The common areas on the 1st floor are welcoming with an open concept. The front door opens onto one of many beach boardwalk paths, offering easy access to the shops & restaurants of Rosemary Beach but most importantly the beach!

The upper levels of the Carlin Ward Cottage feature organic textures & artwork in each of the 3 bedrooms. The master suite & guest bedroom are both located on the 2nd level of the home. The master suite offers a king bed, plus a large private balcony! The guest bedroom is cozy with a small private balcony and en-suite bathroom. Following the spiral staircase up to the 3rd floor, you'll encounter an open loft with 2 twin beds, treetop views, & flat screen TV. A nice sized courtyard is located just off the 2 car parking pad complete with 2 patio lounge chairs, a gas grill, and 4 complimentary adult bikes.

It is always very clean, equipped with everything we need and perfectly located for our family's vacation preferences. "Very Nice Neighborhood and Clean House
Rosemary Beach is Beautiful, and this house was in a very nice neighborhood and felt safe and able to walk everywhere. You can walk to restaurants and shopping and do not even need to use your car. This house does have a lot of steps so that was a little hard when you are older. The house was clean, and the bed was comfortable (we only used master bedroom). The Management Company is professional and always answered the phone if you ever need anything."

"Overall a great rental!
We arrived and the home was clean and was decorated very nicely. All amenities that were promised were there. The beds were very comfy and the pillows as well. The location to the town center couldn’t be beat! The beach was a quick 6 minute walk down a boardwalk which was nice. The beach service that was a separate purchase was great as well. The main bedroom bathroom sinks were stopped up and slow draining but rental company offered to send someone right away to fix but it wasn’t bad enough to warrant that. I’m sure they resolved after our departure. We would rent this property again and you can’t beat the service and quick responses from 30A Luxery Rentals. "

My wife, 2 elementary aged kids, and dog had a wonderful experience at Carlin Ward. It was the perfect size for us. We rent a different house every year in Rosemary for the past 10 years and this one definitely ranks towards the top. Loved the close proximity to "town", the bunkbeds for kids, the Sonos audio and TV, the outdoor shower, and the shaded rear deck for evening grill out. The house was super clean and the kitchen had everything we needed. As usual, the week went by too fast! We would gladly return to Carlin Ward."

House was wonderful though too small for more than 4 adults. Third bedroom was up a spiral staircase with no bathroom access. The house was perfectly located and within walking distance to restaurants shopping and racquet club. Pool was close by as well. "

"Thanksgiving at the Beach
My wife, daughter and son-in-law really enjoyed this house. We spent the week of Thanksgiving there, along with our dogs, and just loved being in both the house and Rosemary Beach. The house was great--very clean and well equipped. We definitely plan to return.
The only thing I would criticize is the heat. Both thermostats (1st and 2nd floors) were frustrating as we could not get the temperature settings to stay "set". We had some cold nights during the week and found it hard to keep the setting higher than 69. Perhaps the system is designed to limit the settings?

Otherwise, the house was great. Again, we will be back."

"Don’t rent this house!
We had a terrible experience with this home. We received a call thirty minutes before checking in one of the showers didn’t work but would be fixed ASAP. We had five adults using one shower the entire week causing one of us the have to leave the beach early so everyone could get a shower. We got a call late afternoon on our last day it would be fixed the day we were leaving. We had torrential rain one day & water poured in the front door. We spent the afternoon sopping up water. The furniture is very uncomfortable. There is no dresser in the master bedroom. Trash was left in the side table in the guest room as well as a dirty mask in the master bath. There were roaches alive and dead. The smoke detector battery went bad which should be checked each time a guest leaves! The third floor is not conducive to young children or older adults as the spiral staircase is unstable. When I made a final call the management apologized and told me it was the end of the season so there were abnormal maintenance issues. If you are paying the same amount as the first guest of the season your accommodations should be the same. They also told me they would compensate us for the inconveniences, especially the shower situation but of course we have seen no compensation. Overall the worst experience we have had on 30A"

"Fabulous beach bungalow in the heart of Rosemary Beach
We couldn't have been happier with this great little house. We felt like we were at home the moment we walked in the door, tasteful decor without being sterile, steps from the main square/shops/farmer's market, and we made good use of the back deck, bikes, and dedicated parking, which were all nice pluses. Property management was also communicative, responsive, and very helpful leading up to and through the duration of our stay. Highly recommended. "

"Great House, Great Location
I would highly recommend the Carlin award house, exactly what you see in the pictures. Very clean, very well stocked. Management company is outstanding, on top of everything and checks in to make sure your enjoying the house. Kitchen has everything you need and a large fridge makes it even easier. The 4 bikes were great for our teenage children, and the location is ideal for walking. Simple and short walk to the private Rosemary beach, along with easy access to the many restaurants and shops of Rosemary and Seacrest. Would definitely stay here again."

"Carlin Ward Cottage is a Fantastic Property!
Just returned home from Rosemary Beach. The Carlin Ward Cottage is a beautiful 3 story property located a block from restaurants and shopping at Barrett Square. It is also a very short walk under tree lined paths to the beach. is responsible for the maintenance of this property. The house was immaculate with a huge updated kitchen, large dining table, high end appliances, bath products, linens, towels and beautiful furnishings. We found 30A’s app to be very helpful with communication, including accessing the property, beach, bikes ( brand new ) and recommended restaurants, etc. as well as instructions to operating a new and very large Samsung Smart TV in the living room that included Apple TV and a Sonos sound system. 30A checked on us multiple times during our stay to ensure that we were comfortable and that the house was to our liking. We were pampered from day 1 by 30A staff and genuinely hated to see our vacation come to an end. We will return next year to this beautiful property and beach!
