins for flexibility. By a separate door, the flex King shares a full bathroom with the air conditioned TV room equiped with 2 sofas/beds suitable for children. The 3 second floor bedrooms have patios to the ocean view and the TV room has a private patio overlooking the jungle and Akumal village.

The 1st floor living room and dining room face the ocean where a wall of sliding patio doors invites children and adults to enjoy the refreshing pool only 3 steps away with the Caribbean sand and surf just beyond. As you face the ocean from the dining room, behind you is a sit-up bar shared from the kitchen via an open, brick-lined archway.

Two steps up from the living/dining area you rise to the foyer, splashed in natural light beaming down from the domed rooftop cupola. Looking up through the iron railing around the opening in the ceiling reveals the ceiling of the second floor where a high, brick domed cupola spills natural light throughout! There are ceiling fans everywhere.

Entering the front door and left off the foyer you enter the massive and fully equipped kitchen with an expansive view over the bar to the dining room and beyond to the pool and ocean - a perfect place to prepare a meal or squeeze limes for those happy hour Margaritas around the pool. For casual outdoor cooking, you will want to use the propane fired barbecue and outdoor kitchen/wet bar conveniently beside the front entrance. Off the foyer by the spiraling stairs, you find the half bath/powder room and opposite that the door to the main floor bedroom. The furnishings are Mexican with brilliant Caribbean style fabrics. From the living room and dining room you exit to a covered patio that borders the refreshing pool with safe depths for kids and adults.

Imagine swaying in a hammock under the beachside palapa or relaxing in a poolside lounge, looking out to the turquoise ocean, enjoying the ocean breeze and the rustle of coconut palms. Cruise the bay in the villa's sea kayaks. Try a guided fishing tour, snorkel trip or scuba dive for an exciting day. Heaven might look like this!

If you prefer an even higher perch for afternoon sunning, evening cocktails at sunset or star gazing at night, take the spiral stairway to the panoramic roof for a fantastic view of the surrounding ocean reef and jungle. You can even sleep under the stars!

Breakfast of toast, butter & jam, cereal and sweet rolls with coffee, juice and milk will be served Monday - Saturday by the maid who is an excellent cook.
Home cooked Mexican meals can be prepared at extra cost and served for you with a minimum of 48 hours notice. Upon request and also with just a minimum of 48 hours notice, a free meal will be provided with reservations of 7+ nights.

13) CANCELLATION/RESCEDULE POLICY:
Cancellations and reschedules are effective on the date written notice is received by Fax or e-mail in our office.
Cancellations: All payments are non-refundable and non-transferable, unless Akumal Villas is able to re-rent the same property for the same rate and dates of travel, subject to a $200 cancellation fee. Cancellations made 30 days or less prior to arrival are 100% non-refundable.
Rescheduling: You may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $50 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates.
Holidays: Holiday reservations may NOT be rescheduled. Holidays include Thanksgiving, Christmas and New Years.

14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period, all monies paid will be forfeited.

15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage (destruction of home, loss of power and other services, etc). In the event of mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.

"Villa Margarita Stay
We had a wonderful stay at the Villa Margarita. The home was clean and well appointed. The pool, yard and beach areas were in great condition. There was plenty of room for all of our guests. Yesenia made a delicious breakfast every morning (except Sunday) and kept the home clean. This made the experience feel more like a hotel stay than renting a home you had to keep clean on your own. The only issues we had included a safe that was not functioning throughout our stay, a portable speaker we had outside that went missing, and a leaking ac unit in one of the bedrooms."

"What a perfect place!
The house is as it looks in the pictures, and as clean as it gets. It is straight on the back (rocky) with the fresh Caribbean breeze coming in. A 5 minute walk in either direction and you'll find white sandy beach, though in my opinion this is the most beautiful part. It is tranquil and totally private. Jesse will make you breakfast and keep the house tidy each day. The groundkeeper takes excellent care of the outdoors. Both such wonderful people that is a joy to have around. Hope to come back someday!"

We stayed at Villa Margarita on Jade Bay for 11 nights (late Jan- early Feb) and very much enjoyed our time there. Peaceful area, many nice outdoor spaces to relax, dine, etc,, well lit at night and felt safe with rhe security guard. Inside, the villa was quite charming with many unique decorations and wall art. Great beachfront location, close to restaurants, staff was excellent, everyone at the management company was very nice and easy to work with. Would definitely consider returning and/or renting another property from them. "

"Fabulous house...did not disappoint!
After extensive research we chose Villa Margarita for a group of 9 adults celebrating my husband’s 40th birthday and it exceeded our expectations! We absolutely loved the house and it was so clean! Maria at was amazing to work with.
Daily maid service, groundkeeping/pool and security guard ensured all of our needs were met. At the recommendation of Maria, we hired Chef Emilio to cook for us and that was the best decision we made! Incredible!
The only downside is that the entrance to the ocean is really rocky and there was a lot of seaweed when we were there in April. Definitely bring water shoes if you want to brave it. Nevertheless, the pool and shaded yard area provided plenty of outdoor entertainment.
It is walkable to town, just 10 mins our one minded the stroll, although check on the status of being charged $5 to re-enter the beach area to return home if you plan to explore the village (this was just unfolding, and controversial when we were there.)"

"Family Vacation
I would definitely go back to this property. It was well located walking distance from the main beach and lives up to its description. Much less activity in Akumal, but easy drives to Tulum and Playa del Carmen. The staff, both at the villa and in the management office were very helpful and accommodating. The backyard was perfect for our needs with easy beach access, lots of seating and a lovely pool. The ocean behind the villa was not the best for snorkeling, but just a short walk either direction and there were more sheltered areas. I believe the sea was a little rougher than normal during our visit, but that did not pose a problem at all. the only issue was that the main beach has recently implemented a $5USD fee. Since we were already on the beach, this was only an issue if we wanted to walk into town from the villa, we were asked to pay to get back onto the beach. I understand this to be fairly new and I am sure they will work something out for future guests. In any event, I would highly recommend and likely return."

"Christmas Beach Escape
Villa Margarita was a great choice for our 3-generation family trip to Riviera Maya. The ground floor master bedroom was handy for the less physically able and multiple on-suite bathrooms provided privacy. The villa's setting on Jade Bay offers peace and quiet for tranquil morning coffee or late-afternoon reading in the shady back yard. A quibble is that the beach right in front of the house is a bit too rocky for easy entry into the sea.

Breakfast was served by the maid each morning and her parents provided a delicious, authentic Mexican dinner, which was included in the rental.

We enjoyed lunches and dinners in Akumal, which is a short, 5-minute drive (limited parking) from the villa. We ventured farther away as well, to Tulum, Playa Carmen, Ek Balam and Chichen Itza. We also enjoyed swimming in the cenote at nearby Aktun Chen.

Overall, this is a great base to visit a fascinating and beautiful area. "

The Villa was in excellent condition and everything in working order. Are made the gardener and the guard were all very nice and diligent in their jobs. The pool and the views make this one of the most outstanding Villas in the area. It is perfectly located close to Akumal but not too far from Tulum for an evening meal. The air conditioning work good but we did have a little trouble with the Wi-Fi. Maria was at our beck-and-call and a great help and giving us advice and making reservations Jorge help us whenever we needed anything with the villa. "Perfect spot for a relaxing Spring Break
We rented the Villa Margarita over Spring Break. The property was just as the pictures online. Beautiful, clean, very authentic in feel. We loved the pool and it was right on the beach. We had just a family of 4 most of the trip and extended family joined us on the weekend. We had a lot of room and the kitchen is very big. Sleeping rooms have ac so cool for sleeping. Location of the house was a close drive to stores and restaurants. The beach was beautiful, water shoes are a must to get out and snorkel. The house and property were clean and well maintained. Our customer service was top notch, every question was answered promptly (in fact we experienced a tire blowout and they helped get us a replacement!) We would highly recommend Villa Margarita! During the stay, we ate in Tulum at Metao's and down in Akumal the beach. The dinner we enjoyed at the Villa was the highlight! The food was outstanding!!"

"As great as it looked online
Villa Margarita is just as gorgeous as it looks in pictures. The house was large with a great layout. The bedrooms were spacious and bright and the kitchen was very well equipped. We cooked large dinners almost every night and had 6 adults and 4 children in the house for a week. The maid cleaned the house top to bottom every day. The pool, while a little chilly, was great for small children. The beach is not swimmable right in front of the house, but we walked to town a few times. Being able to see the ocean from nearly every room in the house made our vacation. "

"I can't think of anything that would have made this trip better
The pictures really don't do this place justice. 4 beautiful staterooms, each with a sliding door to the ocean. Three rooms have kings with one having two twins that form a king bed. Beds were comfortable. The house is just comfortable and beautifully maintained - comfortable chaise lounges, hammocks, tables and chairs. We were always able to find either shade or sun in the yard. The yard is up from the beach a few feet which provided great privacy from neighbors strolling the beach. The pool is beautifully maintained and refreshingly cool. The ocean in front of the house is rocky so you'll want water shoes but it stays shallow for a long distance and was a very comfortable temperature. We enjoyed the 4 kayaks (2-2 man and 2-1 man) and provided life vests. It is a 10 minute comfortable beach walk to town.

Irene kept the home clean and tidy and kept us well fed. She was a delight to see each day. She prepared our continental breakfast including cooking eggs we provided, the included meal was delicious. We asked her to prepare guacamole and pico de gallo daily and paid additional for that as well as an additional meal that she prepared for us with her husband.

I was really impressed with Akumal - no vendors (except for the ones trying to sell snorkel tours right in town), the food in the local restaurants was exceptional and very inexpensive. We enjoyed the Lol Ha, Turtle Bay Bakery and La Buena Vida several times each.

This was one of the best vacations we've had.

We never saw/met the property manager but all of our needs were met by the on-site staff so it was not a problem.

"family paradise
We had a fantastic family vacation here with 2 grandparents, 2 couples and 3 kids age 3-5. The adults loved the view, clean house. delicious meals from the staff, coconuts fresh from the tree, and wandering the beach. The kids loved the pool (shallow in 1 end), space to run, kick a soccer ball, or play in the sand, all without leaving the premises. The beach is a little tricky as it's really rough "Iron Shore" when you enter the water in front of the house. It was fine for playing in the sand next to the water, but when we wanted to swim or snorkel we would walk 5 minutes south to a sandy entry, or 15 min north to Akumal Bay. Either place had great swimming and snorkeling. We felt very safe and enjoyed how quiet the area was. Any minor issues were addressed immediately, and recommendations from the property manager for spas, masseuse, and food were fantastic. We wouldn't hesitate to rent here again. Overall - Loved it."

"A week in paradise with family and friends!
We just got back from a week's stay in Villa Margarita, and it was wonderful! We were a group of 8 -- two families with 4 children ranging from aged 7-10. The house was perfect for the kids: the pool, layout of the house, the beach right there, and the hammock was a huge hit, as well.

The house was spacious -- each family felt like they had their own space and also great open space together. The kitchen is big and allowed for all of us foodies to cook and mix cocktails at the same time. Lots of loungers outside so we all could enjoy the b'ful view and sun. Great shade with palm trees, as well. We even booked massages through the wonderful property manager Jorge and had them outside under the palms. Heaven!

Irene took such wonderful care of us -- she came in each morning and made and cleaned up breakfast and cleaned the whole house, making beds, sweeping up all the sand from the kids....everything. She also made us a dinner one night which was fantastic.

The house is in such a perfect location. We had never been in this area before. Akumal is a cute town, with lots of restaurants and snorkeling and close to all the activities. We loved La Buena Vida -- a restaurant on the beach with a pool, hammocks, beanbags. So fun for old and young. We also loved that we were only 20 minutes from Tulum. We spent a lot of time there enjoying the beaches and the Boho vibe.

We loved Villa Margarita and would definitely recommend it!"

"Wonderful Vacation Home!
We spend a week at Villa Margarita with 9 adults and 2 1 year old babies. The Villa was lovely and perfect for our needs. We were greeted with beer, pico de gallo, and guacamole in the fridge when we arrived - a wonderful sight after traveling all day! "Beautiful Home, Rocky Beach
The house was well maintained, a little musty when we first arrived, but find the second day forward. The location is beautiful but the beach was less than we expected with rocks making it impossible to enter the ocean from the back yard. The staff were wonderful and I would recommend having Irena cook for you. She made two fantastic meals for us. Would look for a house with a sandy beach if I returned."

2000 characters is not enough to describe by vacation experience at Villa Margarita on Jade Bay in Akumal. The cliff notes version would be wonderful accommodations, amazing food prepared by Irene, beautiful people (Elias, Irene, Uziel, Miguel, Tomas), great views, within walking distance to local beach bar, grocery store, dive shop, gift shops, short collective drive to cenotes, Tulum for the most amazing seafood at Camelo's, away from it all, Turtles, turtles, turtles, massage at the Villa by Misael, and I haven't even touched the surface. This was my favorite vacation of all times (and that's saying a lot). I can't recommend this villa and it's staff enough. But please don't have it booked the next time I want to go! The only issue we had was the air conditioners were noising and seemed to freeze up and then leak water. We only ran before going to bed and then at maybe 24 or 25. They were also noisy. Otherwise, very nice and worked great."

"Great stay in a great place
This is the second year we visit Villa Margarita. We fell in love last year with it and decided to repeat the story.

The house is very comfortable and is able to accomodate a party of 10 without problems (in our case it was 10 of us plus 2 babies). Everything is very clean and very well maintained. Rooms are spacious and all have their own bathroom. House staff is very helpful and friendly.

Ths house has 24 hour security, during the day the handyman looks after the house and at nigh there is a security guard hired by the owners. Although the area is very safe this "detail" provided us with great comfort.

The house sits by a very beautiful unspoiled beach. The reef meets the sand and is very easy to watch sea life a few steps from the door.

This characteristc though makes swimming a little difficult (specially for children) since there is no clean-of-coral acces to the sea. Nontheless, just half a mile walk to Akumal beach sorts out this problem

All in all a great place that we highly recomend.

"Amazing Vacation
Skip Cancun- everything you want to do is down by Akumal anyway! The food was amazing, and the accomodations perfectly relaxing. Take the trip over to snorkel in the lagoon! The cave snorkeling trip nearby is also well worth it. But if you never leave the house, you would still have an amazing vacation!"
